This superb holiday property is the ideal location from which to discover the New Forest, Portsmouth, Southampton, Lymington and the coastal resorts of Hampshire.

Enjoying a wonderfully peaceful, scenic and rural location, surrounded by fields where horses often graze, this delightful, detached, Grade II listed cottage is accessed via a long gravel driveway, set back from a country lane, yet only 10 minutes’ drive to Lymington or 5 minutes’ to Brockenhurst. The popular local pub serving fine fayre is within ½-mile via a footpath or ¾-mile by road. Pond Cottage has been lovingly and carefully restored, offering tastefully styled accommodation yet retaining some superb features. The highlight of this super property is the wonderful kitchen/dining room with underfloor heating and a suspended mirrored light from the apex. French doors lead from here onto a patio terrace which leads to the enclosed gardens, where plentiful wildlife including deer, pheasants and many birds can be seen. Contrary to the name of the cottage, there are no ponds in the property’s own fenced grounds, however there is a large pond in the grounds of the next door property.

Ideal for families and couples, there is a double bedroom on the ground floor with a ‘Jack ‘n’ Jill’ shower room, and three further bedrooms on the first floor, one 5ft double with TV, one double and one single with a pull-out bed suitable for children. There is a bathroom on the first floor, plus an additional toilet in the ground floor utility.

The ever-popular New Forest is part of the National Park, and is a haven for ponies. Extensive walks, cycling and riding routes cross the heathland. There is plenty to do in the area for all ages, all year round. Nearby Brockenhurst has ‘best in county bakers’, plus cycle hire, shop/post office and pubs/restaurants.

The popular sailing town of Lymington is only 10 minutes’ drive, with its pretty harbour, cobbled pedestrianised streets, boutiques, eateries and pubs, and ferrys to the Isle of Wight. Other places of interest include Beaulieu Motor Museum, Buckler’s Hard, Marwell Zoo, Peppa Pig World at Paultons Park, New Forest Owl and Otter Park and Southampton with its maritime history, to name but a few! Shop 2 miles, pub/restaurant ½ mile.

    We went as a family of three generations, grandparents in the ground floor bedroom. The house and garden are lovely, Penni and Simon were very helpful and my daughters are already planning for a return trip!

    Pond cottage was a well equipped, comfortable and well decorated house for a long weekend with the extended family. The warm welcome from the owners' friend (the owner being themselves on holiday) was brilliant. A great place to unwind and relax - we'll be back!

    A stylish beautifully presented cottage, very well equipped with everything you could need. Clear information and guidance for any appliances and things to do in the area. Pleasant sitting out area, we used it for lunch, even at the beginning of March with patches of snow on the grass! Thank you for the welcome goodies.

    Over the moon lovely secluded cottage . Excellent facilities well equipped just what the doctor ordered . Lovely welcome pack including wine milk bread tea and coffee . All explained by Simon. bravo what a great home from home in a peaceful location 😀😀😀

    A stunning cottage and beautiful location. Worked well with 6 adults and 2 babies across 3 generations. The house was well equipped, very clean and felt almost brand new. Furnishings were tasteful and high quality. Penni, the owner, was very helpful and responsive in the lead up to the holiday and gave some excellent recommendations. The Red Lion pub, a short walk away, was fantastic. Only two small recommendations would be a stair gate at the top of the stairs regardless of whether there are children - the steepness and locality of stairs to the bedroom doors (as warned in the house description) made me very nervous (particularly with a baby)! Also some more outside lighting particularly near the gate would go down a treat. Just helpful suggestions though. An absolutely stunning place and would definitely go back again. Thank you!

The configuration at the top of the stairs is very difficult: however we have taken on board your comments and we have now had a carpenter customise and fit a top of the range (Fred) stairgate. We hope very much that it will give you the reassurance that you are looking for. Sadly we can do nothing about the lighting by the entrance gate as the land is owned by the local farmer. We look forward to you returning to Pond Cottage.

    Honestly the best holiday cottage I have stayed in. Unlike many others, this place is exactly as described if not better. Beautiful house, great location with all the amenities you could need. The bonuses are the wood burning stove and the kitchen dining area with its high ceilings. The owners are also extremely welcoming but leave you to it once you are settled in. Great weekend away. Cannot wait to return in the Spring.
