This fabulous holiday home, in a private gated nature reserve, has panoramic windows overlooking the lake and decking, with access to the Estate’s ArtSpa included.

Ground Floor:

With patio doors leading to decked area.
Living area: With wood burner, LCD Freeview TV, DVD player with a selection of DVDs, iPod dock, DAB radio/CD player with a selection of CDs, selection of books and games, and oak floor.
Dining area: With oak floor.
Kitchen area: With electric oven, 5-ring gas hob, combi microwave/oven/grill, fridge/freezer, dishwasher and washer/dryer.
Separate toilet.
First Floor:
Bedroom 1:
With twin beds, patio doors leading to balcony, and en-suite with shower over bath, toilet, heated towel rail and tiled floor.
Bedroom 2: With double bed and patio doors leading to balcony.
Bedroom 3: With twin beds.
Shower room: With shower cubicle, toilet, heated towel rail and tiled floor.
Second Floor:
Bedroom 4:
With double bed and en-suite with shower over bath, toilet and heated towel rail.

Gas central heating, gas, electricity, bed linen, towels and Wi-Fi included. Initial logs for wood burner included. Travel cot, highchair and stairgate available on request. Welcome pack. Garden with decking, garden furniture and BBQ. Shared use of 450-acre grounds. Outdoor heated eco swimming pool (shared). Indoor heated swimming pool (shared, 25m x 10m) with changing and shower facilities. ArtSpa with gym, sauna, steam room (shared, pass provided for 8 people), and beauty parlour (treatments at cost). Tennis court (shared). 2 dogs welcome, to be kept on a lead in the developed areas of the Estate. On-site fishing (licence required). Allocated permit parking for 1 car (permit provided); additional on-site parking. No smoking. Please note: Couples and family bookings only. All leisure facilities are shared with other guests on-site (restrictions apply), and the property is near an unfenced lake. This property has a security deposit of £250.

Augusta House is located on the Lower Mill Estate in Somerford Keynes, a development of stunning, contemporary homes situated in a private 450-acre natural reserve. The gated and managed Estate comprises woodland and meadows, crossed by three rivers and surrounded by serene lakes. Guests can enjoy the Estate’s ArtSpa which includes indoor and outdoor heated swimming pools, an eco-pool, sauna, steam room, gym, a hard tennis court and treatments by arrangement (at additional cost). You are also free to enjoy the nature trails and cycle tracks on the Estate, as well as boating and fishing. Walks around the largest lake, Somerford Lagoon, are restricted during winter months when migrant birds over-winter, but there is good bird-watching from hides dotted around the Estate.
Venturing out into the surrounding area you will find Cirencester, the old capital of the Cotswolds, just 6 miles away, and other delightful villages to visit include Stow-on-the-Wold, Bourton-on-the-Water and Burford. Shop, pub and restaurant ¼ mile.

    We had a great family holiday at the Augusta House. The location is fab, lovely walks on the doorstep, walking trails (we did a lovely treasure trail with our grandchildren), great swimming pools on site, very nice cafe/restaurant on site which has a lovely sunny outside sitting area near to the children's play area, and which has a take-away menu. Tennis courts available (just sign up at the court gate to book) and bikes/bike equipment available for hire. Everyone very friendly. The accommodation: warm; cosy sitting room; well equipped kitchen; very comfortable beds; plenty of space for an extended family; great views from two of the bedrooms and the sitting room. What more could you want!

    The house suited us very well in terms of its facilities and location on the Lower Mill Estate. It is well equipped generally and there's plenty of space. If only the deck had got a bit more sun during late August, though the view made up for it.

    The house was spacious, and the location was perfect. There was a large decked area with table and plenty of chairs at the back of the house, overlooking the lake. Two of the first floor bedrooms had balconies overlooking the lake. We were surprised that the top floor bedroom didn't have a window to take advantage of the view, but a skylight, that didn't spoil the holiday though. My son in law took his kayak and made full use of it on the lake. The grandchildren loved the swimming pools, indoor and out, as we all did, and the weather was brilliant. We also enjoyed meeting the swans with their cygnets, and watching and identifying the many different birds. There were some good dog friendly pubs close by, The Bakers Arms, The Greyhound and we particularly enjoyed eating at the Wheatsheaf. It was a wonderful relaxed holiday and we all wanted to stay on for another week.
