This wonderful holiday home stands in the most beautiful of settings, lying to the western side of Corney Fell, dominated by Black Combe and enjoying the most extensive views. This superb barn, nestled around a courtyard with stables, offers a large living/dining room/kitchen featuring a fabulous inglenook fireplace, and four bedrooms with en-suite facilities. The barn has lovely features - carpeted and wooden floors, original beams, and has been warmly decorated and furnished with style. This welcoming home from home will be a haven to relax and unwind. Why not soak in the hot tub, read a book in front of the cosy inglenook fireplace, or take a stroll along the valley. Alternatively, there are plenty of attractions for you to visit in the nearby locality. The small town of Bootle is just 1½ miles away with shops and pubs, the lakes Wastwater, Ennerdale and Coniston are all within a 20 minute drive, Muncaster and Ravenglass are 5 miles, and the coast is just 2 miles away. With golf and horse riding nearby, and a pub within walking distance, this is an idyllic holiday location. Shop and restaurant 1½ miles, pub 1 mile.

    Fantastic week - all the family - 11 of us (and the dog) really enjoyed The Barn. Everything as expected - including the very slow WiFi!! All the younger ones enjoyed the hot tub with no problems. Would definitely go again

    We went to celebrate my mum’s 70th birthday. Prior to the break I had sent a number of email queries to the owner who was extremely helpful and efficient. The Barn was fantastic, the hot tub a must.

    I stayed at the barn may bank holiday weekend with 10 of my friends on a hen weekend. The group was mixed ages late 20s up to late 40s and we all had a fab time! The barn itself is traditional decor with a working agar, very comfortable and cozy. 3/5 of the bedrooms are ensuite and again clean and comfortable. The barn is fully equipped with kitchen equipment, washing up liquid, cloths and tea towels and even dish washer tabs supplied. Also provided was towels for showering and towels for use with the hot tub. We used the hot tub daily, it's been well used and some of the jets don't work but it did the job for us over the weekend. Outside area has table and chairs and that's where we spent most of the day and night as we got lucky with a hot weekend, rite little sun trap! The barn is located in a quiet area and the nearest pub is about a 30min walk(if you take the right route) the brown cow inn is a lovely pub with some cracking locals that welcome everyone, Sunday lunch is well worth the 30min walk. Wifi in the barn is a god send as no signal on anyone's phone, land line is provided. I would definitely recommend, fantastic value for money, great for groups of people and I will be booking again.

    Celebrated my husbands 60th birthday with close family. The cottage was extremely cosy and the kitchen was the best equipped kitchen I've seen for a while. The hot tub was great and we spent a lovely Mother's Day celebrating in the local pub the Brown Cow, enjoying a wonderful meal with a lovely atmosphere.

    We spent only half of the time at The Barn we were supposed to due to a burst pipe under the sink which stopped us staying any longer. In addition the hot tub lost temperature after the first night and one quarter of the jets weren't working. The cleanliness of the property left a lot to be desired, dust, grease, dirty pots and pans. I could go on and on but needless to say we won't be returning to the barn and would not recommend anyone spend their hard earned money staying here.

    Response on behalf of the Owner; Sadly, some parties decide for their own reasons, to leave early. This party contacted us upon arrival, but only about the internet. They also saw our caretaker on Saturday and at neither time did they mention any of the issues in their comments above. On the Saturday evening around 7.30pm, this party reported the leak. Unfortunately, at that time on a Saturday, it is impossible to get trades out, however the leak was fixed by 11:00am the next morning. The guests stated during that call they were leaving the next morning, to which I was surprised and suggested they bear with us whilst we resolve the leak. They did not. Our process for reporting any issues is provided in a welcome letter upon arrival. We ask for a call and then do our utmost to help and resolve. Had the property not been cleaned well enough, surely they would have told us however unfortunately, the guest did not give us the opportunity to rectify or discuss the alleged issues during their stay. The guests were informed in the House Guide and on both days that our caretakers saw them not to touch the ‘Sleep’ button on the hot tub as it lowers the temperature and restricts the jets – On both Saturday and Sunday morning, our caretaker found the tub in ‘Sleep Mode’. It is truly disappointing to receive such a low score and it is particularly strange that both Location and Local Amenities were scored 1 out of 10 – surely these are not affected by a temporary leak and perceived cleaning or hot tub issues.

    We had a lovely family get together at The Barn. Good open plan Kitchen, Dining and Living area which is ideal for a large get together. Good equipment for cooking and plenty of crockery and cutlery. The Barn was warm and we did not have to use the fireplace once although I am sure it would have been lovely if needed. I note that some people have complained about the lack of hot water but we did not experience that at all. The hot tub is an added bonus and we used on a regular basis. Beds were very comfortable and ample space for hanging clothes and drawer space. The location is a bit remote but I think most people would check this out before they booked. One thing I would have liked downstairs was a separate cloakroom instead of having to use the en-suite of the bedroom. But this is just because non of us is spring chickens anymore.

