With the River Exe, Devonshire Heartland, Somerset and the North Devon coastline on your doorstep, the properties are situated in an excellent countryside location offering a good base to explore the beautiful area and are within easy driving distance of Exmoor National Park and the Devon and Somerset border.
Golf, horse riding, cycling and fishing are available locally, and clay pigeon shooting, fly fishing and river salmon fishing can be arranged locally. Rod hire available. Many delightful scenic countryside walks can be found from your doorstep including the spectacular scenic coast between Minehead and Combe Martin. Tiverton, 7 miles, offers a selection of shops, restaurants and pubs as well as the famous Grand Western Canal and Bickleigh Castle.
The nearest coast with sandy beaches and family attractions including Somerset World and West Somerset scenic steam railway is at the seaside resort of Minehead. The medieval town of Dunster with its magnificent castle, deer park and mill and the historic cathedral city of Exeter with its variety of shops, restaurants, theatres, race course and the Maritime Museum are both 20 miles away.
Delightful Bickleigh, 8 miles, has lovely thatched inns overlooking the river serving good food and local ales, the perfect location to get away from it all. Taunton, Ilfracombe, Sidmouth, Seaton and Exmouth within easy driving distance. NT properties within easy reach include, Knightshayes Court, Powderham Castle and Castle Drogo to name a few. Brampton, 2 miles, where sailing is available at nearby Wimbleball Lake. Shop 11/2 miles, pub 1/4 mile.

    Lots of room for a big group and the kitchen is really well equipped. The main lounge is great, with space to seat at least 14, and we managed to get all 23 around the table in the dining room for New Year's dinner. Lots of hot water as the showers are electric (sometimes a problem with a big group) and lots of oven space and fridge space in the kitchen. Kids loved the quirky lay out and places to play hide and seek and Dads (and some mums) liked the games room. All in all a great place to stay. Only issue was the heating as we had no control over when the heating came on. Was ok on second day when we supplemented it with the woodburner. One bedroom heated with a storage heater, which was very cold.

    Response on behalf of the Owner; I’m pleased that you liked the property, had something been bought to our attention we would have supplied an extra mini heater for the downstairs bedroom during your stay or extended the heating times at the cost of oil by a meter. As you realized, the log fire is a huge bonus and makes such a lovely addition to the house when in use and logs are available to buy with notice.

    We had a lovely holiday, it was extremely spacious, it did feel as though the outside area was a bit neglected and the side gate didn't lock so we had to keep an eye on the children.

    It's not clean as we expected.

    Response on behalf of the Owner; I'm sorry that you felt that the property didn't meet your expectations of cleanliness. I do remember your party. On the Saturday morning I did receive a call from a member of your party regarding an issue with the front room which was immediately dealt with, (the issue was a problem that was caused by previous guests due to their pets). Given the 5 hour time frame for the changeover it was impossible for us to launder sofa covers and replace in that time and I don't keep four sets of spare sofa covers and arm chairs. Fortunately you were happy for this to be done on the Saturday as you were happy to spend the day in the garden, with the lovely weather. When all was completed, you said that everything was ok and that you were happy. There were no other issues regarding cleanliness made to myself during your stay, this is the first I know of it and no complaint was made to the booking agent. The property is a very old property and may not give the appearance of being sparkling new due to its character with wooden panelling, old fire places, stone walls, wonky floors, old furniture in keeping with the property. We have dozens of repeat bookings every year in this property, people who fall in love with the character and charm of it. I'm happy to say that the property is cleaned to a good standard throughout, after each booking. Obviously in life things are never straightforward and on the very odd occasion something may arise, which unfortunately is out of my control we do our best to deal with the situation as we did with you.
