Dating back to 1706, Church House sits between an adjoining cottage and a post office in the Duddon Valley, an unspoilt jewel within the Lake District National Park. Abundant wildlife includes peregrines, ravens, red squirrels and deer. There are walks and access through the owners’ land to the picturesque River Duddon with salmon and sea trout (two fishing permits provided, Environment Agency licence from PO). The Duddon Valley is a jewel in the crown of Cumbria, situated between Coniston and Eskdale, remote, unspoilt and perhaps the most idyllic corner of the Lake District. The Duddon Valley will delight walkers, mountain bikers, climbers, nature lovers and those who enjoy the peace and beauty of the countryside. The tiny villages of Ulpha and Seathwaite are two focal points of the valley. Seathwaite, situated near the end of the ancient Walna Scar road, boasts the 16th century Newfield Inn, where good home-cooked food, real ales and a warm welcome await, all day, all year. Shop 40 yards, pub and restaurant 3 miles.

    Our week went far too quickly at Church House! The house was beautiful and is hidden away in the beautiful villiage of Ulpha. The owners have gone above and beyond to ensure your holiday runs as smoothly as possible, by not only calling to check if everything is going well but also providing some wonderful walks with detailed directions to enjoy locally. We can’t wait to book again, such a hidden gem of the Lakes.

    We had a lovely time at Church House. It was comfortable, well equipped and we were made very welcome by the owners. The games was an added bonus. A few too many notes everywhere, other than that it was perfect! :)

    Fantastic cottage in a superb area of the Lakes. The owners pay close attention to the needs of their guests providing many extras such as soap, toilet rolls, cling film, foil, logs, tea, coffee, salt and pepper. On arrival the pint of milk and bottle of wine are most welcome. Also, a phone call from them shortly after arrival to check all is ok is a very touching thought. Great walks from the doorstep and quite and picturesque surroundings that your eyes never tire from. We have returned to this cottage for 9 years and would thoroughly recommend to friends and family.

    My friends and I had the best time staying at the cottage. Everything was clean, well-equipped and comfortable. I wish we didn’t have to leave. I would certainly stay here again!

    Fantastic cottage. If you want peace and tranquility then Church House is the place to relax and unwind. Nothing around except a post office next door so need to go prepared but small sacrifice for location and surroundings. Would definitely recommend.

    This is a lovely cottage in a beautiful location. The rooms are a good size and the layout was better than was clear from the description. All the bedrooms were upstairs on the same level along with the main bathroom. The main bedroom was the biggest. We liked the quirky uneven floors, high ceiling and a sink in the corner and the view from the window was amazing. Downstairs was the kitchen (which had an eating area), a living room, a dining room and a separate utility area with a downstairs toilet. A couple of sections were low enough to require care to avoid bumping your head. The cottage was very well stocked, very clean, and there were a lot of notes with instructions for using items, cleaning items and requests to put out the bin. There were also a few helpful extras like gravy powder, coffee and herbs. Unusually we didn't meet the owners at all which I suppose some people might like, but I found I missed the personal touch. To be fair, the owner did phone part way through the week to see if everything was going okay (and seemingly to also remind us to put out the bins and leave on time...). I agree with some of the other views which commented on the remoteness of the cottage. This was both an advantage and disadvantage. It was a good 45 minutes or so to some of the most well known Lake District tourist attractions. The biggest weakness of the property for us was probably the games room. This had been one of the selling points of the cottage but the kids found it disappointing and looked like it would be very cold in the winter. It also took us a while to find it. The things we liked the most were the wood-burning stove (actually there are two), how thoughtfully stocked the place was (kitchen bits and bobs, wood for the stove, Lake District books and DVDs) and the countryside right outside the window.

    Response on behalf of the owner- We are sorry you found the games room disappointing. This is the first negative comment we have had in 11 years. Turn right out of the front door and go through the red barn door in the corner. The games room is in the barn, upstairs. There’s a pool table, 5-a-side and full size table tennis table. No, it doesn’t have heating it is a barn but on the positive side, there is plenty of space.
