Both properties: Electric heaters, Electricity, bed linen and towels included. Enclosed patio with garden furniture. Lawned area (shared). 5-acre farm grounds and paddock (shared). Hot tub for 6 available April-October (shared with other properties on-site). Private parking for 1 car. No smoking.

Set in 5 acres of farmland, Egmont Farm is an ideal holiday destination for couples or singles, and comes complete with a livery, chickens and shared use of a hot tub for 6 people (only available from April through to October). Stag Lodge (ref 30430) is a detached lodge and The Pod at Egmont (ref UKC2850) is a detached pod, all on the same site. This is a superb base for exploring the surrounding countryside including the medieval Cinque Port town of Rye with its cobbled streets, restaurants, tea rooms, art galleries, and a well-known hat shop that created the wonderful hats in the film ‘Four Weddings and a Funeral’! Should the weather become inclement, visit the Kino cinema, the home of digital entertainment, in Lion Street opposite the town hall. The Rother Valley also offers a plethora of walking and cycling opportunities, bring your own bikes and helmets, or hire locally. Within walking distance is the Kent and East Sussex Vintage Steam Railway which chugs its way through 10½ miles of beautiful countryside, enabling you to visit Tenterden, also known as ‘The Jewel of the Weald’, and once another thriving Cinque Port town but now 10 miles from the sea. At the other end of the line is the iconic, fairytale, moated Castle Bodiam, which has changed little in 600 years. Enjoy a lazy summer afternoon soaking up the tranquillity of the River Rother and hire a rowing boat, glide effortlessly past the reed beds and spot a kingfisher or heron. The romantic recreation of a medieval manor house at Great Dixter, and its beautiful gardens, are worth a visit. No holiday would be complete without a trip to the vast expanse of golden sand dunes at Camber, glorious in the sunshine, and invigorating when the sea breezes blow. You could even try your hand at kite surfing! Beach 12 miles. Shop, pub and restaurant 2 miles.

    Absolutely amazing stay!!!! Owners are so welcoming and accomodating! Beautiful location and so peaceful! Will remember to bring a tea towel next time though :) will definitively be re booking a holiday stay there!

    Absolutely perfect. Quiet and peaceful. The hot tub was a real treat and we enjoyed visiting Bodiam Castle and Rye with the sun shining.

    Location fine for what we wanted, which was peace and quiet. Lodge very clean and sufficent for our needs. Little disappointed that the information states a pub within 2 minutes walk but on arrival, we were informed that all the pubs in the village had closed. nearest one was over 30 miniutes walk along a main road to reach.

    Response on behalf of the Owner; Thank you for your review and we are pleased you enjoyed your stay. We think you misread the information as the listing states "Shop, pub and restaurant 2 miles". The pub is 0.7 miles away and can be walked in 15- 20 minutes. The route is along the road, but has a path to take you there and our guests use it frequently. The shop is a 10-minute walk and the restaurant a 5-minute walk. We are really sorry you were disappointed though.

    This is one of the best holiday cottages that we have stayed in over the years that we have been staying in cottages. In Sarah & Reuben you would be hard put to find better hosts, they were always around without being obtrusive, and the setting with their horses and chickens was great also having an area where you could walk the dog was great. The location was brilliant for touring the area with nothing very far away and some good eating places locally In all it is hard to praise the stay enough.

    Great place, warm welcome, very comfortable and relaxing. Sharing a large communal garden with 2 other cottages plus the owners but still feel reasonably private, hot tub is a nice bonus. A large ground, dog friendly but dogs have to be on lead all the time apart from your small patio area. will be better if this was mentioned on the description prior to booking.

Regarding the dogs, we do provide a patio for dogs off leads, but as other guests also often bring a dog and we have chickens/horses/ low level electric fencing, we do have to ask you to keep dogs on leads. The owners have a separate garden away from the cottages. There are lots of local walks including a path along the local river where dogs can be let loose for a run and we are happy to explain to guests the best places for dog exercising.

    Lovely little cottage. Well situated and equipped. Loved the fluffy towels. Very clean throughout , owners very friendly and supportive. Not quite an overall score of 10 due to a few minor maintenance issues. Not an issues for us but might have been for next occupiers.

Unfortunately, we are confused about the minor maintenance issues you mention as we immediately replaced the bulb from the lamp that blew during your stay, and we can't find anything else anywhere in the property that is an issue. It was also inspected by Wyndham Vacations in the last month and upgraded to 4 stars. It's a shame you didn't let us know if there was a maintenance issue as we always fix anything that might go wrong immediately, and take great pride ensuring our guests have a perfect stay.
