This holiday property is set within the grounds of Yaxham House, the owner’s home, the Georgian Grade II listed former rectory that served the parish of Yaxham. The Old Rectory Coach House is the detached former coach house to the former rectory. Situated in its own grounds, it has achieved a silver award in Green Tourism. The property enjoys an attractive and secluded setting approached by a private road and drive adjacent to the parish church of St Peters. It offers a warm welcome at any time of the year, and is a perfect base for exploring all that the area has to offer.
The Mid Norfolk Railway (MNR) is ½ mile away with trips available from Yaxham to Wymondham Abbey and Dereham. Dereham, 2 miles, offers an indoor swimming pool, cinema, bowling, shops, supermarkets and a market on Tuesdays and Fridays. The property lies within an hour’s drive of the coast, with excellent sandy beaches and RSPB nature and bird reserves. The Norfolk Broads, the Brecks (and its stone curlews), Peddars Way, Norfolk Coastal Path and many National Trust properties are also easily accessible.
The village is at the centre of a network of footpaths and there is a children’s play area and recreation ground close to the church. From the nearby bus stop, regular bus services go to Dereham and Norwich. Shop and restaurant ½ mile, pub 1 mile.
Can be booked with The Old Rectory Lodge (ref UKC2241) to accommodate up to 7 guests.

Enclosed ¼-acre courtyard with patio, garden furniture and small barbecue. Enclosed gardens. Bike store. Private parking for 2 cars. No smoking. Please note: The property has a natural water supply from a borehole.

    A lovely cottage in an excellent location for touring around Norfolk. Slightly dated e.g., 2 more comfortable settees would have been nice, instead of chairs, and lighting not so good in the downstairs bedroom, but overall very good.

    A lovely well appointed cottage set in a peaceful location. The nicest cottage we have ever stayed in-a real home from home.

    The cottage was excellent and the owner was extremely helpful. On arrival there were some little treats provided which we really enjoyed. The garden courtyard was fully enclosed which was ideal for our spaniel to roam about without being able to sneak off into the owners garden or the property next door. There are footpaths from the cottage and a recreation area. A few minutes drive from Dereham and it's shops and amenities was ideal and there is the Neathered which has many paths for dog walking. This is a great base to explore the area, from Mid Norfolk, the coast such as Wells Next the Sea, the Broads and the myriad of National Trust properties such as Sheringham Park, Blickling and Fellbrigg which also are ideal for dog walking. We had a fantastic break and will definitely be considering staying at this property again in the future.

    A delightful cottage, quietly situated, very comfortable, and well-equipped. We had 6 days without rain and plenty of warm autumnal sunshine. A quiet week to get away from modern life. The cottage is also disabled person-friendly with a downstairs bedroom, a wet room, and no steps downstairs.
