A stunning feature of the property is the south-facing terrace reached by patio doors from the first floor living room, which takes full advantage of the summer sun and the panoramic views. Lovely walks can be enjoyed from the doorstep, whilst Hawkshead lies 1 mile distant and is well served by a number of pubs and shops. Also 1 mile away is the renowned Drunken Duck Inn, with the local pub just 100 yards from the property.

    My sister and I took our mother for a weekend break away, to revisit places we used to go to as youngsters. To find this beautiful barn within a two minute walk from the 'Outgate' pub was a dream. We had a superb meal at the pub served by a lovely young lady. The layout of the rooms was perfect for us, we each had our own room with our own bathrooms. The views from every window were fab, even got a glimpse of the fells from the kitchen window. My Mom felt as if she had gone to heaven when we went out onto the balcony. It was just a shame we had torrential rain on the Saturday so couldn't utilise that space fully, but at least we could still appreciate the views from inside. The place was so light on what was a dismal day. We are going to have to come back to the Tock How View to do the walk from the cottage to Hawkeshead and to Latterbarrow Fell. Mom kept saying that she didn't want to leave the place, as in all the years she has been visiting the Lake District this cottage was the nearest to perfect she had visited, for the view, facilities, decoration, location and layout. I agree!

    We have just returned from a weeks holiday at Tock How View. Having read other reviews we were more than a little disappointed. We arrived and the property was freezing cold. It had been empty for a few days and it took several days for it to heat up. We had a toddler with us so were a little concerned. The next problem was that we had organised a cot and highchair which were nowhere to be seen. Once located we found the cot broken at one end. The stairgate was also broken and replaced with one which was not suitable for stairs! In all other properties that we have hired where needed the cot has always been assembled and if the owner/agent had done this they would have found out that the cot was broken. A new cot was provided three days later. Small living area for six and insufficient kitchen space for storing one's own things. In over thirty years of hiring cottages in the Lakes, this was the one we enjoyed the least.

    Response on behalf of the owner: We are very sorry that our property did not live up to Wendy's expectations and hope that readers of these reviews can see from the many positive ones posted that it is not a true reflection of our property. There has never been an issue with the travel cot before, although I know from experience that they can be difficult to work out, but after being told that the guests thought it was broken we made the 5 hour round trip to deliver a new one as soon as we could. We do not include a stair gate as part of the offer but are willing to consider that for the future. Our experience with the temperature in the property has always been that it heats up quite quickly and there is also a log burner available to help, as well as under floor heating in the en-suites and heaters in every room. We work hard to maintain our high standards and feel this review is very harsh.

    Very comfortable cottage with lovely views. Well decorated and nicely furnished. I found the oven temperature of the gas oven difficult to control (it is inclined to be very hot towards the top) but everything else worked well. We had a super short break but thought that the two night price a little expensive out of season. Being within a short walk to the very friendly The Outgate Inn was a real bonus.

    Terrible that the previous occupants had left an appalling mess. Very upsetting for a relatively new owner, who did all she could to rectify the situation. Pity vetting can't be tighter at booking? \may thanks to the excellent cleaner who put things into order for us. She's a gem!

    An excellent, well equipped cottage in peaceful location. Happily stay there again. Only one negative - house was cold on arrival as occupants are instructed to switch heating off when they leave. This means finding and operating the heating controls on arrival - not good if it's autumn/winter. However, once heating is on it works very well, as does the log burning stove. We would have thought that the person who cleans/services the cottage for new arrivals could put the heating on in anticipation of their arrival.

    Apart from one year when the booking agent caused a problem, we have stayed at Tock How View for several years. The location is very good and if the weather isn't great the views from the cottage make it a good place to chill for an afternoon/morning. Table tennis is always fun even if the space could do with being a little bigger. The pub within walking distance is useful but having changed hands we found ourselves sitting in the bar looking at people's behinds whilst having dinner, this has put me off going there unless we are in the dining area because the food is good.

    Beautiful location with great views from the sitting/ dining rooms. The double bedrooms are at opposite ends of the house allowing some privacy. The games room was an added bonus. The house is well equipped and we didn't find ourselves short of anything. On the downside the travel cot was extremely hard (maybe they all are??) but we were able to get round this with the creative use of a blanket. The stairgate was broken and unusable - not a problem for us as the baby is only just becoming mobile and we were able to block off the stairs with chairs. We informed the owners on our return and were thanked for doing so as they were unaware of the problem so hopefully this will have been addressed. The cleaner doesn't get into all corners -dust under TV table & round log bucket - and there was the odd cobweb but maybe this is nit picking as basically the house and contents were clean.
