A light and airy barn conversion with stunning views towards the River Dove.

Dawn Cottage is a warm welcoming family run traditional farm set within the Dovedale region of Peak District National Park, between Ashbourne and Buxton. The owners run a livestock farm, and as well as breeding cows and sheep they also have geese, hens and sheepdogs. This beautiful barn conversion is located on a gentle hillside offering glorious panoramic views over the River Dove and open countryside extending to the Tissington Trail and the Dove Valley.
The cottage offers light and airy open plan ground floor living and three good sized bedrooms upstairs with original beams and fabulous views outside. The cottage is close to the Tissington Trail and the River Dove which can be easily reached on foot from the doorstep for many stunning and interesting walks and cycle routes.

Ground Floor: Property has oil fired central heating  and comprises:
Lounge/Kitchen/Diner: With flatscreen TV and built in DVD player, Freeview, radio/CD player and log burning stove. Table and chairs, fridge, microwave and electric hob and oven. Laundry facilities available to include tumble dryer and washing machine.

First Floor: Bedroom 1: With double bed.
Bedroom 2: With twin beds.
Bedroom 3: With double bed.
Family bathroom: With shower over bath, WC, wash basin, heated towel rail and shaver point.

All background heating, power, towels and bed linen included. A cot and highchair are available at the property. Logs and sticks provided for log burner. Internet access available. Off road parking for three/four cars. Patio area with garden furniture. 1 dog welcome, to be kept on a lead at all times (working farm).

    It was a great experience for us (with a young family) being able to stay on the farm. We were made to feel very welcome and shown around. It is not every day our almost 2-year olds get to walk out their door and see tractors, sheep, cows and of course lots of other activity. They totally enjoyed it and for us, that makes our holiday complete. Dawn Cottage is a great base for exploring a much under rated part of the country, which is often over looked for other locations.

    We had a brilliant week here. The cottage is in a stunning location with great dales views from the cottage itself and stunning ones just a couple of minutes walk away. The owners are lovely people and were always more than happy to talk and give advice on things to see and do in the local area. This is on a working farm so be prepared for animals (dogs, cats, chickens, sheep) to be around - they're all very friendly too! Getting out and about is really easy as you're just a couple of minutes from the A515. Buxton, Matlock and Castleton are all within easy reach by car. We were blessed with good weather but there's plenty to do in this area whatever the weather does. I'm not sure what else to say other than I'd happily recommend this cottage to anyone!

    The best holiday cottage we've stayed in... warm welcome from Ann & David, lovely cottage & nice touches of milk ready in the fridge, to fresh bread & flowers on the table. Such a great location; beautiful walks from the doorstep & other places within easy reach... we had a wonderful time & can't wait for our return visit!

    Very well equipped, and the owners couldn't be more friendly and helpful. While it's a couple of miles from places to shop or eat out, that's not a big problem. It's a very convenient base for exploring the Peak District.

    A lovely cottage. We had a great few days. It is comfortable, spacious, and there was a lovely welcome pack from the owner. Lots to explore in the local area which is a really beautiful place.

    Ann and David were so welcoming. The cake was scrumptious and the little extras were very thoughtful. The cottage was lovely the log burner and underfloor floor heating made it very cosy. Great facilities and a well equipped kitchen. We all had a lovely stay!

    A beautiful place to stay with spacious accommodation. The children loved the farm animals! A great base for walking in this glorious location. A lovely welcome from the owners with milk, bread, eggs and a chocolate cake! We'll definitely be back!

    Ann made us feel very welcome. A homemade cake, bread, eggs and milk were waiting for us when we arrived. Going through the door of the cottage took you into a lounge diner with underfloor heating which was very cosy. If you are after a very clean, remote location run by very nice people then look no further.

    Was a beautiful cottage very well equipped and very well thought out the best we have been and a very warm welcome. Loads to do round about even though we already know the area quite well as we often walk in Derbyshire we found places we have never been to before. We certainly hope to go again. Thank you.
