Description

The Boat Shed is situated near the Norfolk Broads National Park with over 125 miles of navigable waterways and beautiful countryside.

Perfect for summer holidays or winter escapes, the warmest of welcomes awaits your arrival at Meadow Farm. Nestled in the countryside, close to the village with its shop and two inns serving food, this is the perfect location to explore the best of Norfolk with its amazing coastline and its famous Norfolk Broads. The barns, each boasting character, are over 200 years old, yet offer contemporary open plan living, and are well equipped and furnished to provide excellent comfort. These well-appointed adjoining barns each enjoy privacy, their own enclosed garden with seating furniture and private parking. The holiday properties are situated in a separate area of the owner’s grounds, which also has a small, members only, Registered Caravan Club site for five caravans, on the properties meadow.

Close by is Hickling Broad, with a nature reserve that links to the Norfolk Broad’s unique topography of reed-lined waterways, famous for their good coarse fishing, boating and rich variety of wildlife, especially waterfowl. Also 3 miles drive away, are the glorious sandy beaches of Sea Palling and Waxham, often visited by seals. Visit Wroxham (11 miles), the capital of the Norfolk Broads, with its waterside cafés, restaurants, shops and daily river trips available. Also catch the Bure Valley Steam Railway here for a wonderful trip to Aylsham. Daily boat hire is available at nearby Hickling Broad and Potter Heigham, ½ mile and 3½ miles away respectively. Quiet country lanes and trails are great for relaxed cycling and walking.

Nearby attractions include many National Trust properties including Blickling and Felbrigg Hall and Horsey Windpump. Visit the seaside resort of Cromer (21 miles) with a promenade and pier, and Sheringham (26 miles), home to the North Norfolk Steam Railway. The city of Norwich (21 miles), with its cathedral, castle, museums, galleries, restaurants, cinema, theatre and shopping with two malls and market square is within easy driving distance. For another great day out, visit Horsey Gap (National Trust) where you can walk on the sand dunes and see the seals and pups on the beach (November to February). Beach 3 miles. Two pubs serving good food, one with a small shop both within walking distance.

    Comfortable and welcoming. Would be nice to have own washing machine and dryer rather than having to go to the caravan camp site, however very nice accommodation and would stay again.

    Response on behalf of the owner; We’re glad you had a lovely stay at our cottage, and we would just like to comment as per the description on the property page that there is a utility room with washing machine, shared with only our 4 barn complex, not on the caravan site as you stated. This is locked and provided with washing powder, taps and all other necessary amenities that you may require. It is unfortunate that you were unhappy with having to go outside, however we thought it be best that these noisy machines not be inside and disturbing your stay.

    This is one of the best equipped cottages we have stayed at. It was very clean everywhere and Martin and Karen (owners) were extremely helpful. The cottage and garden were very dog friendly and we were able to visit a different beach each day to walk our border terrier. We highly recommend The Boat Shed.

    The property was in a good location and good for the dogs, very dog friendly. Treats for both furry and people guests on arrival which was a lovely touch. Everywhere was spotless bar the floor, we had to move sofas so we could all see the small TV and there was LOADS of dog hair under there, obviously not been hoovered under for quite a bit, we have two dogs and we even found it a bit gross. The rug was also the same, it was full of long black dog hair and behind the TV where we had to explore to reset the internet. The house was dressed very well and though good for the pics there was just "stuff" on every available surface, we had to move everything to get a place for phone, glasses etc on the bed side table and just the bit we had brought for the week. Sofas were very hard and uncomfortable and the matres downstairs was soooo soft, my dad just couldnt get comfy and just had to go to bed in the end. We had an October stay so we were back around 6ish most days. Could do with some more outside lighting about the place, a nice touch with the torch for taking dogs out at night as the garden is very dark. Matress upstairs was very comfy, very attentive landlord and the location and complex was very well presented with easy access, parking and easy to find. it was nice overall.

The property is thoroughly cleaned by us as owners prior to each guests stay and we are sorry that you felt we fell short on this occasion. We generally score quite highly but we will redouble our efforts to ensure future guests are more than satisfied. The sofas are placed around the 32inch Freeview TV which is advertised within the property description on the website. Comfort is very subjective and we have not received any negative feedback about the beds or sofa previously. We provide high standard hotel quality mattresses, mattress toppers and duvets, with pure cotton linen. We are sorry they were not to your liking. The lighting outside the property has to be limited due to the property being located near a nature reserve - bright lighting would disturb the wildlife. The security/safety light required permission from the local authority to be accepted. We do leave a welcome pack of wine, tea / coffee, cake, bread and milk along with lots of other essentials including treats for your dogs and are glad you enjoyed these.

    The Boat Yard is good value for money . Comfortable beds and cotton bedlinen The welcome pack homemade jam & bread, fresh farm eggs and wine much appreciated . The owners are welcoming and friendly. Although the garden is fenced along the front the fencing offers no privacy you are overlooked by everybody passing. Apart from that we enjoyed our stay at the Boat Yard.
