Electric underfloor central heating (ground floor), oil central heating (first floor), electricity, bed linen, towels and Wi-Fi included. Initial logs for wood burner included. Travel cot, highchair and stairgate. Welcome pack. Champagne on arrival. Large, enclosed, lawned garden with sitting-out area, garden furniture, firepit (initial logs included) and BBQ. 40-acre natural, unspoilt grounds and woodland (shared with the owner). Hot tub (private). 2 dogs welcome, to be kept on a lead at all times (working farm). Fishing on-site. Private parking for 6 cars. Wheelchair access. No smoking. Please note: There is a fenced lake in the grounds, 10 yards.

Situated in a quiet part of Cadeleigh, these beautiful, detached, barn conversions overlook the ponds and the deer with amazing views across the rolling hills of Devon. Set 100 yards apart within the owner’s 40-acre deer farm, nestled next to the ponds, the properties are accessed by an unmade track and provide beautiful, spacious accommodation. Perfect for friends to get together, celebrations or a family holiday.

The Otters (ref UKC3930) has been decorated and furnished to a good standard, each bedroom has en-suite facilities, and there is a spacious open plan living area with underfloor heating.
The Linhay (ref UKC1290) has a kitchen/dining room with large picture windows offering lovely views down the valley; the living room has a wood burner, ideal for those cosy nights in throughout the winter, and most of the bedrooms have en-suite facilities.

Each property has an enclosed garden, complete with a private hot tub, and on balmy summer evenings, is the ideal spot to relax with the prosecco which the thoughtful owners will leave for your arrival.

With these properties being located on a deer farm, red deer and amazing stags can be seen close up, and there are sometimes otters in the ponds.

The village of Cadeleigh lies just 9 miles from Exeter, with its magnificent cathedral and many shops and canalside pubs. Tiverton is just 6 miles away, and Bickleigh Mill with its lovely river walks, small fun railway, shop and café, is nearby. Spend a day exploring tranquil moorland and winding rivers in the Exmoor National Park, as well as the breathtaking coastline full of secluded bays and spectacular cliffs. Exmoor is sprinkled with quaint villages, attractive towns and charming harbours. Enjoy a day out at Tiverton Canal, walk with the horse drawn canal boat or enjoy a boat trip. Alternatively, take a trip to the north Devon coast and explore the dramatic coastlines and sandy beaches. Beach 25 miles. Shop 6 miles, pub and restaurant ½ mile.

    Fantastic setting with lovely country views. Hot tub was brilliant and very well used by us. Some disappointment however with regard to cleanliness. Not enough crockery for 12 people ie plates, mugs etc some of which was chipped and badly scratched. Could do with more saucepans. The oven is unusually narrow - wouldn’t like to try cooking Christmas dinner/turkey for 12 in it. Towel allowance was on mean side ie one small bath towel per person with a couple of hand towels for downstairs loo and kitchen. Lounge is dark and uninviting, a fire helps to cheer it up. Despite criticisms would return and hope owners take comments on board for future.

    We stayed as a group of couples for my 40th Birthday. A stunning house with fabulous facilities in a wonderful setting. Great for a party and for a chilled day/evening. Lovely local pub in walking distance too. Even in December we were able to make use of the hot tub and outdoor fire pit. I would definitely return for another occasion.

    We had a fab time the barn is beautifully located, we watched the sun rise every morning we were so lucky weather wise considering we went in October. The boys really enjoyed the fishing and caught a fair few fish. We would defiantly return such a fabulous sociable kitchen, plenty of room for all. My only problem was that we were a party of 13 and the pots and pans were not big eneough for that many people, other than that the kitchen was well stocked. We also left with some beautiful venison. I would like to take this opportunity to thank the owners for a fantastic stay. Many thanks

    What a perfect setting, the views were wonderful and the peace and quiet together with beautiful country walks made our break most enjoyable. There is a good choice of pubs, one within walking distance and the others just a few minutes drive away. The hot tub was something we all enjoyed too. We didn’t find the lounge very welcoming or cosy and the kitchen equipment was sparse but overall our group of eight thoroughly enjoyed our break and would recommend it to other country lovers.

    Spectacular barn renovation. We were four generations of our family, plus -our two wonderful pet dogs Bailey & Alfie. The ‘boys’ , my yougest son & his cousin ages 34 & 35 spent hours at the lake fishing, re-conecting & unwinding from their everyday lives & stressful jobs. The hot tub was a huge success with not only myself but also the ‘boys’, my niece & my 16 yr old grand-daughter. The ONLY problem was .... the time went far too quickly! 10 out of 10 😊

    Celebration for my Mum's 84 birthday, perfect setting - quiet and relaxing. The conversion of the old barn is very tasteful and just right for a family/friends getaway. Only comment would be that the bunk bed room shares a bathroom/toilet with another but this is actually in the other room so need to consider who gets the bunk beds. We ran out of space in the fridge but I am sure that was due to the volume of cider and prosecco! A drinks fridge would be a great addition. We all absolutely loved it though and will return when we can get in😀

    We stayed as a group of couples for my 40th Birthday. A stunning house with fabulous facilities in a wonderful setting. Great for a party and for a chilled day/evening. Lovely local pub in walking distance too. Even in December we were able to make use of the hot tub and outdoor fire pit. I would definitely return for another occasion.

