Dating back to the 18th century, this elegant and spacious grade II listed farmhouse stands detached, with lawned gardens and exclusive use of an indoor heated swimming pool with an outdoor spa tub and indoor sauna. It offers a substantial venue for large families or groups wishing to holiday together. The house boasts a well-appointed kitchen with double Aga, spacious bedrooms and a games room kitted out for all ages including a table tennis table. It is set amongst rural countryside with a network of quiet lanes offering good walking and cycling from the door. The highly acclaimed Church Farm, Stow Bardolph Rare Breeds Centre, Denver Windmill, sailing club and pay-and-play golf course, Welney Wildfowl Trust, the award-winning Hare Arms pub and Downham Market with its Friday and Saturday markets, are all within easy reach. There is also easy access to the lovely sandy beaches, RSPB nature and bird reserves along the North Norfolk Coast.
The market town of Downham Market (6 miles) boasts a direct rail link to Ely, Cambridge and London (1hr 20mins). It has a supermarket, shops, restaurants, inns, post office and bank. The medieval town of Kings Lynn (8 miles), complete with handsome waterfront offers an array of good shops, inns, restaurants, theatre, cinema, bowling alley and a sports centre. Both west and north Norfolk have an expanse of sandy beaches and salt marshes along the coastline, as well as nature reserves to protect the birds and plants which thrive here. The coastal road passes through many pretty rural villages, with popular tea rooms serving wonderful local food.
For those who enjoy a visit to the beach whilst on holiday, the seaside resorts of Hunstanton and Heacham boast beaches and array of traditional seaside activities and attractions for all ages. Hunstanton (22 miles) has a pier with lively seasonal entertainment, Sea Life Centre and cliff-top golf course. Heacham (20 miles) is home to Norfolk Lavender and visitors may participate in guided tours of the expanse of lavender fields to observe the harvesting. Sandringham Estate - the Queens country residence, with its Jacobean-style house, museum, superb gardens and park are open to the public when the Royal Family is not in residence. To the south lies Ely Cathedral, ‘Ship of the Fens’, standing proudly in the small city of Ely. Ely has an excellent Saturday market and a good variety of gift shops, as well as a pretty water front and boat hire. The historic city of Cambridge is easily accessible for the day and well worth a visit. One of the nicest ways to explore the city is by punt, which meanders through the city and passes many of the stunning university grounds. There are also many shops, pubs, restaurants and theatres. Norwich, famous for its cathedral is also within easy reach, where a visit to the stunning cathedral is not to be missed, as is the famous mustard shop, with many new and old varieties can be purchased.     This was our second stay at Hall Farm and we would love to come back. It’s such a fantastic house, spacious and full of character. The hot tub and swimming pool were very popular! The only thing to feed back would be to let guests know that there are only a handful of dishwasher tablets and one toilet roll per toilet and so if you’re doing a good shop/delivery you’ll need to include those essential items too.

    We hired this house as we were celebrating a 18th 21st 50th and 70th family birthdays. There was plenty of room and facilities for a large family group of all generations to spread out and be entertained in small or large groups. We were also blessed with fantastic sunny dry weather.😀👍☀️

    wow. this is a real gem! an amazing house with beautiful gardens . I rented it for my 50th birthday weekend for 18 ladies ! we had a wonderful weekend and all said we would d definitely go back next year. absolutely fantastic.

    The swimming pool was the best thing about the venue, followed by the hot tub and then games room enjoyed by the children. (The pool would have been enhanced by having a fridge as it was a short walk to the kitchen fridge/freezer for drinks and ice creams. The kitchen was spacious with 2 ele citric ovens and an AEG oven which made catering for 16 manageable. However, there was a small microwave which was inadequate. The 2 large fridges were sufficient for our needs. Great to have 2 dishwashers, which were a must. it would have been useful to have a bin in the kitchen for recyclable stuff. (Not all bedrooms had a waste basket.) Ample car park for 4 4x4s, a trailer for the bikes and a motorhome. The summer house was disappointing: Dirty, with cobwebs and one chair.

    We had the best time this weekend, everybody loved the house and said they would happily return. We were very lucky with the weather and spent most of our weekend in the garden. Mrs Esse was lovely and very helpful. I would definitely recommend this house for a family or friends holiday. It was equipped with everything you could possibly need. The rooms were spacious and beds were very comfy. Everything was perfect.

    Hall Farm is fabulous, you won’t be disappointed. The owner met us for the key handover and had already unpacked a large online shop on our behalf which was unexpected and highly appreciated. Also on arrival was a homemade cake, we cannot recommend the Elizabeth the host enough. The house itself is beautiful, old, rustic and charming. The 9 double bedrooms made it very comfortable for our group of 18. The floors are a bit uneven and freaky but this is all part of the character of the house, definitely not a downside. In the evening our entire group would either sit in the kitchen or dining room around the large tables so it is perfect for entertaining. Off the dining room is the old stable with table football and table tennis (plenty of bats and balls supplied). The garden is simply amazing, much better than the pictures suggest. Much larger and with many beautiful areas to it. The pool is also great, as is the hot tub, we used both everyday for most of the day! Beaches and great local pubs are a short drive away and there is an Indian or fish & chip shop nearby who deliver. Overall it is hard to fault this property. The decor is rustic but this is an old house and it is all in keeping and adds to the charm. One improvement would be WiFi boosters in the dining room and kitchen. WiFi only works in the lounges and a couple of bedrooms. Baby monitors could not connect to the dining room or kitchen in the evening and so WiFi would have helped so we could use app-based monitors as a substitute. Thanks again and we will be back I’m sure.

    Fantastic house, full of character - rustic rather than luxurious but that was fine for us! Beautiful gardens with lovely swimming pool - nice and warm - and the added bonus of the hot tub. The games room was another hit. Kitchen was great - plenty of cooking space and equipment and nice big dining room for large group to sit together. Everyone had a brilliant time and we would definitely consider going back.
