The beaches at Studland and Swanage, which are sandy are a short drive. Shop and pub 100 yards.

    It would be far better if there was a shower,double glazing, microwave and the Beech Tree could do with prunning.

    Everything in walking distance, dog friendly pubs and lots of places to visit and go walking.

    We loved the town and location but the bungalow was very tired and needed alot of TLC. Definitely needs a shower installing, more kitchen equipment and the hall carpet replacing. It wouldn't take much to cheer it up and if the above is addressed we would happily come again!

    We picked Simkin because it was only 2 miles from our sons house, being an invalid I have difficultly getting up steps. An extra step at the back door would help for invalid people. I think a shower instead of the bath would be more convenient .

    Have stayed here quite a few times as convenient location, not to far from the station and buses as do not drive. I just wish that they would fit a proper shower as I can no longer use a bath due to disabilities, shampoo spray is really not good enough for a week's daily showering. There also could be a microwave there and an ice box in the fridge.

    Just booked up again for next summer although bungalow needs updating lounge furniture needs replacing location and amenities superb
