The Woodlands House Estate is a characterful Edwardian country house, with high ceilings, large rooms and tall sash-style windows that fill every room with natural light. Upstairs, two bedrooms have zip-and-link super king beds that can be made up as twin singles, there’s a king bedroom, and a single room that’s ideal for a child. The large bathroom is home to the house’s original Edwardian cast iron roll-top bath, deep enough to lie back and fully soak in, with a rain shower over and a big window looking out across green fields.
Downstairs, the living room has seating for everyone, including electric recliners, an 85" Smart TV and a baby grand piano. The spacious kitchen has a large central island for cooking together, a coffee machine and a dining table that comfortably seats eight, with a 65" Smart TV in the dining area. There’s also a handy utility room with washing machine and toilet.
The grounds
Guests have around 1.25 acres of private grounds with valley views. The fully fenced top lawn and patio give children and dogs a safe space to play, and beyond the gate are open lawns for games and running free. Evenings are made for the firepit, toasting marshmallows and stargazing, or for our Fireside Cinema Night, an outdoor film beside the fire with blankets, popcorn and hot chocolate.
A family welcome
The estate is run by Saffron, Shelby and Georgina, who live on site, discreet but close by whenever you need them. We offer concierge-style care, with personal recommendations for every group and extras from local, eco-conscious providers, from private chefs to massage and yoga. We see ourselves as custodians of this land: the house runs on our own solar power and air source heat pumps, our firewood comes only from fallen or managed trees on the estate, and we compost, recycle and choose metal over plastic wherever we can.

Berrynarbor is an award-winning village in the North Devon National Landscape, on the slopes of a lovely valley rich in meadow and pastureland. Two beaches are within walking distance: Broadsands Beach, through the trees and over the hill, and the seaside village of Combe Martin, around a mile and a half on foot, where you can enjoy stunning sunsets over the North Devon coast. Watermouth Castle is two minutes’ drive, and Ilfracombe harbour is seven minutes away, with boat trips to Lundy Island, the Ilfracombe Princess for seals, porpoises and sea birds, and the Ilfracombe Sea Safari. The award-winning sands of Woolacombe are around 15 minutes away, with Croyde, Saunton Sands and the Tarka Trail also close by.
The estate is a registered Exmoor National Park Dark Sky Friendly business, and Exmoor, Europe’s first International Dark Sky Reserve, is just a short drive away. We welcome up to four well-behaved, house-trained dogs aged six months or older, making us an ideal choice for families travelling with more than one dog. The fully fenced top lawn gives dogs a safe space to play off lead, and beyond the gate are open lawns to enjoy together under your supervision. Broadsands Beach and Combe Martin are both within walking distance, and North Devon’s award-winning dog-friendly beaches, woodland walks and country pubs are all close by. Inside, dogs are welcome to relax on the sofas using the throws provided, though not on the beds. As fellow dog lovers, we’ve thought about the little details that make travelling easier, including dog bowls, towels, a crate if required, and personalised recommendations for the best local dog-friendly walks, beaches, cafés and pubs.
