Conveniently set in the heart of this delightful market town, Hamilton House stands along a quiet lane only 55 yards from the scenic, peaceful millpond where many birds and other wildlife can be seen. This comfortable, welcoming, semi-detached home offers an ideal retreat for families or couples wishing to explore this popular area. Emsworth is a historic fishing town which once supplied London with oysters, standing at the top of Chichester Harbour which is an area of Specific Scientific Interest and an Area of Outstanding Natural Beauty. Many scenic walks can be enjoyed locally around Chichester’s harbour and nature reserve. The harbour is a 2-minute walk, as are many established eateries, inns and local shops. There are easy road links to many attractions, or alternatively, for a car-free holiday, there are good transport links by bus or rail to Portsmouth with its Spinnaker Tower, historic ships (Mary Rose and Nelson’s Victory), waterside dining, designer shopping outlets, museums and ferry trips to the Isle of Wight. There is also a bus/train route to historic Chichester, 9 miles to the east, with cobbled pedestrianised streets, festival theatre, Pallant Gallery and ornate cathedral. The picturesque sailing village of Bosham is within easy reach, as are various National Trust homes and gardens, the nearest being Uppark, a 17th-century country house. There are eleven golf courses within a 9-mile radius, and wonderful walks along the South Downs Way, which is within 10 miles of the property. Elizabeth Park and Butser Hill are the nearest scenic South Downs Walks. As well as the local beach, there are popular sandy beaches at Hayling Island and The Witterings (about 10 miles). Further afield, but within easy driving distance, are Arundel Castle to the east, or the New Forest to the west. Beach 220 yards. Shop 165 yards, pub and restaurant 130 yards.

    We had a very nice stay, the property is well located for exploring the local area, Emsworth has a good selection of shops. Only downside is parking is very limited in front of property, would struggle to park a large family car.

    Spent a lovely 3 days in Hamilton house, very well situated in the unspoiled town of emsworth. A great base to do so many things.

    Larger than it looks in the online photos, Hamilton House has everything you need for a comfortable stay in a beautiful part of the country. Emsworth is ideally situated for making the most of the areas historic sites and surrounding scenery.

    Generally a very good experience. House in a good location, needs some updating, but does have everything you need for a week away. Parking is a bit of an issue, but we were aware of this before booking and there is a free carpark only a few minutes away. Wi-fi free and excellent.

    A lovely house in a great location. The place is in good condition with everything you need for a straightforward stay. Nice.

    A nice cottage. The heating seemed to maintain upstairs at a higher temperature than downstairs. There wasn't a welcome pack. The car parking space is ok for a small/medium car but a challenge for a large car.

    Response on behalf of the Owner; We are sorry that the welcome pack was not there, the housekeeper must have forgotten it. The heating is adjustable from the room thermostat downstairs and the thermostats on each individual radiator. Each guest has a different idea of the temperature they need in each room so we leave it adjustable by the guest. We will ask the housekeeper to check the settings in future.

    Excellent cottage in perfect location. The parking space at the front looks a bit tight on the photos but I was able to park a big car there (Citroen C6) no problem.

    A great cottage in the centre of Emsworth. Lovely house which is warm and cozy and spacious. A very very comfortable bed in the master bedroom - best sleep for a long time. The parking outside is very small so a large car would have difficulty parking. Would stay here again.

    Lovely holiday home. Hamilton house has everything you need and is near the sea. Lots of lovely walks. Nice restaurant just 2 min walk away. Bit dissapointed that we had to move bags of rubbish to park the car when we turned up. The bin only gets emptied once a fortnight so we had all of the last holiday makers rubbish. Gave the cleaning of the house a low score as their must have been a problem because you would not expect food left in kitchen sink dirty cloth left in washing machine and sticky tea marks on bed side table. Had a problem with the toilets through the week as at one time only one toilet was working. The owners sent a plumber to the property but he didn't seem to sort the problem out and he said that he would let the owner know about the repairs. All this being said it didn't stop us having a very good holiday and the house is beautiful.

    Response on behalf of the owner- We are sorry that the house was not as it should have been. The cleaner will in future pay more attention to removing traces of previous guests. We have ordered a larger bin from the council and if that gets near full the cleaner will take some rubbish away. To some extend we are reliant on our guests wheeling the bin to the edge of the road on collection day; a schedule of collections is now inside the front door.
