Enjoying a delightful waterside position, with excellent views of the water, private mooring and its own day launch for guests, Caracol is a spacious, detached property which provides ideal holiday accommodation at any time of the year. A lawned garden leads to the river’s edge and mooring, with an 8-seat private motor launch, available free of charge on request directly with the owner, to help guests explore the popular waterways and pretty Broads villages. The property has a large, fully enclosed decked area, the perfect location for relaxation and watching the boating activity. Having its own water frontage also means fishing is literally on the doorstep (seasonal and licensed). The property is situated just minutes from the heart of Wroxham, which is known as the ‘Capital of the Broads’, with its waterside restaurants, pubs, cafes and shops. Sailing, walking, nature trails, bicycle hire and golf are all available locally. The coast, with its sandy beaches, is only 12 miles and visitors can experience the delights of the attractive coastal villages. For the children, a day out at BeWILDerwood in Horning or Wroxham Barns are a short drive away. Alternatively spend a day in the city of Norwich, 8 miles, with its cathedral, museums, theatres and a vast array of cafes and shops. National Trust properties well worth visiting include Felbrigg Hall, Blickling Hall and Horsey Windpump. Shop 750 yards, pub 1 mile.

    We were four couples having a pre Christmas break and had a great time. The open plan living area was great with a superb view onto the river. The bedrooms were spacious and clean with en suits in each. The boat was an added bonus and we used it to go to Horning for pub lunch. We also went to Horsey gap on the east coast to see the Seals which was very impressive. We will definitely be returning.

    The location and house was stunning but sadly many things needed repairing like the glass gate which was held closed by a piece of wood, bulbs not working and cracks on the wall. Details that could easily be remedied but were irritating and I expected a much better standard for the price. I'd go back next year if those things were done but according to previous reviews they have been like that for over 2 years. Such a shame.

    Beware of booking Caracol! It does not deliver on its promises. We would not stay at Caracol again. It is not true to the images and description on the Booking Agents website and is in a state of disrepair, with broken and dirty facilities which all impacted negatively on our stay. Outside the decking area is not fully enclosed or secure for children and dogs. There is a big hole in the paneling and the gate fastenings are broken and do not stop either from getting to the water’s edge. Inside blinds are broken, flooring unfinished and overall maintenance for general wear and tear is lacking, even a bed was left broken resulting in the mattress being unsupported. It was not professional cleaned for our arrival, especially the bathrooms and kitchen areas. Sticky kitchen work surfaces, slimy floors and grubby walls in bathrooms, dirty clothes drawers and dusty rooms, missing light bulbs and no welcome pack. There was a strong drain smell from the upstairs double bedroom en-suite. The washing machine contained mould and was unusable; the rotary line was broken anyway!! The dishwasher was old and failed on our visit was also mouldy on the door trims. The BBQ had food remains from the prior visitors cooking. The boat was even dirty. We contacted the owners and all of the above and much more was mentioned but Nick and Emily were very indifferent and due to the accumulation of issues were unable to rectify satisfactorily. We later discovered all we mentioned had been experienced by other visitors and have not been addressed or rectified by either Nick or Emily for years. The Booking Agent told us they do not read or acknowledge the reviews posted here, and clearly in our case have not personally inspected Caracol for years either, thus enabling the continuation of poor standards. We suggest if you experience the same as us and are also unhappy you copy them in on your review, and send to their customer relations, in the hope others visitors will not experience the same. The property was a big disappointment. We did not receive what we paid for. The star rating on this property is only true to the immediate area, the location is lovely and Wroxham and the surrounding area provided all that was needed. The property greatly distracts from this hence our marking overall.
