The house was well equipped with everything you could possibly need. Whilst the furniture wasn't fancy or brand new, it was very comfortable and the place super clean. A very quite location, but a tiny bit out of town (5 min drive), but there was a pub/hotel only 5 mins walk away with a great menu and comfortable surroundings. Fast wifi and lovely views. We would definitely stay again. A very relaxing and pleasant stay and excellent value for money.

Stayed with my wife and two kids (11 and 9), as we were participating in a local sporting event. The bungalow was great. The house was immaculately clean and yet still felt very 'Homely'. There is plenty of space for a family of four and it is well equipped for cooking and dining in. The garage was great as it gave us space to store our bikes and it even had a heated drying cupboard. We spent most of our time in the kitchen / dining area, as the view outside was amazing. We even spotted a deer running across the field, at the back of the property. Its also located within easy walking distance of Aviemore town centre. Our family had great time in this cottage and we would definitely return again. Surely, that is the highest recommendation you can make of any holiday accommodation.

The cottage and it's location had a lot of positives however unfortunately relaxing it definitely wasn't due to the poor condition of all mattresses..Its one thing having an uncomfortable mattress it's another having one which is clearly past its life span..Especially when you can actually feel the springs on each one. .A pity.

Response on behalf of the owner; Thank you for your comments. I can confirm that all mattresses have now been replaced

In any appraisal with bad news you start with the good, and work down, here it is: The good (even excellent), its a great location, inspite of being in the Dalfber estate, its only a 10 minute walk through nice scenery into Aviewmore, the house is located on the edge facing towards Aviemore and the Cairngorms so the views are wonderful, and its very quiet on the estate, even this time of year. The house itself is really nice, the decor is faded and is a decade or so out of sync, but its clean and very well equiped, the dining area in the conservatory is lovely with those views, and theres a log burning stove which adds to the charm. To the bad, and this is an important Bad, and its the only Bad, but because of the significance of the impact I wieght it highly enough not to recommend staying unless the issue is remedied. The double bed, is held together with B&Q brackets, the mattress (partially) is collapsed and down to the springs with a thin mattress topper. Needless to say, sleep and the consequence from not getting any, plus the impact of aches from trying meant my partner sought refuge on the pull out bed, I mean, come on! when a pull out bed is more comfortable than a proper-made-for the job bed, then something is amiss. But its a great property, and as much i would love to stay in it again, without a proper contract quality bed (the sort you find in hotels), then i couldn't subject my family to it again. In summary, Its a lot of money to pay not to get the one thing you most need staying away, anyone who watches the Hotel Inspector, will understand, no manner of cute wood burning evenings will get you a good nights sleep (unless a bottle of whisky in included!). So please spend some money on a decent bed!

We very much enjoyed staying at Birch Tree Cottage and we especially liked sitting at the dining table and watching the wildlife. Things have changed since some of the previous reviews and had no issues. We would be very happy so stay there again.

Beautiful cottage in a convenient location for all the Cairngorm and Spey valley attractions. Star of the show was the view from the sun-room at the back.
