Lakeside, seaside, countryside, hillside...wherever you can picture your perfect cottage, you'll find it with Welcome Cottages!

Lovely riverside property, with glass balcony and vaulted ceiling, overlooking River Bure, use of motor launch to explore the Broads.

The Boathouse has been built to a nautical theme and has been equipped to the highest standard, offering excellent holiday accommodation. The properties (Refs CVK, CVL, CVM) are within a working boatyard on the banks of the River Bure, enjoying river views, and each property has the added benefit of a motor launch free of charge from 5th September to 15th July. Each has a ground floor compact decked area and first floor glass balcony, providing lovely scenery over the water with all its activity. Designed in ‘upside down’ style, the open-plan living area on the first floor has patio doors leading to the furnished balcony - perfect for relaxing and soaking up the atmosphere. The properties are situated in Wroxham, which is well known as the ‘Capital of the Broads’ and has a selection of cafes, restaurants and shops. One of the best ways to enjoy the Broads is on the water by motor launch or take one of the organised day trips arranged by the neighbouring boatyard. On the water, the beauty of the Broads can be truly experienced with its extensive wildlife (ducks, geese, swans, spoonbills and herons) and its sleepy Broads villages with their pretty flint cottages and attractive churches. The coast is within easy reach with lovely sandy beaches and a string of villages spreading northwards to the bustling sea towns of Cromer and Sheringham. Alternatively, Norwich is 8 miles away with cathedral, museums, theatre, shops and restaurants. National Trust properties well worth a visit are Felbrigg Hall and Blickling Hall. Shop 500 yards.

Four bedrooms, each with en-suite shower room and toilet, and patio doors to decked area; two double and two twin. First floor: Living/dining room and galley-style kitchen area with beech wooden floor and patio doors to glass wrap-around balcony with river views. Bathroom with toilet.

Parking (for 2 cars)

Electricity, full gas central heating, bed linen and towels included. Cot. High chair. Freeview TV. DVD. Mini hi-fi. Microwave. Dishwasher. Fridge/freezer. First floor balcony. Decked area with furniture. Free motor launch 5th September - 15th July; other dates at preferential hire rates. NB: Decked area has water frontage.

Wow! What a superb property. We were a party of 8 adults celebrating an 80th birthday and this accommodation more than fulfilled our expectations as it was so large and we didn't feel on top of one another. The design is really stunning and well appointed. It was a real bonus for each couple to have their own ensuite facilities, and access from every room to the balcony. Very well equipped and lovely and warm for a February break. The beds are very low but surprisingly comfortable, and the showers are powerful with adequate hot water available for all. The bathroom upstairs has a bath for those that like a soak and the towels provided are also a good size. The only downside to the property is the relative noise as the building is wooden and creaks somewhat, and as the bedrooms are on the lower floor there is obvious noise from the living area on the upper floor, but this property is so unique and it was not an issue. Having a day boat included was great and we spent a beautiful, cold but sunny day chugging along the river Bure to Horning and onto Ranworth broad. As another reviewer mentioned, access into the boat is not easy for the less able so we also boarded them at another point on the pontoons around the marina. Would highly recommend this property to a large group, but caution needed if there are young children as the property is surrounded by water. It is also situated in a working boatyard so there could be noise but we were not disturbed at all. In fact, at night time it is extremely quiet and pitch black. If walking back from Wroxham after dark, then a torch is useful as the road is unlit and the surface is uneven. Finally, it would be useful if there was signage for the reception where the Barnes Brinkcraft arch is on Riverside Road. An arrow or information at that point would be useful, especially if arriving in the dark.

This property was very lovely, with view of the Boards. Very central for visiting the area and the local town is only a 2 minutes walk.

Excellent property- perfect for our weekend break (4 couples). The boat was an added bonus. The house was ideal and location was great. We will return!

Waterside is a lovely property. The upside down arrangement made full use of the views, although it can be a bit noisy if you choose to go to bed before the rest of your group!

The property was very comfortable and set in a lovely position right on the waterfront. It is very spacious, we were a party of 7 adults and there was plenty of room for all. Having en-suites in all four bedrooms was such a bonus. We loved being able to sit out on the balcony and watch all the activity out on the water. Would definitely stay again.
