Within walking distance of the Dartmoor National Park, but within easy access of Plymouth, Plymouth Hoe and Totnes for river cruises to Dartmouth.


Garden Barn (ref HEEX) and Higher Broadaford Barn (ref W43572), are two delightful stone barn conversions which make for an ideal cosy holiday. Garden Barn has a romantic feel and a Mediterranean sunken patio garden, and Higher Bradaford Barn, which adjoins the owners’ home, has its own gated driveway and fully enclosed patio garden to the front. The interior is quirky and interesting with lots of architectural features, lovely polished wooden floors and a wood burner to cosy up in front of. This quirky property boasts a contemporary kitchen with colourful handmade tiles and comfortable bedrooms, where one has a Victorian brass bedstead. The Garden Barn has been lovingly restored to a very good standard boasting some unique features built from beautiful, local, natural stone, with cosy and contemporary interiors and a mix of granite lintels, original beams, and interesting features, perfectly set in a quiet and rural location. The properties are within walking distance of Dartmoor National Park on the edge of Ivybridge, ideally located in the countryside yet within easy access of all main routes. The city of Plymouth with its vibrant shopping centre, aquarium, historic, Barbican area and Plymouth Hoe is just a short drive away. Totnes, a handsome market town in the South Hams is easily reached and river cruises can be taken from here down to Dartmouth during the summer months. Bird watching, horse riding, golf and fishing can all be found locally. Visit Mothecombe Beach, just 6 miles away. Shop, pub and restaurant 1 mile.

    A really first class cottage in an excellent location. Run by lovely people. When we head back to south Devon this is the place we would like to stop at again.

    If you are considering booking this cottage there are certain things you should be aware of that are not evident from the description/pictures. Firstly the name "Garden Barn" is a bit of a misnomer. The lawn shown adjacent to the cottage is not for use by the cottage, it is the owner's. In fact there is no green space whatsoever available for use, the only outside space is the "mediterranean sunken garden" which is a flagged area with a six foot fence shielding you from any view, this area is not really practicable for kids. Although the property appears private, the photo doesn't show the buildings on either side of the cottage, the owners house is on one side and a working barn is close by on the other side. A path runs between these two buildings a few feet in front of the cottage's main bedroom. The car park is shared with working vehicles and overlooks the cottage. A row of electricity pylons runs across the fields in front of the property. For these reasons, I wouldn't recommend this cottage either if you have children or are looking for somewhere particularly private.

    Response on behalf of the owner: Thank you for your review of our property. We would like to make it clear for future guests that our holiday cottage is named The Garden Barn because it is located in our garden, We thought that would make sense to most people and it describes exactly what it is. The photo on the website shows the side view of the Garden Barn, with our garden to the side with our friendly ducks roaming around . The property description clearly says in the first sentence that it has a Mediterranean sunken patio garden .This is fully enclosed and very private and safe for children with slate flooring, large wooden picnic table, BBQ, granite seating area, planted area and a large wooden pergola, all as shown in the photos on the website. We don’t mention any where that there is a lawned garden supplied with the cottage. To one side of the cottage is a paddock where we keep some semi tame sheep and lower down at the bottom of this field is our working barn. We are completely surrounded by countryside with fields of sheep and cows. The car park is not shared with working vehicles at all these new 4x4s belong to myself and family. For future guests please do not worry there is no heavy machinery, agricultural machinery or working vehicles outside. I am afraid I cant move the pylons, they are located in the field opposite my property clearly shown in 3 of the exterior photos on the website. We, the owners live on site and are very friendly and approachable, quiet and respectful to the privacy of our guests and have been running this holiday cottage for many years. With many lovely happy guests returning to us year after year and their enjoyment of The Garden Barn is reflected in our usual 9 or 10 out of 10 guest ratings.

    Great place for a very relaxing break, within easy distance of most of the attractions in South Devon.
