To the left of the entrance hall is the living room with low slung beams and gorgeous open fire make this a wonderfully intimate room for gathering together in the evening. There is also a Smart TV and DVD player for a relaxed film night by the fire. Back through the sitting room, on the other side of the hall a cosy snug room with sofa and TV and DVD which brings you into the fabulous country kitchen. Featuring a double electric range cooker and a long farmhouse table sat on the flagstone floor, it is the perfect spot to enjoy good food and a good bottle under the ancient oak beams. There are two bedrooms on the ground floor a double room with small TV, next to a bathroom with bath and separate shower, and a single bedroom with a toilet next door, with separate access to the first floor is a twin room. Heading upstairs to the main wing of the first floor, there are a further three bedrooms and another bathroom. The spacious master is a double with high vaulted beams, accessed through a single bedroom, making these rooms perfect for a couple with young child. There is a twin bedroom with a vaulted ceiling, and the adjacent family bathroom is furnished in country house style with a double end clawfoot bath. Outside there are large gardens to each side for play time, sunbathing and picnics on the benches, flanked by hedgerows and tremendous views out across the fields. There is also a pretty herringbone brick patio with table and chairs to the rear for south facing barbecues in the sun, along with a firepit.
Kirdford is a pretty, leafy village in the north of West Sussex, just 5 miles from the county border with Surrey. It features the Grade I listed 12th century stone built church of St John The Baptist, and the village centre has a recreation ground with football pitch and tennis court. It is just a mile from the South Downs National Park, set amongst picturesque countryside and the location is perfect to enable you to explore much of Sussex. For local dining you are spoiled for choice, with a 17th century inn just a 5-minute walk up the road opposite a small children’s play park, and a 15th century gastropub 5 minutes further on. With the route of the Wey and Arun Canal close by, the section at Loxwood is just a 10-minute drive. This rural waterway is recognised as a natural heritage asset, as well as providing a haven for wildlife. There are several ongoing restoration projects, and you can now take boat trips on the idyllic Loxwood section of the canal. For a fabulous walking route join the Wey/South Path here, some 36 miles long which links the North Downs Way south of Guildford to the South Downs Way above Amberley. One of the most attractive for walking in the south of England, the canal towpath passes through the lovely woodland and open landscapes of Surrey and West Sussex, including Areas of Outstanding Natural Beauty.
