What we love


Set in a peaceful location, yet within easy reach of the spa town of Harrogate and the historic city of York.

Ground Floor:
31 steps to entrance.
Bedroom 1: With super kingsize bed and Smart TV.
Bedroom 2: With twin beds.
Bathroom: With shower over bath, and toilet.

First Floor:
Open plan living space.
Living area: With 55" Freesat Smart TV with Netflix.
Dining area.
Kitchen area: With double electric oven, induction hob, fridge/freezer, dishwasher, washing machine and tumble dryer.

Electric underfloor central heating, electricity, bed linen, towels and Wi-Fi included. Travel cot, highchair and stairgate. Doggy extras.

Patio with garden furniture and BBQ. Field. Private parking for 1 car. No smoking. Please note: The property has a natural water supply from a spring, and there is a stream, 250 yards away.

This barn conversion is tucked away in a hidden valley within the Yorkshire Dales National Park, yet just 3 miles away from the bustling village of Grassington, which is well served with pubs, restaurants and individual country shops. The village also hosts the Grassington Festival, where well known stars perform, or near Christmas it holds the Dickensian Festival to really get people in a festive mood. Tom’s Barn has been lovingly restored and stands proudly on a hill, and the living room is upstairs to take advantage of the glorious views, both inside, with fantastic Cruck beams, and outside, over the hills to the moors above Hebden Gill.

This is a peaceful location ideal for getting away from the bustle of everyday life, with fantastic walks direct from the door, and for cyclists this is Tour De France country. The grounds lead on to ’fairyland’, a special area of oak and ash trees, bluebells and foxgloves, a beautiful wild and dramatic place.

For shopaholics, the famous spa town of Harrogate is a half an hour drive away. Here, you will find the normal high street shops and also high end fashion, or take time to have a traditional afternoon tea at Betty’s tea room. A little further afield lies the historic city of York with it’s Minster, museums and quaint cobbled streets. Shops and restaurant 3 miles, pub ½ mile.

    A wonderful birthday weekend in the most beautiful surroundings with exceptional comfort in a cottage renovated to the highest standards and extremely well equipped. The local amenities provide first class food and beverages who all appear to welcome dogs. Thank you and we hope to return.

    The barn is very spacious and finished to a very high standard. The bed is massive and really comfortable (firm). The whole place is well provisioned and very relaxing.There are 31 uneven steps up to the barn which wasn't a problem for us, but if you are elderly or a bit infirm it could put a bit of a crimp in your holiday.

    Beautiful place set within lovely grounds. Lounge and kitchen upstairs enabling beautiful views of local area. Visited plenty of local places such as Skipton, Ripon, Grassington, Harrogate,Ripley and Knaresborough. The only gripe we had in the cottage was the same as any rural location- Poor Internet. Crashing every 30 mins or so.

    Response on behalf of the Owner; I am very pleased you enjoyed your stay but sorry to hear that the internet wasn’t working. This was found by BT to be a fault on the line from the exchange and was fixed shortly after your stay after it was reported to us by another guest. The internet at the barn is normally around 15Mb allowing Ultra HD streaming to the TV. There is also 4G in the garden which doesn’t unfortunately penetrate the modern insulation to the inside. We hope to have you back in the future.

    What a very special place. A beautiful barn in stunning surroundings. You will never get tired of the view. We enjoyed lot's of amazing walks straight from the door. Very dog friendly accommodation and area. We found the barn very warm, clean and cosy (especially in the snow!) The bed was huge and very comfortable. We will definitely be back.
