The Water Mill is a Grade II listed property, complete with luxury fittings, original historic features, designed to provide guests with elegance and comfort.

Ground Floor:
Living room: With Freeview TV, DVD player and a selection of DVDs and games.
Kitchen/dining room: With electric range, microwave, fridge/freezer, dishwasher and coffee machine.
Bedroom 4 (Haven Brook): With 3ft zip and link twin beds (can be super kingsize on request).
Bedroom 3 (The Hopper): With bunk bed.
Lower Ground Floor:
Bedroom 7 (The Flour Keep): With kingszie bed, 2ft 6in single bed (for child) and en-suite with shower over bath, and toilet.
Utility (Weighing room): With fridge/freezer and washing machine.
Observatory: With champagne bar.
Shower room: With shower cubicle and toilet.
First Floor:
Bedroom 1 (The Mill Race): With 3ft zip and link twin beds (can be super kingsize on request) and en-suite with shower cubicle and toilet.
Bedroom 5 (Corn Loft): With 3ft zip and link twin beds (can be super kingsize on request) and en-suite with shower cubicle and toilet.

Oil central heating, electricity, bed linen, towels and Wi-Fi included. Travel cot and highchair. Welcome pack. Walled garden area. Enclosed courtyard with patio, garden furniture and BBQ. Hot tub (private) available on request at £195 per booking. Bike store. Private parking for 6 cars. No smoking. Please note: This property has exposed, mill features. There is a mill wheel and fenced pond in the grounds, children to be supervised at all times. There are numerous staircases in the property; please consider this if any members of your group have walking difficulties.

Bradbourne Mill is a collection of historic and Grade II listed properties. It’s located in the beautiful Derbyshire countryside of the Peak District and is the oldest surviving watermill in Derbyshire. The Water Mill, which originally milled corn and wheat since the 1500s, has been lovingly converted into a 16-person detached holiday home, which houses luxury fittings and many of the original historic workings. Such features inside the property include the ancient stonework, oak beams and preserved water mill machinery, providing you with a stunning insight into the history of the building. The living room features two luxury sofas, whilst the dining room has a farmhouse dining table with benches. Attached to the outside of the property are the famous mill waterwheels. The original wood and iron waterwheels have been restored and turn from time to time, and they are fed by the waters of the ancient mill pond adjacent to the property.
The Water Mill has been designed to give guests elegance with comfort, and has been furnished with a country-style ambience. This is the perfect place to unwind after sight-seeing and walks with your family or friends. An additional paddock is provided next to the stream, a five-minute walk away, for guests to take picnics, play ball games or simply relax. On offer are many final touches including the hire of a hot tub, cocktail classes, murder mystery nights, beauty and hair therapists, cooking classes, art classes for kids and adults, keep fit classes, professional photography, archery lessons and bush craft experiences. Various activities around the area include spa days, clay pigeon shooting, Go Ape, quad biking, treasure hunts, paint balling, sailing and guided walks. Further details on any of these activities are available on request to the property manager.
The Water Mill is a short walk away from a footpath and stream that joins the High Peak and Tissington Trail, and conveniently connects to a path and lane leading to Carsington Water. The location of the property offers guests brilliant walking and cycling opportunities. The walks are endless, and depending on your ability, there are hills and valleys surrounding the Peak District National Park to explore. Maps and ordnance surveys are provided at the property. Horse riding can be found nearby at Tissington and Netherton, and there is a golf course at Ashbourne.
There is so much to do, see and explore in this area, with some of the finest country stately homes in England to visit such as Chatsworth, Haddon Hall and Tissington Hall. Additional famous and award-winning villages and towns are also within a short distance including Bakewell, Eyam, Ashbourne, Tissington, Ilam, Thorpe and Buxton.
If your love is for water activities then visit Carsington Water. This stunning setting is just a couple of miles away, where you can enjoy most water sports or take a gentle walk around the area. Theme parks are readily available and the most famous in the area is Alton Towers, only a 30-minute drive away and set in stunning scenery. A 20-minute drive north through quiet lanes takes you to Gulliver’s Kingdom for the younger members of the group, or The Heights of Abraham and exploring the caves at Matlock Bath. Shop 5 miles and pub serving food 2¾ miles.

    If you’re looking for a property with absolute luxury and the wow factor then this is the place to stay. Immaculate, well equipped and very spacious. The owners and property manager are amazing nothing is to much trouble to make your stay one you will never forget. I can not put into words how amazing this property is the pictures just don’t do it justice. No expense has been spared. Absolutely everything you need is provided and more. I have been going on cottage holidays for 21 years and this is the best property by far. You will not be disappointed. Thank you for a fabulous stay we will be back very soon !

    Great cottage for the 11 of us. Property sleeps 16 but has only a single kettle, 4 slice toaster and standard dishwasher so would be a struggle to cater if full. No large pots and pans and standard fridge freezer. It should be noted that the two bedrooms on the first floor do not have ensuite (noted in description) but there is no bathroom on this floor at all The place was spotlessly clean, warm and we loved the watermill features

Thank you ever so much for your constructive ideas on how to improve our services for larger groups than your own. We do welcome all comments and suggestions; any feedback we receive we do try to implement within reason. While previous groups of 16 persons have been happy with the kitchenware we provide, we do agree with your comments regarding the kettle, pots and pans, and toaster presently we have a 1.7 litre kettle, 9 pieces of pots and pans, 2 cafetieres, 1 coffee machine with pods, and a 4 slice toaster and we have now bought a second kettle, more pans, and a toaster to be kept in the cupboards in case our guests wish for more. We cannot do the same for our standard-sized dishwasher, however, we have had no issues reported so far with its size. Should groups have more items than the dishwasher can hold, we do provide a large bottle of fairy liquid and extra sponges. Our large ceiling to floor fridge/ freezer we provide in the kitchen has three shelves and two drawers, while the freezer has four drawers below. We also provide an under the counter fridge/ freezer in the utility downstairs. Again, we have not had any issue for larger groups so far; but hopefully the description above will help potential customers establish how much fridge/freezer space we provide. The Water Mill does host seven bedrooms and six bathrooms/ shower rooms. Regarding the bathrooms for the first floor, as you say, we do make our guests aware on the Cottages site and once the booking has been made via our layout plan. We do advise for guests staying in the bedrooms on the first floor, that they either use the shared bathroom on the second floor by the Hoist bedroom or the shared shower-room on the ground floor. I hope this explanation helps site users looking at our listing and reviews to understand the layout. What we will also do now is provide cottages with our layout plan so if anyone wishes to review the layout of The Water Mill; they can do so prior to their booking.     We were a group of 15 close friends celebrating life and friendship and the Water Mill provided the BEST location for that. Excellent service form the team managing the property, nothing was too much and they gave us lots of help and information before and during the stay. Hot tub was a dream and the champagne bar served as an excellent venue for our wine tasting evening activity! I'd 100% recommend staying here, in fact, I've already passed on the details to ~5 people. Thanks!

    Had an incredible weekend at the Watermill in November 2019, the owners and management looked after us perfectly and were happy to help with any requests we had. Couldn't be happier with the house and the service and would definitely recommend for groups wanting a fun, yet relaxing countryside getaway!
