In a secluded woodland clearing atop Saint Roche’s Hill, The Rubbing House is a majestic country house retreat in Goodwood, near Chichester. With breathtaking elevated views stretching over West Sussex, it is a fine luxury holiday home. It can be used as a venue for private functions/parties, music/band rehearsal space or as a media location (all by negotiation with the owner). The owner can also arrange formal and informal catering, a house band, DJ, marquee, catering van, music lessons, forest school and wine tasting.
On entering the property you are welcomed by a reception hall where high ceilings, a grand staircase and a roaring wood burner add to your stately entrance. Double doors open into the huge drawing room, where big sofas gather around the large fireplace. Another double door leads into the kitchen, equipped with all modern conveniences and flowing into the adjacent dining room. A breakfast table to the side is perfect for a relaxed snack or feeding children, before enjoying a grown-up evening around the large extendable dining table.
Upstairs in this large holiday home, the first floor offers a master bedroom with stunning views south. It also features a large en-suite bathroom with the same amazing vista. Bedroom two with a double bed offers further southerly views and an en-suite bathroom. Bedroom four is another super king and leads into bedroom five, a huge semi-circular room with twin beds – a perfect set-up for families. Bedroom three has a zip and link super king bed (or two singles). There is also a shared family bathroom between bedrooms three, four and five.
Next to the main house, Yew Cottage is a detached one-bed annexe with its kitchen, living room and en-suite leading from the super kingsize zip and link bedroom. If required there is a day bed with an additional pull-out in the living room creating a kingsize bed when pushed together. Outside, a superb games room in one of the outbuildings offers table tennis, snooker and darts. Next to it is the music room, with accommodation for two with an en-suite shower room. There are extensive grounds to discover, including a woodland nature trail around the estate. The front lawn looks out over panoramic views, the perfect setting for a relaxed BBQ or more formal al-fresco entertaining at this celebration house.
To stretch your legs, head out of the gate and straight onto the many footpaths that crisscross the South Downs. The Rubbing House sits right next to the Trundle, an Iron Age fort. This area is famous for the Goodwood Estate; head to Goodwood Racecourse less than a mile away for a rip-roaring weekend of horse racing and fine festivities at the ‘Glorious Goodwood’ Qatar Festival. For motorsport enthusiasts and sponsors, the world-renowned Festival of Speed in July and Revival in September also await just up the road at Goodwood House and the Motor Circuit. Golfers too are in heaven with two 18-hole championship golf courses. Shop 2½ miles, pub 1½ miles and restaurant 3½ miles.
