External utility room with washing machine, tumble dryer and storage space. Enclosed lawned garden with patio, garden furniture and barbecue. Bike rack. Private parking for 4 cars. No smoking. Please note: Sorry, no hen or stag parties. There are steps (with ramp access) in the garden.

A perfect base for larger families or friends alike, The Barn is a beautiful, two-storey, Grade II listed detached barn conversion located in the grounds of Clematis Cottage, where the owners live. Having been converted, it has been completed to a superb standard offering contemporary facilities in a character property.
It is conveniently set in the picturesque village of Alvanley, and its countryside location offers the benefit of a quiet and relaxing holiday but with many tourist attractions within easy distance. Transport links are excellent, with Chester being only 8 miles away with its famous rows, cathedral and world-renowned zoo. There is also fishing available nearby.
The Barn is also ideally located for the designer shopping village ‘Cheshire Oaks’, the second biggest Marks & Spencer in the world and the famous Blue Planet Aquarium. The cities of Manchester, including The Trafford Centre, and Liverpool are just around 40 minutes away and all accessible by either driving, or via the train station, located in the nearby village of Helsby.
Activities such as golf and windsurfing are available nearby, whilst Delamere Forest is a short drive or cycle ride away.
The Barn offers a cycle rack for guests bicycles and there are many beautiful cycling routes available directly from the door along with the beautiful Sandstone Trail walk.
With full ground floor facilities for 2 guests, including a master bedroom with en-suite, The Barn has purposely been designed to accommodate guests with reduced mobility. The ground floor also has a living room, fully fitted kitchen and dining area, with direct access to a beautiful lawned garden, along with a secret garden which can be accessed via the secret wooded area within the garden. The secret garden looks out over the beautiful countryside in which The Barn is located.
On the first floor, there are three further bedrooms comprising of another master bedroom with en-suite facilities, a double bedroom, a bunk bedroom and a family bathroom with a bath and shower.
There are shops located within 1 mile, and an outstanding local pub serving food within easy walking distance.

    Beautiful cottage, very clean, and beautiful gardens. We had 3 meals at the cottage and the cooker was perfect for a big group. Would suggest bringing a few camping chairs as there are only two 3 seater sofas, and with 6 adults and 2 children it was not very comfortable to relax! Was very cold first thing in the morning until the heating came on later. On our last day the owners knocked and said that my son had broken the lid of the recycling box, and that we needed to pay £15 to replace it, we were not aware that my son had in fact broken the lid, but the owners were very adamant, and we felt very awkward so gave them the money. So we enjoyed our stay, but it was a shame that the above mentioned tainted our stay.

    The barn has three bathrooms which was ideal for us to meet up with friends for a few days. The rooms are nicely decorated and have everything you may wish for. The owners left us with a few excellent touches such as a bottle of fiz, cakes, butter and bread. Very appreciated. The owners were nearby in case we needed anything but left us to enjoy ourselves. They even gave us a 25% discount voucher when eating at the local pub which was great. Had a great time would recommend to others. Near to Chester and Anderton Boat Lift which we visited. Also local pub and takeaway Chinese.

    We had a wonderful Christmas break at The Barn. Emma was very friendly and helpful. everything was in excellent condition. We would go back to The Barn probably in the summer so that we could enjoy the beautiful gardens and locations not too far away.

    Emma and Steve were amazing hosts. The house is spotless, very beautifully decorated and maintained. Modern looking property. King size beds in 2 rooms. Double bed in 1 room and bunk bed in 1 room. Accomodates the less mobile people really well. Walk in showers, bathrooms are really nice with ample space. Fully laminated downstairs with full carpet upstairs. Really amazing property with lots of space and clean. Will be sure to visit in the future. 10/10. Washing machine/dryer helps. BBQ also provided.

    Location for North Wales & Merseyside is excellent. Accomodation is likewise & hosts kindly provided a few provisions (including a bottle of prosecco). Only (slight) criticism is bedrooms let a lot of light in (not good with young ones) & walk into village is on busy road with no paving. Overall though thoroughly recommended.

    Our extended family of eight had a lovely time here. Emma met us on the first evening to check we were ok. Cottage very clean and well equipped (especially the kitchen). Lovely full size cot for the baby. Very nice garden with bbq. No complaints and we would definitely stay again if we were in the area.

    We had a lovely stay with extended family over the May bank holiday. Blessed with lovely sunny weather too! Comfortable house with everything you need & lovely touches like toiletries in the bathrooms. Nice big garden which was well used by our 2 & 9 year old. Tesco 5 minutes drive away. Chester nearby - we visited the city walls & Roman amphitheatre (daughter's school project)!