    We had a fab time the barn is beautifully located, we watched the sun rise every morning we were so lucky weather wise considering we went in October. The boys really enjoyed the fishing and caught a fair few fish. We would defiantly return such a fabulous sociable kitchen, plenty of room for all. My only problem was that we were a party of 13 and the pots and pans were not big eneough for that many people, other than that the kitchen was well stocked. We also left with some beautiful venison. I would like to take this opportunity to thank the owners for a fantastic stay. Many thanks

There is a good choice of pubs, one within walking distance and the others just a few minutes drive away. The hot tub was something we all enjoyed too. We didn’t find the lounge very welcoming or cosy and the kitchen equipment was sparse but overall our group of eight thoroughly enjoyed our break and would recommend it to other country lovers.

    Spectacular barn renovation. We were four generations of our family, plus -our two wonderful pet dogs Bailey & Alfie. The ‘boys’ , my yougest son & his cousin ages 34 & 35 spent hours at the lake fishing, re-conecting & unwinding from their everyday lives & stressful jobs. The hot tub was a huge success with not only myself but also the ‘boys’, my niece & my 16 yr old grand-daughter. The ONLY problem was .... the time went far too quickly! 10 out of 10 😊

    Celebration for my Mum's 84 birthday, perfect setting - quiet and relaxing. The conversion of the old barn is very tasteful and just right for a family/friends getaway. Only comment would be that the bunk bed room shares a bathroom/toilet with another but this is actually in the other room so need to consider who gets the bunk beds. We ran out of space in the fridge but I am sure that was due to the volume of cider and prosecco! A drinks fridge would be a great addition. We all absolutely loved it though and will return when we can get in😀

    Fantastic setting with lovely country views. Hot tub was brilliant and very well used by us. Some disappointment however with regard to cleanliness. Not enough crockery for 12 people ie plates, mugs etc some of which was chipped and badly scratched. Could do with more saucepans. The oven is unusually narrow - wouldn’t like to try cooking Christmas dinner/turkey for 12 in it. Towel allowance was on mean side ie one small bath towel per person with a couple of hand towels for downstairs loo and kitchen. Lounge is dark and uninviting, a fire helps to cheer it up. Despite criticisms would return and hope owners take comments on board for future.

    A wonderful property in a wonderful location. We had a great family holiday and enjoyed the comfort and space of the property. It was thoroughly clean and well equipped in the most perfect setting. It was ideal for exploring the surrounding areas. We hope to be back!

    We stayed as a group of couples for my 40th Birthday. A stunning house with fabulous facilities in a wonderful setting. Great for a party and for a chilled day/evening. Lovely local pub in walking distance too. Even in December we were able to make use of the hot tub and outdoor fire pit. I would definitely return for another occasion.

    We had a fab time the barn is beautifully located, we watched the sun rise every morning we were so lucky weather wise considering we went in October. The boys really enjoyed the fishing and caught a fair few fish. We would defiantly return such a fabulous sociable kitchen, plenty of room for all. My only problem was that we were a party of 13 and the pots and pans were not big eneough for that many people, other than that the kitchen was well stocked. We also left with some beautiful venison. I would like to take this opportunity to thank the owners for a fantastic stay. Many thanks

    What a perfect setting, the views were wonderful and the peace and quiet together with beautiful country walks made our break most enjoyable. There is a good choice of pubs, one within walking distance and the others just a few minutes drive away. The hot tub was something we all enjoyed too. We didn’t find the lounge very welcoming or cosy and the kitchen equipment was sparse but overall our group of eight thoroughly enjoyed our break and would recommend it to other country lovers.

    Spectacular barn renovation. We were four generations of our family, plus -our two wonderful pet dogs Bailey & Alfie. The ‘boys’ , my yougest son & his cousin ages 34 & 35 spent hours at the lake fishing, re-conecting & unwinding from their everyday lives & stressful jobs. The hot tub was a huge success with not only myself but also the ‘boys’, my niece & my 16 yr old grand-daughter. The ONLY problem was .... the time went far too quickly! 10 out of 10 😊

    Celebration for my Mum's 84 birthday, perfect setting - quiet and relaxing. The conversion of the old barn is very tasteful and just right for a family/friends getaway. Only comment would be that the bunk bed room shares a bathroom/toilet with another but this is actually in the other room so need to consider who gets the bunk beds. We ran out of space in the fridge but I am sure that was due to the volume of cider and prosecco! A drinks fridge would be a great addition. We all absolutely loved it though and will return when we can get in😀
