Kitchen/dining room: With electric cooker, microwave, fridge, washing machine and tiled floor.
Bedroom 1: With double bed.
Bathroom: With shower over bath, and toilet.
First Floor:
Landing area: With single bed (for child) and pull-out single (for flexible sleeping arrangements).
Bedroom 2: With twin beds.
Maximum occupancy is 4 adults and 1 child.

Set in its own private garden amid the owner’s natural, unspoilt woodland, this converted detached coach house is set along a main road across the river from the ancient town of Woodbridge. It provides an ideal holiday base, with fresh garden vegetables and eggs available from the owner. Forest walks, three golf courses, the Sutton Hoo burial ground, the fishing village and castle at Orford, Snape Maltings concert hall and the Suffolk Heritage Coast are all nearby. Shop 1 mile, two pubs serving food within walking distance.

Lovely cottage, located within a wooded area of the owners home, with access onto the adjacent golf course. Located close to a busy B road so some daytime noise but not an issue. Wooded garden great for the dog, loads of smells and squirrels and us, we sat out for a cup of tea a couple of time. Lovely owner, friendly and welcoming. walking distance (140 yards) to Sutton Hoo National Trust property Good local, dog friendly pub, 10 minutes walk plus riverside walk. 10 minute drive to Woodbridge, nice selection of shops. 20 minute drive to coast. New heaters installed, wood for open fire supplied. Some little niggles, a couple of lights out, towel heater in bathroom not working, some furniture looked tired, the place just needed a little TLC but hasn't put us off staying again in the future. We got what we wanted, a quiet, relaxing long weekend break.

Beautiful cottage. Very clean, cosy and warm. Lovely grounds that our dog enjoyed exploring. Really appreciated the fresh eggs and wine left by the owner. Made us all feel very welcome. Perfect location for exploring surrounding area and beaches. Would visit again- had an amazing week and didn’t want to leave. Only issue we had was finding the house - Google maps has the house in the wrong location. The entrance is hard to find in the dark. We would suggest the location is shared using ‘what 3 words’.

Lovely accommodation with lots of space around . well located for Sutton Hoo a nice pub near by. Property difficult to find even in daylight , more directions would be useful . Car Sat nav not always accurate .
