This really is a cottage with a view! Barley Heights, approached by a rough track, is situated in a truly spectacular, peaceful location, and boasts uninterrupted, panoramic views of Pendle Hill and the Ribble Valley from both the living room and the small enclosed garden.
Barley Heights provides a high standard of accommodation and comfort, and is ideal for exploring rural Lancashire and the Ribble Valley. With walks from the doorstep and views from each side of the cottage, guests can explore during the daytime and relax in the evening whilst taking in the picturesque surroundings, fantastic sunsets, local birds and wildlife.
Located close to the small village of Hapton and just 3 miles from Burnley, giving easy access to all local amenities, whilst enjoying a rural location. Behind the property you have direct access to Hameldon Hill, whilst Pendle Hill and the Ribble Valley can be reached in under half an hour, providing many great walks, local pubs and restaurants. The popular market town of Clitheroe is just 10 miles away with many individual shops, cafes, restaurants and a Norman castle. Guests at Barley Heights have access to the wider grounds of Barley Top and stabling can be provided. Shop 1½ miles, pub and restaurant 1 mile.

With electric wood burner, 28’’ Freeview TV, DVD player, double sofa bed, wooden floor and patio doors leading to sitting-out area.
Kitchen/dining room: With electric cooker, microwave, fridge/freezer, washer/dryer and wooden floor.
Bedroom: With zip and link kingsize bed (can be 2ft 6in twin beds on request).
Shower room: With shower cubicle, toilet and heated towel rail.

Electric storage heaters, electricity, bed linen, towels and Wi-Fi included. Welcome pack and doggy extras. Small enclosed garden with sitting-out area and garden furniture. 1-acre grounds (shared with owner). Stabling available. Bike store. Private parking for 2 cars. No smoking. Please note: The property has a natural water supply from a spring.

    Lovely cottage, wonderful views and big skies. The road to the cottage, to say it has potholes is being kind, however when you are there, it’s worth the adventure. Hilary the owner is a wonderful lady and nothing is too much trouble, we were made very welcome. The cottage is clean, tidy, comfortable, warm and with everything you could need. Great walks from the door. Brilliant garden for our little dog to enjoy. Close enough for trips to the coast and Yorkshire. All in all a brilliant bolt hole, very relaxing.

    Lovely house and great host. Very clean and tidy. Only negative is the road leading up to the house which has several very large pot holes to navigate

    We had a wonderful stay at Barley Heights. Fabulous location perfect for walking with the dog. The bungalow was very comfortable and very clean and everything you needed for your stay was provided . Hillary who owns the holiday let was very friendly and did everything she could to make our stay perfect. Very good Wi-Fi connection. Would highly recommend this holiday let.

    We had a brilliant time at the cottage which was clean and well equipped. WiFi was excellent. Such a fantastic position set within the owners garden with wonderful views of the hills behind and valley below. Our dog really enjoyed herself and the small fenced area outside the patio doors was an added bonus as you could open the doors and know the dog was safely confined. The owner, Hilary, was very pleasant and helpful. We will definitely stay again and for longer next time as so much to see in the area.

    Gorgeous property, well thought out and planned. Newly converted/ refurbished the quality of items are excellent. Spotless! Perfect sized fenced area to allow our dogs some freedom. Dogs need to be kept on a lead as there is local farm animals and cattle grids, so small fenced garden was welcomed. No Wifi in self catering but if required there is WIFI at main house. Views are outstanding, however access road may be troublesome for low cars. Being halfway up hills and moorland, makes this a hikers paradise. Location in Lancashire was perfect for us, we went to York, Leeds, Blackpool, Lytham, St Annes. We went to fabric mills, had perfect afternoon tea and the welcome from local people was warm and friendly.
