This attractive detached house set in the owner’s grounds provide spacious holiday accommodation situated at the end of a mile-long lane in glorious rural surroundings. Pet friendly and offering a plethora of walks on the doorstep, the cottage offers good quality linen and towels and a superb self catering base. There is a public footpath leading off the owner’s drive providing miles of walks across open countryside. A trip to picturesque Rye enables visitors to sample local foods at the Wednesday morning farmers market which is held at Strand Quay. By taking a stroll along the cobbled streets, there is also the chance to buy a memento from one of the many independently-owned shops and boutiques, art galleries and potteries - or even start Christmas shopping from the wide selection of goods available! Also worth a visit are Rye Harbour Nature Reserve, Camber Sands and Camber Castle – this area of saltmarsh protects some very special wildlife, and footpaths lead to four birdwatching hides. The picturesque market town of Battle makes for an enjoyable day out, as well as Hastings, the Sealife Centre and Pevensey Castle (where the Romans invaded). The area is also well known for its local vineyards including Chapel Down and Sedlescombe. A trip to Tenterden - often referred to as the Jewel of the Weald - is an alternative and, for garden lovers, Sissinghurst (National Trust) is not to be missed. Further National Trust places to visit include Smallhythe Place, Scotney Castle and Bodiam Castle. Day trips to France are possible with the Channel Tunnel a mere 30-minute drive. An excellent sky venue for astrology, photography, or just wishing on a star. Shops 1½ miles, pub 1 mile.

    We had a very relaxing time with plenty of space for everyone. Very peaceful and only wish we had known there was no table tennis equipment as the weather was lovely and we could have played outside even though it was March. Loved the views from Most of the bedrooms and also loved the open fire to sit round During the evenings.

    Cottage worked for a weekend family get together, but bedrooms are small, apart from the one in the Oast section. Kitchen and cottage in general could do with some TLC and tidying up - plastic bags in cupboards and wellingtons etc in storage box by front door.

    I won't recommend this place as 5 rooms cottage but 4 only. The room downstairs is as big as a single and most of all, next to the fuel tank room which makes it smelly and toxic. The heater system wan't functioning properly either. The safety device was also off during that week end. Therefore, one couple decided to go back to London, as they neither wanted to sleep in those terrible sofas. We unfortunately had issue with our communication with the owner, but he tried to reach us as well. However, those issues should have been taken care before our booking anyhow and really hope it will be corrected in the future. We had a great time, as we are a good group of friends, but not because of the house unfortunately. It is not extremely expensive cottage, so we were not expecting anything grandiose. But the safety, the overall cleanliness and comfort were not enjoyable. The fireplace is also requiring a lot of wood (we only had 6 log for the week end in winter at 2 degrees outside) as it is far too big and let wind coming in as well. The location is great. Rye village was the highlight of the week end.

    Response on behalf of the Owner; Thank you for bringing this to our attention, with regard to communications, you left a message asking me to call, I did try to call twice and left messages by your own admission to me. Unfortunately, you did not listen to them until you returned home. Had you had responded to me, I would have immediately visited the property to deal with your concerns. The property is five bedrooms, the downstairs bedroom is 20 feet from the fuel tank and there is no smell or toxic fumes of any nature from it. The smell that you had was from where the boiler had been recently serviced. All safety devices were on including a fire alarm system linked throughout the house. There is also a carbon monoxide sensor, which is hidden from view because previous guests removed the batteries. I can confirm these all function correctly. With regard to the sofas, these are made by Duresta and are of the highest quality. About the firewood, bags of approximately 12-15 logs are provided as per booking. We are glad that you enjoyed yourselves but only wish you had contacted us to allow to resolve any issues. Thank you for your stay.

    We had a lovely time, but it was a bit disconcerting as some smoke alarms/carbon monoxide alarms seemed to be missing, and there was a strong smell of diesel or petrol in the downstairs toilet, where the boiler was. Other than that it was a lovely house and we had fun, and it was in lovely countryside. Very comfortable.

    Response on behalf of the owner; Thank you for your comments. The carbon monoxide detector has recently been replaced and is now hidden from view, but can still be heard if it goes off. All the smoke detectors are wired into the property. As for the boiler, it has recently been serviced and is now working fine with no lingering smell. I am glad you had a good time and enjoyed staying at the property.     Spacious accommodation for the whole family and there were 8 adults a toddler and a baby. Well equipped, comfortable and convivial. Perfect for seaside Camber Sands and National Trust properties, steam train and vineyard. Slight criticism. Heavy winter weight duvets! No outside comfortable seating. Rather ancient wooden chairs and table. We managed happily and had a really good time. Loads of games! Thank you

    Fantastic cottage to stay in we would love to go back only problem we encountered was there seem to be bees nest in the top of the Oast as if windows in circular bedroom were left open there was real trouble with bees
