Fabulous waterside views can be enjoyed from this stunning house which is literally a stone’s throw from the beach - an ideal all year round hideaway. Furnished in a New England style, the well-appointed holiday cottage adjoins another property and is a stylish retreat for family and friends. The grand drawing room at first floor level has French doors opening onto the balcony and is the perfect spot to sit and watch the myriad of boats bobbing in the water or sailing by at high tide. There is also a small kennel for a dog in the courtyard.
Instow is an unspoilt seaside village with large stretches of sandy beaches and dunes, fishermen’s cottages, shops and a good selection of pubs and restaurants specialising in locally caught seafood whilst the local village store and delicatessen is a delight. The area is a must for watersports, sailing enthusiasts and fishermen, whilst walkers and cyclists will enjoy the famous Tarka Trail which passes close by.
Further afield, the rugged North Devon coastline and wonderful surfing beaches of Croyde or Woolacombe are just a short drive away. North Devon is well positioned for visits to Exmoor, Dartmoor and North Cornwall including the local beauty spots of Bucks Mill, Clovelly and Hartland. With so much to explore in this lovely part of North Devon, this is the perfect base for a memorable holiday. Golf is available locally, and Bideford is just 3 miles away, with family attractions including The Big Sheep and The Milky Way adventure parks. There is an excellent choice of restaurants within a 5-minute walk. Shop 30 yards, pub 250 yards.

    A beautiful house that is warm, clean, well equipped and very homely. Instow is one of our favourite locations in the UK and we have stayed in several houses in this area over the years and this is probably one of the best we have found. I am surprised that their rating is not higher. We stayed for two weeks over the Christmas and New Year period and wanted for nothing. The owner deserves a particular mention, nothing was too much trouble. Lucy went out of her way to ensure we had the perfect family Christmas (which we did) by ensuring that we had all we needed and more, she obviously really cares that her guests have all they need which unfortunately is not always the case with holiday rentals! There were so many thoughtful touches around the house which were so appreciated by myself and my family. It goes without saying that Waters Edge is in an absolutely prime position in the beautiful village of Instow, with the most dog friendly beach ever, a wonderful deli and lovely pubs! In short a lovely, lovely house in a fantastic location. Highly recommend.

    Pretty cottage and great location with lovely estuary/sea view and dog friendly locations with great walks. Old style cottage so characterful but only single bathroom and single glazing but heating worked well. Very helpful owner and would recommend the cottage to others.

    Waters Edge is a very tired holiday Cottage & not worthy of its 4 star rating in its current state. We spent our week struggling to get in & out of the back door which needs replacing. The tap in the kitchen is old & very hard to manage. The kettle is a health hazard & needs replacing. The cutlery is cheap & handles have plastic bits missing. The stair carpet is awful & looks out of place. The stairgate has no catch on it so unable to use. Door handles are loose. Toilet seat is loose. Only one bedside table & light in first floor double bedroom, the one bedside light shade is falling apart. The bike storage is unusable as the shed is full of old bikes & old sunloungers which were just thrown in! Since returning home & reading other feedback on this Cottage it appears some of these complaints were made sometime ago & nothing has been done which smacks of indifference. Such a shame as the accommodation is in a lovely location with private parking overlooking Instow estuary & minutes away from local pub & eating places. Dog friendly & great dog friendly beach. Property is subject to traffic noise.

    Response on behalf of the owner; Thank you very much for taking the time to leave a comment. I am so sorry about the lock during your stay. But I was delighted that we had a locksmith out to you within 30 minutes of your call and on the eve of you returning home, to get you back into the house, following the bottom lock jamming on the door on an exceptionally hot day. Following your comments, we have removed the carpet on the stairs after constantly having the replace it a number of times throughout the year. [ I will no doubt get complaints that there is no carpet on the stairs.] All other items detailed have been subject to our weekly maintenance checks at Waters Edge and have been repaired/replaced. The bikes in the shed are our families bikes, not really for guest use, I can only assume that the shed was left unlocked. I am glad you enjoyed your stay in Instow and had fun on the beach.

    Waters Edge position in Instow is superb with wonderful views over the estuary from the lounge which is on the first floor. Waters Edge has its own parking although it has a narrow access . It was warm and had plenty hot water and we had control over the central heating. The one down side was that there was only one toilet in a combined bathroom . However we loved being next to the local deli Johns where coffees and delicious food was on offer. It was also dog friendly which was important to us as the beach was within 25 metres.

    The cottage is really tired an delapidated in places. The level of cleanliness was poor with grime on the windows and tops of lesser used surfaces I.e fridge. Walls were stained and hairs and fur balls littered the rooms. The provided bikes and storage areas were in an servicable state. I would not recommend.
