Buddleia boasts a fantastic south-facing garden with BBQ and children’s play area, perfect for days when you wish to just relax.

Buddleia is a fabulous, well-furnished, modern holiday property of very generous size, superbly suited to a large family for summer holidays and family gatherings year-round. The owners have renovated it to a high standard to create a wonderful, detached home set in the village of West Charleton, between the riverside town of Kingsbridge and the wide expanse of beach at Slapton Sands, on the South Devon Coast. It has its own private gated driveway and large, enclosed, level, lawned garden - very secluded and south facing. Skirting the rear of the property is a large decked area with glass balustrade, table (seats 12) and steps down to the lawn. To the front is a small pebble Mediterranean-style patio area. This is a very family-friendly holiday home; the large kitchen/dining room forms the main hub of the house and - with its large breakfast bar and bar stools - creates a good social area for cooking, chatting and dining. The separate living room features a 42in plasma TV and wood-burning stove - ideal for cosy nights in during autumn and winter; in summer the large French doors can open up onto the decking. For children, there is an outdoor play area with a slide and swings. West Charleton lies on the A379 - one of the many villages en route from Kingsbridge to Dartmouth. Within 20-30 minutes’ drive are many popular and well-loved locations in South Devon: the yachting haven of Salcombe, the rugged cliffs and tiny coves at Hope Cove and Thurlestone, Bantham Beach (popular with surfers), the busy market town of Kingsbridge, Totnes and Modbury, the famous beaches of Slapton Sands, working fishing village of Beesands, East Prawle - surrounded by NT coastline and close to the Start Point Lighthouse, the little sandy bays at East Portlemouth and the historic maritime town of Dartmouth. Shop 1/2 mile, pub 50 yards.

    Truely brilliant, great place suited all are needs. Everything had been thought through in the greatest detail. The weather helped with only one rainy day in the week. Shopping was close by. The PH was good, great meal on final night and Ray the proprietor was most helpful.

    We were a party of 3 generations. The three children were aged 3, 1 and 1 and everything in terms of toys for both indoor and outdoor use was provided. The adults were all delighted with all the facilities and all agreed with its 5* status.

    Great house. Everything you could need. We wished we'd brought Gro blinds with us to block out light in the kids bedrooms but otherwise no niggles.

    Had a fantastic weekend away for my dads 50th, the place was perfect for what we wanted and the children loved the garden, highly Reccomended!! Would def go back.

    Had a fantastic 50th birthday weekend with friends at Buddleia, we spent most of our time in the open kitchen diner. Views were lovely and beds very comfy. Great place to stay.

    Another wonderful stay in this stunning house. Immaculately clean, very comfortable and well presented. Owners accommodated our request to cover English and Welsh half terms, by starting holiday on a Wednesday. Thanks, we hope to return!

    Really good holiday house for large group especially those with small children . There was a great selection of toys which kept the little ones entertained for hours which in turn gave the parents and grandparents a break . The layout allows everyone some privacy . One small gripe is that the mattress in the bedroom next to kitchen was very soft which didn't help my husbands bad back . Overall ,a fantastic house which we would use again and definitely recommend to friends .

    Buddleia is a wonderful cottage. It is big and modern yet still manages to be cosy. We came here for a wedding party week which was particularly special. All our party loved the cottage, particularly my niece who loved the great toys cupboard. We felt instantly at home. The location was great for us as our wedding was in Bigbury. Our reception was at the Oyster Shack which you *must* visit if you are staying in the area. It's the best seafood place in the world. The cottage is perfectly suited for long coastal walks which we highly recommend. We went on several. We have stayed at many large holiday homes across the UK and were generally very happy but we did find that a few common items were missing at Buddleia which would have improved our stay (perhaps they are things the owner might want to consider buying for future guests?). I have never been left wanting in other cottages so a bit more provision of popular items would greatly improve the cottage I think. Most important items: Deep cereal bowls (the only bowls provided were very shallow and wide), Big serving platters (we did a BBQ for 10 ppl and didn't have anything to serve things on), Tongs for the BBQ, Cosy throws, Bread board, non-stick pans ( this was particularly annoying!), Fruit bowl, Prosecco/fizz topper, pastry brush. (OK, so the last item is a bit pedantic!) We booked as a party of 9 and were actually a party of 11 due to a last minute change. but only had 9 very average sized towels and had to request more. I know we should have notified them of the change in numbers but I have never been short of towels at other places, and it felt a bit tight to just give one medium size towel each. It would be nice to have a laundry cupboard with extra towels if they are needed. I must add the owner's daughter was incredibly helpful and friendly and sorted the issue within an hour. Final minor quibble was that the owners in all other cottages we have stayed in tend to leave something (small!) on arrival, such as a pint of milk, or pack of biscuits. This cottage provided nothing which was a bit of a shame. It's such a minor touch but is always very welcoming. All in all though, we loved the cottage and would not hesitate to stay again. We felt instantly comfortable and at home. The garden is gorgeous, and the play area is perfect for children. It is absolutely beautiful and spacious, and made a very cosy home for our wedding week.     Response on behalf of the Owner; Thank you for your feedback, in response to the following items: Cereal bowls - we chose these for their versatility they hold the same quantity as a standard size bowl, the design is a matter of preference. Serving platter - we will now provide a stainless steel serving platter. BBQ tongs - we do provide kitchen tongs, in addition we will now include a longer pair for BBQ’s. Bread board - for hygiene reasons we provide two dishwasher proof chopping boards. Non-stick pans - we provide an assortment of pans, this being two non-stick frying pans, one medium non-stick stock pot, one large all enamel stock pot, one medium size non-stick milk pan, stainless steel two tier steamer and four John Lewis stainless steel induction based saucepans. A Fruit bowl is provided; this is not left out on display. We will now provide a wine stopper and pastry bush. With reference to the towels, we provide Vossen bath sheets, size 90 x 145cms; these are larger than an average bath towel. We only leave towels for the amount of guests on the booking form; from previous experience spare towels get used at the beach and as a result have gone missing. We do not advertise a welcome pack but thank you for your comments and we are glad your party enjoyed your stay at Buddleia.

    This was the most amazing holiday. The house was so beautiful and so well equipped, the owners had thought of everything and the toy and game cupboard was a very thoughtful idea. The age range was 4years to 70 years and we all had an awesome time.
