Living room: With open fire, Freeview TV and DVD player.
Kitchen/dining room: With electric cooker, microwave, fridge, washing machine and tiled floor.
Bedroom 1: With double bed.
Bathroom: With shower over bath, and toilet.
First Floor:
Landing area: With single bed (for child) and pull-out single (for flexible sleeping arrangements).
Bedroom 2: With twin beds.
Maximum occupancy is 4 adults and 1 child.

Economy 7 central heating, electricity, bed linen and Wi-Fi included. Initial fuel for open fire included. Lawned garden with sitting-out area and garden furniture. Use of natural grounds (shared with owner). Private parking for 2 cars. No smoking.

Set in its own private garden amid the owner’s natural, unspoilt woodland, this converted detached coach house is set along a main road across the river from the ancient town of Woodbridge. It provides an ideal holiday base, with fresh garden vegetables and eggs available from the owner. Forest walks, three golf courses, the Sutton Hoo burial ground, the fishing village and castle at Orford, Snape Maltings concert hall and the Suffolk Heritage Coast are all nearby. Shop 1 mile, two pubs serving food within walking distance.

Lovely cottage. Real home from home. Bottle of wine, fresh eggs, milk in fridge and a delicious cake welcomed us. Ideal base to explore the area. Would definitely go again.

First impression of the cottage was that it was very quaint and cosy but on further inspection, there were lots of cobwebs and dust throughout the property and also the kitchen was quite dirty. There were dirty spoons and crumbs in the cutlery drawer, the cupboard and drawer handles were sticky, the kettle had so much limescale that it made the drinks undrinkable and the microwave needed cleaning also. We stayed during Storm Eunice and during the night the power went off. We contacted the owner and we were directed to the fuse box in the attic space. We were able to get the power back on but it soon went off again. We were able to determine that it was the water heater that was tripping the fuse so we reported it at the main house on our way out for the day, and we were told that they would look into it. When we got back to the cottage later that evening, there was no sign that anyone had been into the Coach House. The next morning (day we were leaving to come home), there was no hot water so we were not able to shower or wash up.

We were very disappointed with the accommodation - the whole place needs a good clean and most items within the property needs updating. We were left with no information as to procedures to do with the property. Interaction with the owners was very scarce and when we were told things would be done, we never saw anyone.
