A light and airy barn conversion with stunning views towards the River Dove.

Dawn Cottage is a warm welcoming family run traditional farm set within the Dovedale region of Peak District National Park, between Ashbourne and Buxton. The owners run a livestock farm, and as well as breeding cows and sheep they also have geese, hens and sheepdogs. This beautiful barn conversion is located on a gentle hillside offering glorious panoramic views over the River Dove and open countryside extending to the Tissington Trail and the Dove Valley.
The cottage offers light and airy open plan ground floor living and three good sized bedrooms upstairs with original beams and fabulous views outside. The cottage is close to the Tissington Trail and the River Dove which can be easily reached on foot from the doorstep for many stunning and interesting walks and cycle routes.

Ground Floor: Property has oil fired central heating  and comprises:
Lounge/Kitchen/Diner: With flatscreen TV and built in DVD player, Freeview, radio/CD player and log burning stove. Table and chairs, fridge, microwave and electric hob and oven. Laundry facilities available to include tumble dryer and washing machine.

First Floor: Bedroom 1: With double bed.
Bedroom 2: With twin beds.
Bedroom 3: With double bed.
Family bathroom: With shower over bath, WC, wash basin, heated towel rail and shaver point.

All background heating, power, towels and bed linen included. A cot and highchair are available at the property. Logs and sticks provided for log burner. Internet access available.Off road parking for three/four cars. Patio area with garden furniture. One dog allowed to be kept downstairs. Children and dogs to be supervised at all times as working farm

    A lovely welcoming cottage with home made cake and bread with farm eggs on arrival. Our grand daughters loved the farm animals!

    Very friendly hosts, Anne & Dave. Fresh milk, eggs, home made bread & a delicious home made chocolate cake on the table when we arrived and nothing was too much trouble. Anne showed us round the sheep & cattle sheds and let my daughter bottle feed some lambs. Good spacious cottage with tiled floor & underfloor heating. A dedicated area, with plenty of hooks would have been useful, as we went walking every day and unfortunaltey got wet, only hanging space was a wooden hat/coat stand. although not ideal we did manage and it did not cause a problem. We took our whippet, ideal cottage for a dog.