    Response on behalf of the Owner; Thank you for the lovely comments and again it was good to read you, like the majority of parties, had plenty of hot water and enjoyed the comfortable beds. We do concur, with hindsight, that when we designed and had the renovations work carried out (it was a large farm barn originally) we should have put in a separate downstairs toilet. However, four of five bedrooms do have an en-suite. Perhaps next visit you can have the ground floor bedroom with en-suite and others can climb the stairs to their rooms.

    This house I think needs a bit of an update. The beds are uncomfortable and the showers aren't great. The Wifi is very slow and the hot tub wasn't diluted correctly I don't think as it made most of us very itchy after only being in for a short time. Location is great, ideal if you want a bit of a remote weekend - but there's only one nearby pub so beware if you are thinking you will be able to go out for lunch! The equipment is good in terms of the amount of crockery etc for a big group, but the oven is very slow to heat up which isn't great when you have 10 hungry people to cook for!

    Response on behalf of the owner:- Many thanks for your review. The property is a rural Cumbrian 17 century converted Barn. As we are in the Lake District National Park building regulations are even more stringent with which we must comply. We have received many compliments regarding the manner in which the conversion has been done, as it is very in keeping with the surroundings. As I have already commented several times, and in particular in the immediate prior review, The barn is a very large building with its one water supply, it is not a city type house. That being the case the bathrooms cannot be used as if at home and we suggest that the showers are used in turn to ensure pressure and heat are appropriate. If all or most are used at the same time, there will be an effect. Similarly we are at the mercy if BT who provide a stable but slow internet service. When 12 people all try logging in with their phones, tablets and PC’s it gets very confused, so again sensible use it advised. We monitor hot tub usage very closely and have a number of different chemicals that work together to ensure the water is usable. It is, of course, possible that balance was slightly off, and that usually occurs from overuse or introduction of foreign materials with body oils being the worst. The tubs are checked every day, but clearly any abuse between checks will affect your comfort and usage. Beds are a very personal thing to critique. What is nice for one party will not be so nice for the next. We do our very best to change mattresses and toppers as needed and are currently reviewing all beds and bedding. I am really unsure what expectations are for our cooker. This is the second time I have heard this comment, so my wife and I and some friends used the Barn this week. We used both the aga, which is by its nature a slower cooker, and the double electric cooker to prepare all our meals. All worked well and as expected. Our local Pub in Waberthwaite, The Brown Cow, does great meals and take away. A little further afield, in Broughton and Foxfield, are four pubs and a restaurant and then a little up the coast is the Ratty at Ravenglass and several other good eateries in Eskdale. The Brown Cow is a 20 minute walk and all others are within an easy 15 minute or so drive. Please do remember this is a very large rural property, which is great for large group get togethers, but some facilities, found in towns and cities and more central tourist areas, are not the same and usage of the property may need some adaptation to your usual life style.

    Lovely location and lovely house if it was clean. Cobwebs everywhere,dirty bedding and awful smell in kitchen area. Showers were either freezing or boiling and wouldnt adjust and one of the towels had metal embedded in it which grazed one of us. Hot tub broke at one point but was quickly resolved. Oven took hours to cook any form of food and the bbq was disgusting.Our stay was pleasant enough after buying a relentless amount of air fresheners to try and cover the awful smell which was knocking us all sick. Signal was shocking which could not be helped but difficult to try and call owners to rectify the issues we had.

    Response on behalf of the owner. I feel your account of the problems is not quite accurate. You arrived late afternoon on Friday to find a nasty smell and left a phone message for us. Our caretaker was on site within a couple of hours and a problem with the fridge/freezer was diagnosed. A temporary replacement was provided immediately and a brand new one delivered on Sunday. So clearly reaching the owners was quite easy. We do not have any mobile signal at the property but have both phone and internet. No report of any problems with the cleanliness was reported during your stay, even when our caretakers were on site with you. I am sure there were some cob webs, as the Barn is a very large 17 century converted barn. We are in the middle of the countryside so get spiders and other wildlife sharing the space. Naturally spiders spin cobwebs and when removed immediately prior to your stay will be back within a few hours. Again, no report of problem with bedding or towels was received. Our caretaking staff work extremely hard to prepare the property, and on this occasion, did so in a four-hour period after prior guests had left the day you arrived. If they missed something they would be very sorry and happy to rectify if made aware. The Barn is very large and has 4 en-suite bathrooms. We have a private water supply via a bore hole and pressure tanks to feed the Barn and the Farmhouse on site. Clearly this is not a normal situation that the vast majority of people have in their own homes and therefore a level of adaption is required when using the property. For instance, do not all use the showers at the same time and wait for the water to get hot in the shower as the water must travel a long way. The hot water is supplied via a large hot water tank and if that gets drained then it will take some time to refill and reheat. I am really bewildered regarding your comments about cooking. We provide an electric aga and a separate electric cooker. The aga is, by nature, a slow cooker but the other cooker is a normal cooker and works absolutely fine. The hot tub tripped a fuse and once reset was fine thereafter. For those reading this review - My family have very recently all stayed in the Barn for a weekend to celebrate my daughters 30th birthday. We enjoyed the weekend with due consideration to the environment. We welcome feedback and do our best to rectify problems soonest. We thank you for your comments and do wish you had contacted us directly while on site so we could see exactly what you saw and rectify if possible.
