Silver Dawn is a prestigious, detached, riverside holiday property and has been completely rebuilt offering contemporary waterside accommodation. It is located on the River Bure in the Norfolk Broads and has a large decked area and a lawned area leading to the waterside, perfect for relaxing and enjoying the boating activity. Mooring is available to the front and rear of the property, and having your own water frontage means fishing is literally on your doorstep (seasonal and licence required). This is an ideal location to explore the popular villages and broads of Wroxham, Potter Heigham, Coltishall, Salhouse and Ranworth, which are all easily accessible with the 8-seater, private motor launch available free of charge and on request directly with the owner. Horning village, a picturesque broadland village with riverside inns, restaurants, a selection of small shops and tea shops, is just a couple of minutes away. BeWILDerwood, an outdoor tree top adventure park makes a great day out for children, or there is Wroxham Barns just a short drive away. Wroxham is known as the "Capital of the Broads", with its selection of waterside cafés, restaurants and pubs. Sandy beaches can be reached within 11 miles where you can experience the delights of the coastal villages. Alternatively, spend a day in the city of Norwich, 9 miles, with its cathedral, museums, theatres and a vast array of cafés and shops. National Trust properties including Felbrigg Hall, Blickling Hall and Horsey Windpump are all well worth a visit. Sailing, cycle hire, fishing and bird watching are all available locally. Shop, pub and restaurant ¾ mile.

    This cottage looks fantastic on the website, but having read some of the other reviews, I was a bit concerned. However, the owners were very helpful and dealt with my concerns. Just a word of warning (not a complaint), Silver Dawn is in a lovely location right on the river's edge, but please note it is quite a walk back up an unlit lane to the village. The lane when we went in October was flooded in parts and it would be difficult to walk down. However, there is a local taxis service which happily took us back. Although it is a bonus to get a boat for your use, another word of warning is that the boat is very difficult to steer and therefore mooring up is very difficult. We did not use it much as with only two of us it would have been impossible to moor up. It also would have been nice when having the roof closed to be able to open the windows, but they where so old and covered in moss that they could not open. It would have been nice to have had a coat rack and boot rack. Coats were draped over dining room chairs and boots left in the hallway which was untidy and inconvenient. As mentioned in other comments, the main bin in the kitchen is too small for a large party and had to be emptied regularly. A large free-standing bin would be a solution. As also mentioned in previous comments, the double bed in the rear bedroom had been supported on wooden blocks and a broken leg, but this didn't stop the bed from collapsing when one of our party got in. We could not use it. Overall, this is a lovely and well-appointed house, it is just in need of some care and attention to rectify these issues. Dispute all of the above we did have a lovely holiday.

    This was our second visit to silver dawn and from the previous visit a year ago none of the issues we raised had been addressed. The counters in the kitchen were all sticky and no amount of cleaning got it off, the dishwasher tablet cover was broken so couldn’t clean the dishes properly, wooden flooring strip loose in kitchen which we tripped over, the rubber seal on the bifold doors came down so we had to fix it, we had to jump start the boat every time we wanted to use it, the double bed in the back room was propped up on a wooden block where the leg had previously been broken!! So dangerous! The windows at the front had fingerprints all over them, the toilet roll holder in the front bathroom is still wonky from last year. The shower head wasn’t clean, the bath water was yellow, the boat was infested with spiders and hadn’t been cleaned since last year! The WiFi is absolutely appalling..., the sofas we wiped over and the wipes were black! The kitchen doesn’t have a bin big enough for a house that accommodates 8 people so we were forever going up to the recycle bins at the top of the road.on our last night the heat alarm went off in the house causing my baby to wake up frightened and therefore spent hours trying to settle her again! There was no reason for it to of gone off. For a holiday that Was super expensive! I am upset that we had all of this go wrong... and I’m sad to say we won’t be returning next year. Such a shame that the owners won’t spend the profits on the property to bring it back to what could be a wonderful house.

    A very tired house that is in urgent need of a good clean and some money invested in it. The outside is dangerous. There is no edging to the decking and to the side of the property there is a hand rail but it rotten. The so called day launch (boat) we felt was unsafe and disgustingly dirty so we ended up hiring a day boat from a local marina.The water was undrinkable, both the hot and cold water was yellow. There was no instruction folder in the house, so no emergency numbers etc. The outlook is the only thing this house has. We definitely won’t be returning!

    Silver Dawn is in an excellent location and is a comfortable house, however it is getting very tired which for a house which is to the top of the scale in terms of rental cost is disappointing. The Kitchen tops are in need of re finishing, the sink is stained. We did wipe all of the surfaces as they were sticky when we arrived but they remained sticky. The tops of the wall units I would imagine had not been cleaned since the house was built as was the fridge which was coved in a thick layer of sticky dust, which we did clean. Most of the house requires decorating again I imagine it has had little done since it was built. The door to the Electric Cupboard has no fixings at all and fell off when the back door was closed. The door bars between most of the rooms are loose and some are just laying on the floor causing a trip hazzard. Outside the cover on the side of the decking fell off exposing some kind of tank, the hand rail along the decking to the dyke is mosly rotten. There was no welcome pack at all we had to ring to ask where to put recycling and rubbish, which is a 7 minute walk back down the track to the main road, also no emergency numbers . We did enjoy our stay but it is a shame that such a nice house in a good location has not been maintained to the standard you would expect for a house in this price range. There is only long you can milk a cow without feeding it!!!

    Really nice property and owners are lovely. Could have a bit more attention paid to cleanliness but nothing too bad, linen and towels always fresh. Great to have a boat, but it feels a bit of a bone shaker so your first journey you think it may break down but after that it is fine. 15 minute easy walk into Horning and within walking distance of Bewilderwood, other than that you need a car to do food shopping.
