This charming property is situated in 6-acres of countryside with an array of on-site facilities just 3 miles from the South Devon town of Totnes.

Set in a superb countryside location, off quiet single track country lanes, in the heart of South Devon, this delightful holiday property is ideal for all age groups. It provides a quiet rural base, yet within driving distance of the many splendid beaches and interesting towns that the area has to offer. Featuring a fantastic leisure complex, with shared use for all guests staying here on holiday, the facilities are open all year round and offer something for all ages and abilities. There is an indoor heated swimming pool and a separate shallow heated toddlers pool. The badminton and squash courts are purpose built to a very high specification. In addition there is a snooker room, table tennis, skittles and short mat bowls. In the grounds surrounding the cottages, there are large open lawn areas to play and picnic and a tennis court.
Garden Cottage is a smaller more traditional barn conversion with a lovely conservatory overlooking the garden. The open plan living/dining room has a vaulted ceiling and A-frame beams, and the bedrooms are comfortable and cosy.
It is set in rural farming countryside on Higher Poulston Farm just on the outskirts of the vibrant town of Totnes, nestling on the River Dart. Many visitirs find themselves revisiting Garden Cottage year after year. This is a very family friendly holiday complex; the ideal place for mums and dads to relax in, children to have fun, and grandparents to join in too. There is plenty of parking for all on-site and the properties share the superb purpose built leisure facilities that Higher Poulston offers. Tucked away along quiet country lanes, and close to a working dairy farm. Away from the farm there are many interesting places to explore. For your local shopping, Harbertonford, 1 mile, has a small village shop, a pub and post office. Also, the village of Morleigh, 1 mile, has a pub serving food. The ancient town of Totnes, just 3 miles away, has a range of quirky independent shops and bistros and is a vibrant and interesting place to visit, especially on Fridays when the market comes to town.
The South Devon coastline is close at hand, has many beautiful beaches and coves, scenic walks and pretty villages including Blackpool Sands and Slapton. Enjoy a day out in the riverside marine town of Dartmouth and take a cruise along the river to Totnes or the ferry across to Kingswear, and the quaint fishing town of Brixham, then ride on the steam train to Paignton or Buckfastleigh. Within easy reach are the English Riviera resorts of Paignton and Torquay, the boating and sailing centre of Salcombe on the estuary and the historic town of Dartmouth, nestling on the banks of the River Dart. Woodlands Fun Park is a great tourist attraction and fun day out for families, as is Dartmoor National Park, with its hundreds of acres of wild rugged moorland, both about 4 miles away. Close to Dartmouth you can play golf on an 18-hole championship course (Higher Poulston visitors receive a discount at Dartmouth golf and country club). Bike and kayak hire are available locally.

    We had a fabulous time at Garden Cottage and can thoroughly recommend it. Right from the start we felt at home due to the cottage's welcoming feel. We were impressed by how well fitted out the cottage was even down to crockery designed for small children. We cooked each night and did not find that any utensil or pot etc was missing. Everything we needed was to hand. The cottage was very easy to find from Totnes and had enough parking for two, or even three cars. The rural location was very welcomed and we could feel the effects of a four and half hour drive just melt away. The cottage is ideally suited for trips to Totnes (10 mins away with a huge Morrisons so easy to stock up), Dartmouth, Salcombe, Dartmoor and Torquay. Plymouth is only about 40/45 minutes away. The leisure facility is very good and although we didn't swim we looked over the pool and the water was nicely warm to the touch. We played pool and table tennis though! I can't think of anything remotely negative to say other than we were both fed up that we only had three nights in the cottage and wanted longer...next trip!

    My friends and i had the most fantastic stay at Garden Cottage. The cottage was warm , comfortable, clean and very well equipped. Directions to find it were spot on and the location is so picturesque. While you feel you are miles from anywhere, your not, local amenities are a short drive away and the overall surroundings are well worth a visit. Perfect location for peace and tranquil , but with fantastic places to explore, all within a easy driving distance. The added bonus to Garden Cottage is within the grounds, there are sports facilities , swimming pool (lovely and heated) squash courts, badminton courts, tennis courts, snooker/pool tables and table tennis, all equipment is provided. It is suitable for families, couples, girly weekends away, overall Garden Cottage is a hidden little gem and i would highly recommend a stay .

    We had a lovely break- perfect place for a family (11 and 14 year old children) , along with our dog. The sporting facilities are fantastic. The cottage had everything we needed- warm, cosy and comfy beds! We were in an ideal location to be able to visit beaches around the area . We would definitely go back to stay again.

    We liked the location, but we experienced a lot of damp in the cottage. We were looking forward to using the indoor heated swimming pool daily, but found the water so cold we only attempted to swim twice. Lastly we struggled shutting and locking the front door every time we used. If it had not been for these issues we would have had a much more enjoyable stay.

    Response on behalf of the owner. It is a shame that the swimming pool temperature issue was not brought to our attention at the time. We do not own the pool, but the pool owners live on site and this could have been rectified immediately. We have spoken to the pool owners and this has never been an issue before for any residents of any of the holiday cottages on the site. These are also the first holidaymakers to mention damp or an issue with the front door, so we will look into both of these tomorrow.

    We were pleasantly surprised by the standard of our cottage. The amenities were excellent and beds fabulous. The sports facilities are marvellous. The only negative was not having a pub in walking distance. That was easily overcome by bringing in our own drinks. Will look to return in the future. Well done for supplying a wonderful cottage

    We chose this cottage mainly because of the swimming pool and sports area in case of bad weather so the kids still had things to do, when we arrived we were so pleasantly surprised by the lovely quiet picturesque area where the cottages were and garden cottage was for perfect for us and our dog with everything we needed, the beds were very comfy the cottage was clean and well equipped and the laundry room was great when I needed to dry towels etc I actually could'nt fault it. Luckily we had good weather and was able to visit local beaches and Dartmoor which was only generally half hr away in the car, the kids really enjoyed the lovely pool and most times had it to ourselves, the sports area great too.     This is a lovely quaint cottage. I have stayed in this cottage 8 times this is first time with the new owner and it is still as wonderful as ever. Devon is a stunning location. The cottage has access to great ammeneties including a brilliant pool. Will be booking again next year!!

    Cottage was very disappointing, it was in desperate need of a very good clean! Utensils were dirty, microwave was filthy and we did not use for entire stay, mould on inside of master bedroom curtains, mould in shower, shower door did not work correctly, tiles in need of regrouping. This list goes on... we know there was a change of ownership but we never stay in anything less than 4 Star and know exactly what we should expect for our money and this cottage sadly did not live up to its 4 star status. We have received apologies but that's not enough we would rather have been told cottage not up to standard and we could have looked elsewhere, but our money was taken and so to us it feels as though this was more important that what was being offered. Would not recommend and would not stay again. We have subsequently received a £100.00 voucher but sadly we see this as an insult.
