Less than an hour from London by train or car, in the South Downs National Park, this detached 18th-century former barn is set in the owner’s grounds, in the heart of this quintessentially English village with pub, green and cricket pitch. An ideal weekend get-away for families or groups of friends, it has a one-acre private garden with croquet lawn, mature specimen plants including a 300-year old cedar tree and an outside terrace with table and chairs for 10 - an ideal spot to enjoy al-fresco dining - as well as a detached games room with pool table, table tennis and table football. Inside, along with wonderful original features including exposed stone walls, flagstone and brick floors and beams, there is a wood-burning stove, an Aga and an oak dining table, whilst the bedrooms have Victorian bedsteads and deep mattresses. The 16th-century Red Lion pub, 400 yards away on the village green, is the starting point for numerous walks, cycle, bridle trails and a launch site for hot-air balloon flights. Black Down, the highest point in the National Park, with its pine and heather covered slopes is immediately accessible on foot. Within a 15-minute drive is Petworth with its antique shops, beautiful stately home, Capability Brown gardens and open-air concerts, and charming Midhurst, famous for polo at Cowdray Park. Goodwood is 20 minutes away with its motor and horse racing, as well as numerous other National Trust houses and gardens. Chichester and West Wittering with its award-winning sandy beach are half an hour away. Shops 600 yards, pub 400 yards.

    Absolutely beautiful cottage. Very luxurious, with everything thought of and very friendly and welcoming but unobtrusive owners. It really is beautifully decorated and manages to be both cosy and spacious at the same time. We were very lucky with the weather and made the most of the wonderful garden with it's amazing swing from a huge Cyprus tree. A real family highlight from this summer for both kids and adults. Fantastic pubs nearby too. Many thanks

    This property was very disappointing. It was smaller than we expected. There was not adequate kitchen equipment, for example it is not acceptable to have a two slice toaster and one saucepan when the property is supposedly suitable for 10 people. The garden area is overlooked by the house but the garden furniture is of an acceptable standard. Although the games room is a fun addition to the property we would not consider booking again and would not recommend it to others.

    Response on behalf of the owner; The cottage comprises 2,720 square foot over two floors. The separate games room (one floor) measures a further 504 square foot. The electric 2-slice toaster is in addition to the Aga toaster which toasts 4 slices. There are 2 non-stick single-handed saucepans‎ (18in & 20in), as well as 3 stainless steel double-handed saucepans (22in, 25in & 27in) provided for large-scale cooking where smaller saucepans might not suffice. It is difficult to comment with completeness yet brevity on the remainder of the kitchen equipment, however, there are 4 non-stick frying pans, 6 baking trays, a tier of cake tins, several casserole and serving dishes (glass and ceramic), as well as assorted measuring jugs (glass and plastic) and tupperware containers. The fridge is 6ft x 3ft American-style double-door. The Aga is 2-oven. There is a combination oven in addition, featuring grill, convection and microwave cooking. In anticipation of groups of 10 (and more for parties), there are 15+ of each of the following: champagne flutes, white wine, red wine, water and pint glasses, tea mugs and coffee cups with saucers, large plates, small plates, bowls, and cutlery. The garden area is for the sole and private use of guests. It comprises a sitting/dining terrace immediately outside the Cottage entirely screened by mature trees, a 1-acre landscaped garden partly adjoining the owner's house, and a further secluded 6 acres comprising small woodland, meadow and paddock. The access drive and car parking area is shared with the owner's house.

    What an utterly beautiful cottage! Great village location with a good little pub serving very yum food round the corner, close to the motorway and easily accessible from London. The converted coach house cottage itself is surprisingly spacious on the inside, very comfortable with good beds, quality bedding and soft linen. Beautiful furnishings really keep this place feeling special and tasteful, while lived in and comfortable. The open plan kitchen (with divine Aga) and lounge area (with even more divine open fireplace) is the perfect place for family or friends to spend entire days, barely moving but to put a log on the fire or pour another glass of wine. Knives could do with a bit of a sharpen and perhaps a new frying pan or two, but we really have nothing but praise for this glorious little find. I think there will be plenty of future visits when rest, peace and fun are needed! Thank you to Helen and family for making this beautiful place available to tired and worn out city dwellers!

    We (group of 9 friends) had the most brilliant weekend at The Cottage. The location was great easily accessible from London, near pretty countryside and stumbling distance from a lovely pub. It was clean, cosy and comfortable. Helen, the landlord, was lover and we would definitely stay there again.
