Bathroom: With shower over bath, and toilet.

Oil central heating, electricity, bed linen, towels and Wi-Fi included. Initial logs for wood burner included. Cot, highchair and stairgate available on request. Welcome pack. Sitting-out area with garden furniture and BBQ. 9 acres of natural grounds with water meadow and river (shared with owner). Fishing on-site (licence required). Private parking for 2 cars. No smoking. Please note: There is a water meadow (with grazing cattle in summer) and an unfenced river in the grounds, 300 yards away.

This stunningly presented semi-detached holiday barn makes the perfect location for a family break away or a couple’s retreat. Oozing with character and boasting riverside and countryside walks from the door, this property is in an idyllic location to get away from it all and relax with your loved ones. The living area boasts a fresh, roomy, contemporary living space with a vaulted ceiling and wooden floor, and has been furnished with elegant décor. At the end of a busy day you can gather around the wood burner to relax and unwind. The farmhouse kitchen/dining room is a great place to cook and dine. The property boasts a ground floor kingsize bedroom and stairs leading off the living room to the bathroom with shower over bath, while the second bedroom has zip and link twin beds, that can be made to form a super kingsize bed.
If you can break away from this beautiful property, why not head for a day out, the property has the ideal location for exploring the Norfolk Broads and the North Norfolk Coastline. Wroxham, 6 miles, known as the ’Capital of the Broads’ is usually the first port of call. Hiring a boat is arguably the best way to explore one of Britain’s finest wetlands or you can enjoy a river trip. Nature lovers are advised to bring binoculars, as the Norfolk Broads are home to a diverse range of flora and fauna. Keep your eyes peeled for otters, kingfishers or the elusive bittern (one of the rarest species of birds in the UK). If you’d rather stay a little closer to home, the water meadow (with grazing cattle in summer), provides an ideal backdrop for riverside walks, fishing and canoeing.
The Norfolk coastline has a wealth of sandy beaches, RSPB nature and bird reserves, coastal paths and the traditional seaside towns of Cromer, 15 miles, and Sheringham, 19 miles, offer an array of activities for all ages. Mundesley, 12 miles, Sea Palling, 13 miles and Horsey, 17 miles, offer excellent wide sandy beaches. Fishing is available (in season and dependent on water levels) from the owner’s own riverbank and good walking and cycling can be found from the door. Nearby is Bure Valley Railway Line, a nostalgic 18-mile round trip by steam on Norfolk’s longest narrow gauge railway, running through pretty countryside between the historic market towns of Aylsham and Wroxham, stopping at Buxton, Coltishall for on/off exploring by foot and Alby Crafts Museum. National Trust properties in the vicinity include Blickling Hall, Felbrigg Hall, Sheringham Park and Horsey Windpump. Make sure you visit Horsey Beach between December and February for your chance to spot hundreds of grey seals and pups along the shore. Beach 12 miles. The village of Buxton has a pub, shop and a fish and chip shop 1¼ miles.

    Extremely cosy warm cottage and smelt lovely. Owner greeted us and showed us around. There were chocolate brownies, eggs, milk, tea, coffee and flowers. Excellent location to walk a dog as straight out onto footpaths or the uses of their private meadow with the river Bure running through. Great location to visit several National Trust properties, Seaside towns, Cromer etc etc. There is a walk through the fields to The Goat pub, but probably best when the land is dry. About a 15minute drive to either Aylsham or North Walsham for the supermarkets.

    A fabulous base from which to explore the Norfolk area.A true home from home to come back to at the end of a busy day. A truly relaxing stay in beautiful surroundings couldn’t have asked for anything more.Even the walk across fields to the Goat Inn for a scrum my meal was an adventure.

    A beautiful, well presented and immaculately clean cottage in a superb location. The meadow at the back is natural and is overlooking the river with lots of wildlife. The Goat Inn in Skeyton is a 20min walk away across fields which our dog really enjoyed. The food there is really good and reasonably priced. However the double bed downstairs was very uncomfortable and I ended up rolling into my husband! This cottage would be perfect if it had a comfortable bed. I advise turning off the hot water as the cottage was very hot on our first night as it runs continuously! The owner Juliet showed me how to do this.

    What amazing accommodation in the most beautiful and convenient location. Our stay was perfect in every way from the warm rhubarb and almond cake waiting for us on arrival to the peaceful setting where we enjoyed a bbq outside in the evening. We couldn't fault anything about the cottage. Can't wait to go back!
