What we love

A beautiful cottage in an amazing setting within easy distance of coast and broads. Very comfortably furnished with good quality beds.


With so much to see and do in the surrounding area, this luxurious detached cottage is ideal for groups, families or couples.

Ground Floor:
Living room: With wood burner, Smart TV with Netflix, beams and wooden floor.
Kitchen/dining room: With electric range, microwave, fridge/freezer, dishwasher and tiled floor.
Utility room: With washer/dryer.
Library: With Smart TV, double sofa bed (for flexible sleeping arrangements), beams and wooden floor.
Separate toilet.
First Floor.
Bedroom 1: With kingsize bed and en-suite with shower cubicle and toilet.
Bedroom 2: With kingsize bed and en-suite with shower cubicle and toilet.
Bedroom 3: With zip and link twin beds (can be super kingsize on request).

Arrive in style, the lime tree boulevard entrance opens into the 100-acre private Worstead Park, boasting a 10-acre fresh water fishing lake, woodland and meadows with wild flowers. A natural habitat rich with bird and wildlife, with roaming red deer and excellent bird watching opportunities. There are tremendous circular cycling routes via Dilham Canal and a wealth of opportunity for walking direct from the doorstep, so do remember to pack your walking boots. The woodland is rich with wildlife and bird life, so be sure to bring your binoculars. Red deer, otters, herons, a family of swans and kingfishers can all be viewed in their natural habitat.
Estate Cottage has been tastefully styled boasting character and offering modern day comforts. Formerly, home to the head gardener, for the 16th century owner of the estate, Sir Robert Berney, whose portrait hangs proudly above the original fireplace in the living room, complete with wood burner. The cart shed offers table tennis for guests enjoyment and a bike store or simply relax in the private wood fired hot tub for 6. The park is also used for wedding venues.
The park has links to public footpaths and bridal ways including Weavers Way, winding 61 miles through the North Norfolk countryside, with Dilham canal and the famous Norfolk Broads within walking distance. One of the best ways to enjoy the estate is on horse back, and the equestrian centre by the park entrance is where you can hire a horse for the day or house your own horse, with a variety of livery options available. The centre is also registered with Riding for the Disabled Association (RDA) charity.
The market town of North Walsham, 5½ miles, has a good selection of shops, supermarkets, bank, a weekly market, bowling alley, leisure centre with swimming pool, restaurants, and cafés. Worstead church is a superb 14th-century building, full of historic and architectural interest. Wroxham, the capital of the Norfolk Broads is 6½ miles for daily boat hire and river trips, waterside restaurants, cafés and shops. It also has a train station with links to Norwich city, 14 miles, for excellent shopping centres, theatre, market, castle museum, cathedral, cafés and restaurants, and coast and Bure Valley Steam Railway; a nostalgic 18-mile trip by steam on Norfolk’s longest narrow gauge railway which runs between the historic market towns of Aylsham and Wroxham, with wayside halts serving the picturesque Broadland villages of Brampton, Buxton and Coltishall, where you can hop off and on to explore by foot. The popular seaside town of Cromer, 15 miles, has a beach, promenade gardens, pier, shops, cafés and restaurants. There are sandy beaches at Happisburgh, Mundesley and Bacton within 20 minutes’ drive. Felbrigg and Blickling Halls (National Trust), and Sheringham Park are all within a 30-minute drive. A must for families is BeWILDerwood at Horning, a tree top adventure woodland, 7 miles and Dinosaur Park at Weston Park, 20 miles. Beach 8½ miles. Shop, pub and restaurant 4 miles.

    Very clean cottage, slightly smaller than it looks in the pictures. Nice garden- gates on now mean it is enclosed. Didn’t use the hot tub as weather was poor Lovely setting- great for nature and walking Downside are lack of bedding for sofa bed and kitchen equipment- no jug/ large bowl/ not enough pans for a larger family.

    We had a lovely time at this peaceful cottage. It was quiet but not too far to access decent pubs etc, the coast and other attractions. Loved it at dusk in particular watching for the deer, barn owls and bats near the cottage. Quiet estate roads were great for children cycling. Some minor improvements could be made to cooking equipment but that is minor. We loved it.

    10/10 for everything apart from local amenities, however this is not a reflection on the cottage, it was in the middle of parkland so the amenities were a drive away. We had a fantastic time in the cottage & visiting the wider area. It rained every day that we were there so we could not really use the huge garden, outdoor furniture, BBQ or the hot tub, but I am sure had the sun shone they would have been brilliant too. Alfie the dog really enjoyed the long walks around the park, with views of deer & herons to mention just a couple. The cottage had everything we needed, the main bathroom was stunning, the ensuites were excellent. The men enjoyed playing table tennis in the outbuildings. Overall a fantastic time was had by all.     This was a lovely peaceful cottage and we enjoyed our stay very much. We felt there were a few things that needed sorting. We had continually ants coming through the kitchen door. And although the owner tried to eradicate them it did not work. There was also not enough storage for food in the kitchen at all and the dish washer was a half size one which was ok for us as there was only 2 but anymore you would be struggling. If you are looking for peace and quiet then look no further. We would recommend a walk through the estate and a look at the lake the swans were there with their babies and it was just beautiful to see. It is a good central location for exploring Norfolk. The beds and linen are beautifull and so comfortable. We would definitely stay again.
