This property is part of our Welcome Cottages collection

A carefully curated collection of properties that offer high quality, good value accommodation in great locations across the UK, Ireland, France and Italy

Close to many attractions, this beautiful cottage is a great holiday escape for a small families or friends alike.

Built to a good standard, these adjoining holiday cottages in the owners’ grounds are situated in the tiny village of Beddingham, which lies in the South Downs just off the Lewes to Eastbourne road (which although convenient, can be busy). The view to one side of the cottage is that of Mount Caburn, which is one of the highest landmarks in East Sussex and is the home of an Iron Age fort! Both cottages have wheelchair access to the ground floor rooms. Lewes, 2½ miles, is dominated by the ruins of a great Norman castle and boasts twisting medieval streets and tiny twittens. The port of Newhaven lies on the land with the shortest sea route between London and Paris and Seaford is a quiet, informal holiday resort from where Seaford Head, The Seven Sisters Country Park, Beachy Head and the village of Alfriston can all be visited. Glyndebourne and the outdoor opera, 2 miles. Drusillas Zoo Park, Charleston - the home of the artists Vanessa Bell and Duncan Grant and rural bolt hole for the Bloomsbury group, Firle Place and Newhaven Fort are all a short drive. Eastbourne, 12 miles, Brighton 10 miles. Free coarse fishing 200 yards (rod licence required). Shop 1½ miles, pub 1 mile.

Ground floor: Living/dining room/kitchen with wooden floor. 1 double (5ft) bedroom. Shower room with toilet. First floor: 1 twin bedroom.

On road parking.

Both properties: Electric central heating included (£30per week, £20 per short break November-March). Electricity, bed linen and towels included. Travel cot. High chair. Freeview TV. DVD. CD. Electric cooker. Microwave. Washer/dryer. Dishwasher. Wi-fi. Enclosed lawned garden and furniture. Barbecue. Fishing 200 yards (licence required). Welcome pack. No smoking.

cottage was lovely , there was nothing around for amenities apart from a pub 2 miles down the road , the cottage was right along side a very busy road and a busy junction roundabout just near by but you couldn't hear the traffic unless you were outside , the cottage was tidy and cleanish but care with the cleaning was needed , equipment was ok but odd things could be updated as it looks dated now , it not a very good place for walks unless you like walking along side the busy road as the nearby farmer has signs everywhere saying private land , there are plenty of shops nearby but you need a car to get to them ? , apart from that we d still stay there again but as I said needs updating abit

Rose Cottage was in an ideal location for us visiting places around the area - Lewes, Brighton, South Downs South Coast etc, it was clean and well equipped, also a nice touch the owners of the property had left us a complimentary basket of goodies for us to appreciate Tea, Coffee, Biscuits, Sugar etc. and best of all 4 beers left in the fridge just the ticket after a long hot journey. We only met one of the owners Miss Jackson who was very helpful and hospitable and was a pleasure to meet. The minus points of the cottage were that it suffered at times from loud traffic noise from the main road situated close to the property although it wouldn't have been as noisy if we had kept the windows shut but as we were experiencing a heatwave we needed have the windows open. At the back of the property our bedroom suffered from a lack of light as there were some Leyandii trees only a few meters away blocking the light, maybe it would be an idea to cut the hight down a bit. The rear garden looked as if it needed a bit of maintenance, also we had two dogs and it wasn't as enclosed as we had expected it to be (open gaps,) basically the dogs could have easily escaped if we left them unattended for a moment. The cottage spec stated it slept 4 but there was only one lounge chair and sofa that seated 2 so it was a tight squeeze when we had relations stay with us for a couple of days. Apart from those discrepancies we really enjoyed our stay at Rose Cottage.

We thoroughly enjoyed our stay at Rose Cottage. It had everything we needed, and more! The small hamper on arrival was an unexpected bonus. Thank you

A really nice cottage but unfortunately it was right next to the busy dual carriageway and we arrived on a Friday night so the traffic noise went on into the night. Also the walls were thin and the dogs next door disturbed our dogs, unfortunately meaning we had a very unsettled night.
