Short stroll away from Ballater, this holiday property is an excellent base for those who enjoy outdoor pursuits, with hillwalking, cycling, climbing and gliding all locally.

Fully refurbished for 2014, this lovely detached bungalow is situated in a quiet area of Ballater, in the heart of Royal Deeside within the Cairngorms National Park. Surrounded by mature gardens backing onto woodland, it is warm and bright, offering all conveniences for your comfort with parking for approximately 3 cars on the driveway. The property further benefits from an enclosed and secluded rear garden with an excellent view of Craigendarroch Hill and a patio to enjoy al fresco entertaining on sunny days. Ballater’s shops, restaurants and pubs are just a short stroll. Ballater is renowned for its Royal connections, with several shops displaying Royal patronage whose variety will suit all tastes. This delightful village is an excellent choice for exploring Royal Deeside’s rich heritage including the Balmoral Estate (8 miles) and a number of other historic castles in the area. Ballater and the surrounding area offer a wide range of summer and winter activities to suit all ages including hillwalking, cycling, climbing in the Cairngorm Mountains, wildlife watching, gliding at nearby Aboyne and skiing at Glenshee and The Lecht. Go fishing in the Dee or visit the numerous golf courses which pepper the area, including Ballater’s own 18 hole course in its beautiful setting on the banks of the Dee. The city of Aberdeen with all its facilities is just 40 miles. Alternatively, enjoy some scenic touring through Glen Muick, Braemar, Linn of Dee and Strathdon. Shop, pub and restaurant, 0.25 miles.

    A lovely cottage, very quiet area of ballater but short walk to shops etc. Saw red squrriel's in the garden. Walks straight from the door, in fact you could easily not use your car all week. Wifi must have just been installed so this was a added bonus .

    Lovely cottage, thoughtful owners in excellent location in Ballater. Only drawback was that we didn't really like Ballater possibly due to fact that 2 of the things we had planned to do when booking were not available. Old rail station had burnt down and bridge shut for refurbishment meant couldn't do 7 bridges walk.

    Response on behalf of the owner; Thank you for your kind comments about Bearberry Cottage. The Polhollick Bridge refurbishment has now been completed and the seven bridges walk has reopened. There are plans to rebuild the Old Royal Station. We love Ballater and we are very pleased that many of our guests' comments, both on-line and in our visitors' book, are so positive about the beautiful village and the glorious surrounding area of Royal Deeside, which offers many attractions and numerous wonderful walks.

    By far the best self catering property we have rented in Scotland (and we've rented quite a few properties!). Very comfortable, beautifully furnished and very well equipped An easy stroll into Ballater and good walks straight from the door. We won't consider renting anywhere else in Ballater.

    One of the best properties we have ever stayed in. Everything just perfect. A very helpful caretaker as well. The woodburner is outstanding as is the location.
