Close to many attractions, this beautiful cottage is a great holiday escape for a small families or friends alike.

Built to a good standard, these adjoining holiday cottages in the owners’ grounds are situated in the tiny village of Beddingham, which lies in the South Downs just off the Lewes to Eastbourne road (which although convenient, can be busy). The view to one side of the cottage is that of Mount Caburn, which is one of the highest landmarks in East Sussex and is the home of an Iron Age fort! Both cottages have wheelchair access to the ground floor rooms. Lewes, 2½ miles, is dominated by the ruins of a great Norman castle and boasts twisting medieval streets and tiny twittens. The port of Newhaven lies on the land with the shortest sea route between London and Paris and Seaford is a quiet, informal holiday resort from where Seaford Head, The Seven Sisters Country Park, Beachy Head and the village of Alfriston can all be visited. Glyndebourne and the outdoor opera, 2 miles. Drusillas Zoo Park, Charleston - the home of the artists Vanessa Bell and Duncan Grant and rural bolt hole for the Bloomsbury group, Firle Place and Newhaven Fort are all a short drive. Eastbourne, 12 miles, Brighton 10 miles. Free coarse fishing 200 yards (rod licence required). Shop 1½ miles, pub 1 mile.

    Rose Cottage was in an ideal location for us visiting places around the area - Lewes, Brighton, South Downs South Coast etc, it was clean and well equipped, also a nice touch the owners of the property had left us a complimentary basket of goodies for us to appreciate Tea, Coffee, Biscuits, Sugar etc. and best of all 4 beers left in the fridge just the ticket after a long hot journey. We only met one of the owners Miss Jackson who was very helpful and hospitable and was a pleasure to meet. The minus points of the cottage were that it suffered at times from loud traffic noise from the main road situated close to the property although it wouldn't have been as noisy if we had kept the windows shut but as we were experiencing a heatwave we needed have the windows open. At the back of the property our bedroom suffered from a lack of light as there were some Leyandii trees only a few meters away blocking the light, maybe it would be an idea to cut the hight down a bit. The rear garden looked as if it needed a bit of maintenance, also we had two dogs and it wasn't as enclosed as we had expected it to be (open gaps,) basically the dogs could have easily escaped if we left them unattended for a moment. The cottage spec stated it slept 4 but there was only one lounge chair and sofa that seated 2 so it was a tight squeeze when we had relations stay with us for a couple of days. Apart from those discrepancies we really enjoyed our stay at Rose Cottage.

    A really nice cottage but unfortunately it was right next to the busy dual carriageway and we arrived on a Friday night so the traffic noise went on into the night. Also the walls were thin and the dogs next door disturbed our dogs, unfortunately meaning we had a very unsettled night.

    excellent, had all the appliances we needed. comfy bed , dog friendly and had a secure back garden no no escapees!!

    Fantastic value for money and very kind owners who live next door. The cottage is very well insulated from heat lose and noise. There is additional underfloor heating in the bathroom. which is very effective.

    Nice welcome package when we arrived. We didn't use most of it though as we'd brought our own food and didn't want to return home with it. All 'facilities' you would require were supplied, e.g. towels, extra blankets, crockery, cutlery. I suspect though someone may have walked off with a few tea spoons as there were many more of the other cutlery items. There was also oven/hob, washing machine, and dishwasher. It would have been nice though to have a dish drainer for use at the side of the sink as we didn't have enough washing up to do to use the dishwasher. Cottage was very clean and tidy. It was good to have the downstairs bedroom leading to the back door as the pup could have his bed there and be supervised overnight. I was 99% sure he would have behaved if left in the front room, but you never know. Unfortunately there are horse chestnut trees dropping the nuts into the back garden, so the pup couldn't be left there without watching him. That said, the back garden was well fenced and the pup could otherwise have been left there safely.

    Nice well equipped cottage,but to much noise from traffic on A 26 at back of garden.needs a bit more maintenance/deep clean to keep at good standard.

    The cottage is perfect for visiting the local area which is what we were doing.You could not possibly stay without a car as no local amenities which was fine for us we knew the area ad were well aware of this. A most enjoyable stay.
