Be welcomed in through the hallway before finding the large and homely open-plan kitchen, living and dining area. With plenty of plush seating to relax on, you can wind down with a favourite film on the Smart TV after a busy day. There is a hi-spec kitchen with two electric ovens, a gas hob, a large fridge, a large freezer, a dishwasher, a microwave, a Ninja airfryer, a coffee machine and a wine fridge.
Enjoy your morning coffee at the breakfast bar, or take a walk on the balcony which overlooks the garden and the gym, or head into the lovely sun room. Two of the bedrooms are located on the ground floor; the first with twin ‘zip and link’ beds (can be set up as a king-size on request), and an additional single trundle bed can also be provided. The second bedroom next door has a double bed. There is a separate toilet and the family bathroom, which has a large bath tub, shower cubicle, heated towel rail, toilet and wash basin.
Heading up the open plan staircase to a multi-use area which can either be used as a second living space with its own balcony overlooking the River Exe and Phear Park, wth Smart TV or made up as Bedroom 4 with a wardrobe, comfortable double 150cm sofa bed and mattress topper, This leads on to the third bedroom which has a kingsize bed, chair and drawers. The second bathroom is on this floor with a large shower cubicle, heated towel rail, toilet and wash basin. Exmouth has a 2-mile sandy beach and offers excellent water sports facilities, including kite/wing surfing, paddle boarding, kayaking, sailing, water skiing, jet skiing, and wakeboarding.
Coastal and estuary cruises operate from the dock, and charter boats are available for fishing trips. From November to February, the Exe Estuary is home to some 20,000 migratory birds and the red sandstone cliffs of Orcombe Point at the eastern end of the beach are designated the gateway to the World Heritage Jurassic Coast. The beautiful, pebbled heathlands of East Devon with extensive walks, abundant wildlife, rare plants, and splendid panoramic views are only a few minutes’ drive from the property, and the South West Coast Path is nearby. Keen hikers should head to Dartmoor National Park, which is just a 40-minute drive away, and the quintessential East Devon coastal towns and villages of Budleigh Salterton, Beer, Branscombe, Sidmouth and Seaton are within easy reach.
Popular attractions include Crealey Park, Bicton Gardens and the World of Country Life. Wander around the stunning grounds of Powderham Castle or the National Trust’s 16-sided country house of A la Ronde. Take a day trip to the cathedral city of Exeter, exploring the Underground Passages, Royal Albert Memorial Museum and Exeter Castle before delighting in lunch at one of the many excellent restaurants and cafés within this bustling town centre. You’ll struggle to fit everything into one visit to The Sand House, and you will certainly want to stay time and time again! Refurbished throughout in 2021.
