Play croquet on the private lawn - families or groups of friends will be impressed by this 18th-century former barn.

Less than an hour from London by train or car, in the South Downs National Park, this detached 18th-century former barn is set in the owner’s grounds, in the heart of this quintessentially English village with pub, green and cricket pitch. An ideal weekend get-away for families or groups of friends, it has a one-acre private garden with croquet lawn, mature specimen plants including a 300-year old cedar tree and an outside terrace with table and chairs for 10 - an ideal spot to enjoy al-fresco dining - as well as a detached heated games room with pool table, table tennis and table football. Inside, along with wonderful original features including exposed stone walls, flagstone and brick floors and beams, there is a wood-burning stove, an Aga and an oak dining table, whilst the bedrooms have Victorian bedsteads and deep mattresses. The 16th-century Red Lion pub, 400 yards away on the village green, is the starting point for numerous walks, cycle, bridle trails and a launch site for hot-air balloon flights. Black Down, the highest point in the National Park, with its pine and heather covered slopes is immediately accessible on foot. Within a 15-minute drive is Petworth with its antique shops, beautiful stately home, Capability Brown gardens and open-air concerts, and charming Midhurst, famous for polo at Cowdray Park. Goodwood is 20 minutes away with its motor and horse racing, as well as numerous other National Trust houses and gardens. Chichester and West Wittering with its award-winning sandy beach are half an hour away. Shops 600 yards, pub 400 yards.

Open plan living/dining room with wood-burning stove, and well-equipped kitchen area with Aga (for cooking) and flagstone floor. Utility. Double bedroom. Twin bedroom with 3ft 6in beds. Such a delightful property - every detail had been thought of and it was the ideal place for a weekend away with friends. Amazing garden. Being so close to the village green and local pub was lovely too. Special mention to Helen the owener who kindly returned some items to us that one of our group had accidentally left behind.

Charming and friendly hosts who lived on site in the main house. All the beds were very comfortable and there was plenty of cooking equipment. There was a very large garden with table chairs and easy chairs as well. Enough parking for 4 cars.. The village is pretty and the pub is within an easy stroll. We thoroughly enjoyed our stay.

The cottage is in a beautiful part of England and is quiet and secluded, ideal for our family group with babies and toddlers. The large grounds would have been superb for families with older children as there were so many games provided. We scarcely wandered out to enjoy the quintessential English village with its village green, tennis courts, cricket pitch, pub and a few shops and stunning walks. The new Marks and Spencer food hall in nearby Haslemere was a boon. The owners were most helpful with some of our difficult problems and although they lived next door we didn't see them unless we called. We had an idyllic family holiday.

Stayed at The Cottage with 9 friends to celebrate my birthday. It was absolutely wonderful from beginning to end. We could not have been more impressed. Helen was very helpful before we arrived in recommending places to book for a special meal. She was happy to meet my request of being able to check in earlier than originally listed. On arrival we ran around The Cottage like excited children, exclaiming at how beautiful the building and decor was! Everything we needed was there, including ample parking for several cars and a motorbike. The welcome pack of cake and wine was a lovely touch. The kitchen table easily accommodated 10 of us and the kitchen was remarkably well equipped. The garden was a wonderful surprise ... the cedar tree with swing made me feel like I'd been transported to Edwardian times! Saturday morning was spent walking through the nearby woods followed by a drink at the local pub near the green. It really was picture perfect. Meeting Hector the dog was an unexpected bonus. There is nothing that we didn't like about The Cottage and I'd definitely stay here again.

We had a fantastic weekend and the owner of the cottage is truly lovely, extremely welcoming, helpful and a pleasure to deal with. I would absolutely recommend this cottage to anyome looking for a weekend away and there were only a couple of minor reasons I gave it 9's instead of 10 on some of the scores, but perhaps I am being a bit harsh looking for perfection! Firstly, there was loads of room there. We had eight lads staying for my 50th birthday and we weren't cramped at all. On arrival, the owners had left us a bottle of wine and some cake (a nice touch) + teas and coffee and some milk, and came to check everything was OK. There is an open fire that we used, plenty of comfy space to sit and chat around the TV, a huge table to share and eat breakfast in the kitchen, and lots of space for sleeping. We made use of the outside games room - only disappointment was we thought there was a seperate table tennis table but you have to put it on top of the pool table to play, so we didnt bother. But the pool table and table football kept us occupied! The garden is beautiful and so we made use of that in the afternoon to relax in the sunshine. Points to note (you could see them as negative or positive!)- there's an Aga oven in the kitchen, so it gets a bit warm! The cottage creeks a bit. Anyone sleeping in the top floor landing bed will hear the chat from downstairs in the lounge if people are up late. You'll need to get cabs if you dont want to drive to a restaurant (well we did for the ones we chose). But we had the most amazing time and I have already recommended to the family to come back.

Amazing house! We stayed for a wedding and wished we'd booked for a week (though not sure we could afford it). The Aga and the woodburner made it cosy, the games room made it fun. A++!
