With hills made for walking, countryside made for the perfect escape, activities for the adventurous and festivals for unadulterated enjoyment you will be captivated by the area. This marvellous attached barn conversion has a wealth of rustic features from flagstone floors to original beams, there is an open fire in the upstairs living room where the views are splendid, on the ground floor there is a games living room and an en-suite master bedroom with four poster bed. Hay-on-Wye, known as the "second hand book capital of the world" is 5 miles away with excellent restaurants, antique shops and glorious fishing. Shop, pub and restaurant 500 yards.

First floor: Second living room with double sofa bed. 4 bedrooms: 1 double (four poster) with en-suite shower room and toilet, 2 twin, 1 single (for flexible sleeping arrangements).     Overall we had a lovely time staying at Bailey Cottage. There was a group of 10 of us, including 2 children & 2 dogs. Everyone said their beds were comfortable etc however the sofa bed in the living room was a little small to accommodate 2. The entire cottage was a brilliant size which meant we had plenty of space to lounge about. We loved the games room & the piano! The kitchen was great too which meant cooking for all of us was never an issue. It was nice to have our own enclosed garden with the hot tub. We were a little disappointed on the first night to be asked to keep the noise down whilst using the hot tub. It was before midnight & it made us feel a little uncomfortable. There were many, many positives to staying at Bailey cottage & we would recommend to others to stay. The little things that I feel perhaps could be considered are the check in time being a little earlier. 4pm is quite late, especially considering check out time is 10am. It felt like we lost a day. Extra bin bags / food waste bags could be provided to ensure recycling is never an issue. Hand soap to be provided in all of the bathrooms. Perhaps installation of shower in the main bathroom as the en suites didn't feel private when everyone else had to use them for a shower. Provide a better WiFi connection or remove it from the advertising of the property as it is non existent. We felt very welcomed by the owners and by their lovely dogs Ben & Joe. Thank you for a lovely stay.

    Great time had by all. Cottage lovely and spacious/ hot tub bonus. Negatives WiFi useless just used mobile data in the end, oven hit and miss but if eating out not issue. Overall great and would definitely recommend

    We spent our Christmas here with family travelling from Spain and Berkshire. We had the best time and the house was fabulous. It was lovely having the kitchen by the main table and a small lounge so we were all cosy in that room whilst the children could play in the games room with a pool table and dart board. It was lovely seeing the dogs everyday and being so close to a lovely walk across the fields and by the river and horses. The views were just lovely. It is also walking distance to the pub so no cooking necessary if you don't want to cook! The owners were close at hand if we ran out of anything (loo roll, washing-up-liquid etc) so that was very handy. The only criticism was that the house was advertised as sleeping 11 but one of the doubles was in the main lounge (which is upstairs) so this couldn't have worked over Christmas with Father Christmas delivering the presents to the young children in the lounge. We put all the children top-to-tail in the twin and the other couple used the other twin. Really the house should be advertised as a 9 bed house. Also there was no hand soap - so bring soap!

    We received a very warm welcome from Dave and Sharon and their two border collies Ben and Joe. Dave and Sharon were on hand if we needed anything (like light bulbs) but otherwise were not intrusive. And were very nice about our golden retriever sneaking into their home to eat their dogs food, on more than one occasion :/ We were two families sharing, and the Bailey provided enough space that we didnt feel like we were on top of each other. The 2nd living room area was fantastic for getting down time as adults away from the children's TV programmes etc. The property was well equipped and comfortable, with beautiful character and stain glass ornamental windows. The grounds were extensive but if your dog/s are not used to chickens or horses then there is an enclosed garden they can stay in whilst the children enjoy the rest of the area. If I had to write any negatives I would state the rooms had fresh sheets and towels but the cleanliness was not 'spic and span' - a general clean had been run over the property. However there was no doggy smells from previous visitors nor strong room fresheners to hide any smells. Mattress in downstairs bedroom was TOO hard. My husband & I didnt sleep well - everyone else though enjoyed their beds. There was no hand soap in the bathroom or ensuites so had to give everyone shower gel until we could take a trip to Morrisons 20 mins away. Very minor negatives; otherwise really really enjoyable stay. Absolutely loved the Brecons - it is stunning! Great family attractions nearby like Cantref and Llangorse; and many beautiful walks and villages.

    Bailey cottage is sympathetically restored, attractively done, with lots of table space, a large lounge upstairs and the games room, so you aren't tripping over everyone all the time. The owners are welcoming, with two very friendly and well behaved dogs, and there's lots of room for garden games beyond the garden with the hot tub. For our family the pool table, hot tub and piano were a definIte hit. Towels are provided but I'd recommend bringing your own for the hot tub. It's not really a 10 person house, the sofa bed is small (3.5 feet) and got the thumbs down for comfort and sleeping on, so a bit of creative rearrangement allowed the relevant couple to sleep. It's close to a safe stretch of river, and there are a variety of walks, towns, sites within easy reach. Two pubs and garden centre a short walk away. We had a very enjoyable week, despite mixed weather. Lots of pluses, and a few small negatives, such as several blown bulbs and no tumble dryer (there's a hot tub, and it is Wales!) To be honest, we don't want perfection, this was a house you felt you could live in. The wifi only worked in the lounge, and only with one person at a time, and the ipad wouldn't connect at all, we expected rather better on that front.
