This ‘upside-down’ property allows guests to admire the lovely views from the comfort of the lounge which also has an open fire!

With its living room on the first floor to take advantage of creek and river views, and a pretty garden from which to watch yachts dance on the tidal waters , this modern house stands in a pretty riverside village flanked by National Trust woodland. At the local inn, tasty crab sandwiches and local beer can be enjoyed. Rowing boats can be hired to explore the river banks. Sandy beach at Mothecombe (4 miles). Good coastal walking. Dartmoor within 10 miles. Plymouth, 7 miles. Shops 1½ miles.

Ground floor: Twin bedroom with en-suite bathroom and toilet. Utility with toilet. First floor: Door to garden. Large open-plan living/dining room with open fire and fitted kitchen area. Double bedroom with 5ft bed. Bathroom with toilet.

Open fire – initial fuel included, thereafter available locally. Electricity and gas central heating by meter reading. Bed linen and towels (from 2019) included. TV. DVD. Microwave. Washing machine. Dishwasher. Wi-fi. Garden with furniture. Parking (for 2 cars). No smoking.

    Not for us but for other guests roads may be too narrow however drivers are extremely courtious and careful this and the paying for gas and electricity by meter reading at the end of the holiday were the only hiccups in an otherwise faultless stay.

    A very comfortable place to stay in a beautiful location. The accommodation was spacious and well equipped. A great place to stay for walking, crabbing and pubbing, or as a base to go on day trips. Close to local pubs, but no noise from them. The Ship in particular was very friendly and served fantastic meals. We'd happily return.

    A lovely cottage in a small village, albeit with limited facilities. Superb views of the river from the lounge area and the small garden benefits from sun for most of the day. Within easy reach of coastal walks and a short drive to three or four beaches. Two pubs within walking distance, although one was unfortunately undergoing refurbishment whilst we were there. Rooms clean and tidy, beds comfortable, the only real issue would be the lack of a shower in the downstairs en-suite.

    Lovely house and location, but only one venue to eat - although new and less expensive venue opening soon. House well equipped but second ground floor shower would be good addition and we were concerned about cost of gas heating in colder weather. Inclusive pricing would be easier to manage.

    Everyone loved Topsail! Expect everything from breakfast to bedtime to take longer because you will become quickly distracted by the amazing view. In sunny weather and high tide the creek is a human soup of people on paddle boards, rowing boats and kayaks. The kids loved their daily crabbing session by the Swan Inn. Walks, Bovisand beach for rock pooling, historic attractions, boat trips and the National Aquarium in Plymouth... it's all nearby for a varied family holiday. A beautiful part of Devon, I don't think the photos do it justice.
