This is an ideal holiday base for couples or a small family wanting to discover and explore Sussex and Kent.


Nestling in the High Weald Area of Outstanding Natural Beauty, The Peacock Barn is a single-storey, detached, barn conversion. It has been thoughtfully converted to a high standard and enjoys far reaching rural views. A peaceful haven from the hustle and bustle of everyday life surrounded by 80 acres of working farmland with sheep, horses and of course, a resident peacock! The property is accessed from Burwash village via a half mile lane and maintained track, with a 15th-century pub at the village end of the lane, serving local ales and good food, which makes for an enjoyable walk. There are miles of walking opportunities directly from the farm. Burwash itself is steeped in history and was a notorious spot for smugglers and highwaymen in the 18th and 19th centuries. The pretty, weather-boarded high street is a conservation area, and Bateman’s mansion, a fine example of Jacobean architecture, is just outside the main village. It was once owned by Rudyard Kipling and is now open to the public (NT). Battle Abbey lies 9 miles to the south east, Bodiam Castle, (also NT) with its fairytale moat, is 8 miles to the east. Enjoy a trip on the Kent and East Sussex steam railway which runs from Bodiam to Tenterden, known as ’The Jewel in the Weald’, through 101/2 miles of beautiful Kent and Sussex countryside. Fishing, cycling and water sports can be enjoyed at Bewl Water, and the many award-winning local vineyards are an enjoyable day out. Camber Sands near Rye is a magnificent beach or discover the beaches at Hastings and Bexhill. Discover Bedgebury, not only offering the pinetum but also Go Ape too. The owner lives on site for your convenience and the parking is in the cottage grounds. Beach 15 miles. Shop, pub and restaurant 1/2 mile.

    Stayed here in November as a weekend break. Was doo peaceful and lovely. Loved walking round the local fields through cows and sheep :) would love to return in the summer next year!

    The cottage was very well equipped and had good wifi. The surrounding area outside was very peaceful and beautiful being in the country side but still only a few minutes drive up the lane to the village. The nearby pub at the top of the lane, The Rose and Crown, is excellent. There are only two points I would make. The sofa is definitely past its sell-by-date, being hard and flat. Luckily there was another identical sofa in the living area and we put the two base cushions from that sofa on top of the ones on the other sofa making it a bit more comfortable. The bed is wonderful, being a super king size with good quality cotton bed liven. The other point to make is that directly behind the cottage on the same farm there are several artists studios. The road to these studios runs directly into the farm stabling area and immediately past our kitchen and living room windows. On one particular morning there was a fair bit of traffic coming and going, at one point with a vehicle reversing back and forth up the road past our windows whilst another had an engine running. This did distract from the peace. Later in the afternoon the traffic then departed causing more noise. Apart from those 2 points, everything was very good with a nice welcoming pack and very welcoming owners.

    A really lovely two bed cottage in the grounds of a working farm. Stunning views. The cottage is well equipped with everything we needed for a week's stay. A car is needed to explore the area. Would definitely go back.

    We had a lovely week staying at The Peacock Barn with our 3 young children. The cottage is well placed for lots of day trips. Well equipped, clean, comfortable cottage with reliable wi-fi. Owners Nina and John were friendly, on hand and flexible - pre agreed being able to charge our hybrid plug in car (which we reimbursed). Provided proper cot which was comfortable for our 10 month old baby. Only comment would be that the instructions for getting to the cottage could mention that the track from the pub is about 0.25-0.5 mile long.

    We loved the peacock barn it was everything and more that we expected The views of the surrounding countryside were fantastic The barn was modern well equipped Nina and John made us very welcome Our two dogs Sasha and Mason loved the walks .
