This property is very nearly perfect but doesn't get 10/10 due to one or two aspects that could be improved. However the lighting is absolutely excellent with many down-lighters and dimmer switches so one can read in comfort or have mood lighting at will. This was a big plus for us as we like to read novels in the evening when on holiday. Although the website states it is on a stud farm, in fact there are many more pigs around than horses but there was no smell or noise when we stayed (late September). The double bedroom is up stairs and has its own toilet but is let down by having no wardrobe and very limited open hanging space on one side of the bed. Installing the same on the other side of the bed would help. There is a large bathroom / shower downstairs and a twin bedroom (which is nowhere near as nice as the double but which has a huge wardrobe). Two improvements (again minor) could be made downstairs: One is a very noisy fridge freezer which is actually just inside the lounge area. It would be so much better in the kitchen / diner area. The other is the spiral staircase which is a very nice feature but which has obviously been made from a kit and which wobbles and creaks when used. It's safe enough but it's such a shame when the rest of the property has been built and furnished with high quality materials. There is a very nice private patio area with garden chairs and table outside with a safe enclosed garden. The surrounding area is very rural with the nearest supermarkets in Saxmundham. The nearest Post Office, paper shop, etc we found was in Orford which is a pretty village with a quay. If, like us, you enjoy country walks then there are plenty. One thing to watch is the almost complete lack of mobile phone signal at the property (a plus point for some!) but the owners have thoughtfully provided a decent wireless internet connection which means you are not completely cut off from the outside world. I'd seriously consider staying there again and at any time of the year as it is double glazed and well heated.

A great cottage with some interesting features in a quiet location. Spiral staircase looked great, a little squeaky in use and wood burner took the chill off the autumn evenings. Nice surprise of a bottle of wine and biscuits upon arrival. Only real issue for us revolved around privacy, as with curtains open, to let in the light, anyone was able to look straight through the open plan downstairs which was disconcerting when people were accessing out-buildings a matter of a few yards from the windows.

Barn Owl cottage was fantastic, on a Stud farm in the middle of the countryside. It was a quiet and relaxing break, ideal for relaxing and getting away from it all. It is a great location to explore Suffolk by car.

Spotlessly clean, light and airy cottage in a beautiful setting. The only issue we had was the bedrooms being on different floors but we made it work.

Lovely cottage, shame it didn't have a private parking space away from the farm traffic and animals. Needed a seat out on the patio as shown in the pictures. Nice touch with the wood for the wood burner as well as the welcome cake and milk.

A very comfortable, modern and clean cottage in a quiet location. The open plan layout is well thought out with the spiral staircase separating the kitchen/dining area from the sitting area. The whole cottage was warm which was welcome at this time of the year. The kitchen is well stocked with crockery and appliances. It is ideally placed for visits to Minsmere, Orford Ness, Aldeburgh and the Snape Maltings.
