Ox Lodge Barn is a single storey holiday property situated in the High Weald of East Sussex, ideally suited to someone with walking difficulties. The property is well thought out, with the bedrooms at either end of the property, with the living areas in between, giving complete privacy to guests. The spacious yard may be shut off to contain dogs or children. Excellent walks, a vista of stunning views and carp fishing by arrangement with the Estate are available. Bird watching can also be arranged with a local expert. Local attractions include ‘Batemans’, Rudyard Kipling’s home and Sarah Raven’s cutting garden. The historic town of Rye is 30 minutes, Battle, 10 minutes, Tunbridge Wells, 30 minutes and Brighton, 45 minutes. Robertsbridge station is 5 minutes away with a journey time to London Charing Cross of 1 hour 10 minutes. Shop and pub 2½ miles.

Ox Lodge Barn (PQQW) and Coblye Barn (PJJR), situated 1 mile apart, can be booked together to accommodate up to 7 guests.

Living/dining room with wood-burning stove and kitchen area. Two double bedrooms, one with 5ft bed, additional Z-bed (for +1) and en-suite shower room with toilet, one with 5ft four poster bed with en-suite bathroom with over-bath shower and toilet. Beams throughout.

    My elderly Mum, elderly dog and myself had a lovely stay at Ox Lodge Barn. I give a low mark for local amenities, just because there aren't any but this wasn't an issue for us - middle of nowhere is lovely! The barn is really comfortable and spacious - the only reason for not giving a 10 overall is that we would have expected a pint of milk to be in a "welcome pack", whereas there was a just jar of lovely honey and a bunch of flowers - appreciated anyway but as the nearest shop is some miles away, a cup of tea on arrival would have been great!

    Although generally clean it was let down by grease in oven trays and base left by previous guests. There was also dust in cupboard containing brushes etc. The web photos do not portray the surrounding out buildings attached to the cottage which are run down. A bit more care to detail would have eliminated most of the problem. Having said the host Henry was a very nice person.

    a perfect location. spacious comfortable bedrooms ideal for two couples. lovely sunny courtyard too. loads to do in area and walks on the estate are a great way to spend an afternoon. we will definately be back

    The barn is very comfortable and well laid out and was very peaceful with only birdsong and lambs bleating to disturb the quiet. The four poster bed is so comfortable and the settees with only 2 of us gave us plenty of spreading out space. As there were only 2 of us I found the big saucepans and frying pan heavy to use but that is not a criticism merely and observation. The bathrooms were excellent, especially the shower cubicle. There is plenty to see and do in the area and places to visit by train as well. The owners were very friendly and helpful and we would love to visit again next year.

    We had a lovely stay at Ox Lodge Barn A couple of things that could have helped would have been a list of local amenities- nearest shop-pub etc There were no dishwasher tablets and the socket with the microwave couldn't handle 2 items being used at the same time and kept blowing. We found it very quiet and peaceful and enjoyed the tranquillity xx

    Very comfortable cottage with everything you could possibly need. Ideally situated and most places we wanted to visit were within easy reach. Was very happy in this cottage and would certainly visit again.

    Great place to stay, comfortable beds and sofa. Very suitable for dogs as it is possible to shut off the yard and there are lovely walks from the door. Good location to get many National Trust and English Heritage properties nearby and to the coast. A welcome book with local information would be a good idea.

    A very charming barn conversion on a lovely quiet farm. It was big but cosy with all mod cons. Good location for visiting the area on the coast. Would go back again.

    Lovely barn in beautiful countryside, nicely converted with the bedrooms at either end of the building. A few miles to the nearest amenities but with lots of places to visit in the area this was no problem. Away from busy roads meant peace and quiet which was exactly what we wanted. We would highly recommend this property to anyone wanting to visit this part of the country.
