This really is a cottage with a view! Barley Heights, approached by a rough track, is situated in a truly spectacular, peaceful location, and boasts uninterrupted, panoramic views of Pendle Hill and the Ribble Valley from both the living room and the small enclosed garden.
Barley Heights provides a high standard of accommodation and comfort, and is ideal for exploring rural Lancashire and the Ribble Valley. With walks from the doorstep and views from each side of the cottage, guests can explore during the daytime and relax in the evening whilst taking in the picturesque surroundings, fantastic sunsets, local birds and wildlife.
Located close to the small village of Hapton and just 3 miles from Burnley, giving easy access to all local amenities, whilst enjoying a rural location. Behind the property you have direct access to Hameldon Hill, whilst Pendle Hill and the Ribble Valley can be reached in under half an hour, providing many great walks, local pubs and restaurants. The popular market town of Clitheroe is just 10 miles away with many individual shops, cafes, restaurants and a Norman castle. Guests at Barley Heights have access to the wider grounds of Barley Top and stabling can be provided. Shop 1½ miles, pub and restaurant 1 mile.

With electric wood burner, 28’’ Freeview TV, DVD player, double sofa bed, wooden floor and patio doors leading to sitting-out area.
Kitchen/dining room: With electric cooker, microwave, fridge/freezer, washer/dryer and wooden floor.
Bedroom: With zip and link kingsize bed (can be 2ft 6in twin beds on request).
Shower room: With shower cubicle, toilet and heated towel rail.

Electric storage heaters, electricity, bed linen, towels and Wi-Fi included. Welcome pack and doggy extras. Small enclosed garden with sitting-out area and garden furniture. 1-acre grounds (shared with owner). Stabling available. Bike store. Private parking for 2 cars. No smoking. Please note: The property has a natural water supply from a spring.

    Perfect for dogs enclosed area. Lovely quiet rural walks. Clean, warm , comfy, cottage, ideal remote getaway. Very peaceful and restful. Stunning views. Thoroughly recommend to couples and their dogs for a breakaway.

    Barley Heights is situated at the top of a long, uphill road/track and at the foot of Hameldon Hill. Its position gives stunning views of Hameldon Hill to the side and of Padiham and Pendle Hill through the patio windows to the front. The views were made all the more special as thick snow arrived just as we did. The main reason for our short break (4 days) was to enjoy walking with our dog and access to walking trails direct from the cottage couldn’t have been easier. The cottage provided everything we needed in terms of equipment/appliances. Hilary, the owner, is extremely helpful and on hand if needed. We would certainly go back to Barley Heights to spend more time exploring more of the countryside walks and towns in the area.

    We stayed here for the new year and it was lovely On arrival the proprietor Hillary was friendly and showed us around the cottage and told us where everything was , there was a stock of fresh fruit , biscuits and milk in which is a lovely touch. The cottage is lovely and cosy with modern decor and is very clean. The enclosed garden is brilliant for the dogs and the kids. We slept well every night. Loved the rural location with the moors right on your doorstep Shops , eatery’s/pubs not far away in the car We will definitely be returning in the summer Thanks Hillary for a lovely stay

    What a treat, great for us and our dogs. Very welcoming with all we needed to enjoy a hot drink , mince pies and fruit etc. on arrival plus doggie treats! Off the beaten track it was challenging to get to but when you have done it once it is not a problem. A 'heavenly' place to chill out! We did not use the local amenities.

    The main concern for us was that the advertised secure garden for dogs, although looks secure, was an area that was fenced with seemingly newish fencing that swayed in a medium breeze, there were large gaps at the bottom of the fence that just had a bit of partially secured mesh covering that flapped when pushed. Most dogs would be able to get out of this area, by going under, over or even through this badly erected fence, in our opinion. It didn’t help that the owners dogs roamed freely around the outside of the cottage.

    Response on behalf of the owner; There have been no complaints about the fencing or security for dogs up to this one. The fence is a lot stronger than it looks - it needs to be with the strong winds up here which rule out a solid fence as it would be blown down. The mesh is made of a durable material through which no dogs have escaped to date, and quite a few dogs have stayed here. A more solid fence would also block out the magnificent views which feature often in the reviews both online and in the visitor book in the property. Most reviews so far give a rating of 10 out of 10 which reflect the effort I put into sustaining a high standard.a The reference to my dogs roaming freely - they are 2 friendly elderly Labrador retrievers who are more than happy to share their garden with others but if holidaymakers` dogs are not comfortable with this I can and do keep them away.

    First class in every way, gorgeous views of PENDLE Hill, very well equipped and spotless. Would definately recommend it to friends and family.

    Location was beautiful. However, the cottage is only designed for two people. Our son had to use the futon bed in the lounge which was the most uncomfortable futon we have had to use to date. In the lounge there was only one comfortable chair between three of us. On the Wednesday morning we woke to find dog excrement on the path outside our front door which must have been from the proprietors dogs. We found the proprietor to be less than courteous and after arriving at the cottage after a day out she spoke to us like we were naughty school children. We ended up leaving a day earlier than we should have done and were glad to get home!
