    A lovely holiday home. Had a lovely time and spacious accommodation in a good location. The only thing was that the lawn wasn't mown, so the grass was quite long for our children to play on.

    We had a lovely time at the Coach House. It's a great base for walking. The beach and the nearest broad are both within a mile. The local pub, the Fishermans Rest in Winterton, has a good choice of food and the portions are on the large side and is less than a mile away.

    Spent a great week here. The Coach House is very spacious and comfortable. It is also the best equipped holiday let we have stayed in.

    This cottage has the potential to be perfect. However we where extremely disappointed in the cleanliness of the cottage, dirty bedding, fusty pilliows, an actual mushroom growing in the bathroom, everywhere was in need of a deep clean, the 2 single bed need replacing very uncomfortable. The location is lovely and some beautiful walks from the door, but unfortunately we wouldn't return unless major improvements are made. We also felt the photos advertising the cottage are out of date which in our opinion is misrepresenting the property.

For the benefit of others seeking to book – please do not let this out of character lowest ever review / rating put you off. Our ratings are mainly 8/9 and some 10’s with many repeat guests returning more than 3 times. The property has since had a deep clean, together with a bit of love and attention as this review was a tad disturbing to us and most unusual. We have high standards ourselves and can confirm the bed linen was new last year and is perfectly acceptable. The pillows are certainly not fusty. We have requested future guests resist taking their dogs onto the beds and have provided dog bed throws to protect the bedding. The twin beds have very recently been tested and we are reliably informed comfortable. The property has recently had its annual inspection by the agent and confirmed all beds are more than acceptable. It is safe to say mattresses / beds are a personal matter and hard to please all though! We can confirm we and the agents have reacted quickly and new photos are now on the website. We felt all changes such as wood pellet stove,new curtains and a new master bed in the ensuite bedroom, were all improvements, as opposed to misrepresenting the property! We would encourage you, to not let this deter you from booking our much loved and adored property. Go on book it….. we are more than confident you will not be disappointed!!!!

    Although we enjoyed our holiday at this house, there are a few things that made this place a little disappointing. For 6 people the kitchen was small and due no cupboard space for food and only enough space for 2 people to cook etc in. Although the owner was very prompt in coming to turn the thermostat up, there was never enough hot water (and there were only 4 of us) for a decent bath or hot shower. It would be nice if we could have controlled the water/ heating ourselves. The house was not particularly clean, dusty and nail clippings in one of the bed throws. Having said this it is a lovely house!

For the benefit of others seeking to book – The kitchen is plenty big enough to cater for 7 people. More than 2 people in my kitchen and I would suggest too many chefs spoil the broth…..! This is a first comment of this nature in over 12 years. There are 2 cupboards for guest food, a fairly large fridge freezer and plenty of work space. The hot water is controlled by the wood pellet stove and solar thermal. I have very recently trialled the hot water facilities with 7 friends for a weekend and not had any issues with hot water. We can confirm the hot water is perfectly acceptable for the maximum 7 people staying. The water heating controls / instructions are in the guest welcome book! We can confirm the property has now had the benefit of a deep clean, together with a bit of love and attention after a busy season and all of the bed throws have been replaced. The property has been renovated to a high standard and remains so.

    This cottage was well presented. We were 3 adults staying here. It had everything you needed even a stairgate for toddlers. The showers were excellent. Plenty of kitchen equipment. Although overlooked the garden was enclosed and safe. Three bedrooms one with an ensuite. The double bed in this room had a very uncomfortable mattress which disturbed your sleep. The twin beds were also uncomfortable as really they were for children as the sides were wooden and as an adult sleeping in them you just kept knocking your knees. The mattresses didnt fit the bed and had fillers at the head end. The 3rd bedroom which was the largest had a lovely comfortable bed. The living room was large and had 3 large settees which gave plenty of seating however they were very hard and uncomfortable. The dining room at night was spooky as there is no curtain covering the full length window so we never went in there after dark. The cottage was lovely and warm and heating and water were automatically set for you.

We can confirm confidently that the en-suite mattress is the newest of all mattresses and has not caused complaint from any other guests previously. The twin beds have very recently been tested and we are reliably informed comfortable. The property has recently had its annual inspection by the agent and confirmed all beds are more than acceptable. It is safe to say mattresses / beds are a personal matter and hard to please all! The sofas are more of a structured style made to a high standard, supplied by John Lewis. We love them so much we have the same exact sofas in our own home! As for the dining room – the lack of curtains is a first comment in over 12 years…..! The agents are keen to upgrade our accommodation to a 5 but we choose to remain a high end 4 for many good reasons personal to ourselves. Book and see for yourselves…….

    We enjoyed the house and the quiet. The area is away from distractions of town life. The neighbouring fields are beautiful with lovely wildlife. Walking to the beach and local pub was lovely.
