Location was good for our purposes in a nice village and close to York. It could be a very nice cottage but it is let down by a number of things which could be easily corrected but seriously affected our stay. The beds in particular were extremely uncomfortable and my wife ended up sleeping on the sofa the bed was so bad. Even though the sofa was too short to lie straight it was still preferable to the bed! Even just sitting on the bed you could tell how unsuitable it was so no surprise trying to sleep was impossible. The bed in the other room gave me the worst back ache I've had for ages. Apart from this there were other things that could be easily corrected - poor level of cleanliness, non-opening window in bathroom and poor fan, old although functioning fridge and cooker. We were surprised on leaving to find that many previous guests had made similar comments and astonished that they hadn't been corrected by the owner. Overall it was an uncomfortable stay and poor value for money, could have stayed in a really good hotel for the price we paid - in fact had we booked for a week we would have moved out but luckily were only there for 2 days.

Whilst our family had a good holiday, this accommodation needs to be properly cleaned. Simply: this is the worst standard of cleaning we have experienced at a holiday property.

A lovely little family cottage and a perfect base for visiting York Pocklington Selby and the Designer Outlet Would have been perfect if the lounge faced the sunny side and garden Only 1 really annoying point was the movement sensory light by the front door that was activated by the wind or rain or when someone visited the loo in the night

We enjoyed our time there; it was quiet and most things were there that we needed. We left a list of items that would have been useful: hooks on doors, a small sharp knife, more towel rails, etc. Dehumidifier in bathroom too small for the task, as there was condensation on bathroom windows, which couldn't be opened. The beds are v hard, and duvets too small.

Response on behalf of the Owner; We are disappointed that we didn't meet the standards expected. We have implemented a new cleaning programme; this we hope will improve the stay for future guests.
