In an excellent seafront location, 100 yards from the beach with sea views, this ground floor apartment is well equipped for 4. A perfect base close to the marina and to enjoy the seaside resort of Exmouth, or the East Devon Heritage Coast. There is walking, golf, fishing and water activities on offer in the area. Places to visit include A la Ronde (NT), Budleigh Salterton, Crealy Adventure Park, The Model Railway and Exeter, The Jurassic Coast, South West Coastal Path, Sidmouth, Hanscombe, Beer and Lyme Regis. Or why not take the ferry over the River Exe and enjoy the Dawlish Warren Nature Reserve or one of the riverside bars. Shop and pub with food 50 yards, beach 100 yards.

    While Seascape was described as having an excellent standard throughout it fell well short of this . The entrance and back courtyard appeared grubby, it felt damp and smelt musty, the couch was uncomfortable, the TV was very small and there was no DVD. However, the location was excellent being close to both town and the beach. Overall I felt it was expensive for what is fairly basic accommodation although in a good location.

    Response on behalf of the owner. I'm sorry you don't feel things were excellent for your stay. The back courtyard has very recently been pressure washed so is not grubby but it can get litter blown into it on breezy days. The entrance is used by the other residents but is hoovered by my cleaners and was painted not long ago. There shouldn't have been any damp or smells and I'm not sure why you think you experienced them. After re-upholstering the sofa, I have decided it is entirely down to personal taste as to whether it is too soft or too hard! Everyone has different requirements. The DVD is in the side of the TV. The location is indeed lovely and I'm glad that you found it convenient for your stay.

    We stayed as 4 adults in Seascape in Exmouth with plenty of room and comfort. The location is fabulous, seafront location, close to the harbour and only a short walk into the town centre. The flat itself could probably do with a bit of updating, in particular the couch but is fine unless you are hiring the place to stop in all day!!! As my father is from Exmouth and most of our family live in or close to the town we have visited many times over the years and recommend this appartment/flat/cottage, whatever you want to call it, far better than using a B&B or hotel.

    The location of this property is perfection and exmouth is a wonderful town for a holiday However this property has become tired, it was dirty and poorly maintained This has been consistently noted in the visitors book Main concerns about this property were damp patches in walls Damaged smoke alarms grubby furniture and flaking plaster I had planned to return to this property but cancelled In need of major refurbishment

    Response on behalf of the owner; We do thank our guests for providing feedback about their stay at Seascape however, it is such a shame that this review was written over 4 months after the guests stay as so much has changed since. Redecoration works and carpet / upholstery cleaning were carried out shortly after their visit (first week of October 2016) as this was the first opportunity after the main, fully booked season. As detailed previously, the plaster damage was created prior to the main holiday season (after redecoration works had been done) and this could not be repaired whilst holiday makers were staying. I am hopeful that the cause of the damage has also been repaired by the owner of the upstairs flat. The small damp patch on the wall of the twin room is on a wall which has been taken back to brick, damp-proof treated, re-lined, re-plastered and the whole room re-decorated. There is a warranty on this work but it is not clear what the issue is and the wall cannot be stripped back again without a clear fortnight (preferably in warm weather) to allow plaster drying etc. and re-decoration. It would seem to be more appropriate to try to find out what the issue is first. It is on the outside wall and not large enough to be an issue to occupants. Carpets had been shampooed only weeks before the stay however they do get constantly dirty during the main holiday season. They have been done again a couple of times since the guests stay. Upholstery has also been re-dyed and washed since the stay. I was let down by a contact for the fire alarm covers but there were still ample in the property. The location is great and the other issues were sorted out within weeks of the guests staying.

    Whilst our holiday was good we were very disappointed with Seascape. This appeared to be very similar to several people's thoughts in the guestbook. I don't think negative feedback is ever taken on board. There was feedback at least to 2013 suggesting TLC was required. There were 2 areas of damp (the living room and the twin bedroom). The bathroom had areas mold/mildew. There were 2 cracked windows in the main bedroom. We also felt that the outside areas let the property down. The furniture in the living room needs replacing and information and leaflets need updating. The cleaner/caretaker needs to check light bulbs as at least 4 were not working when we arrived. We also found another child's clothes under one of the beds.

    Response on behalf of the owner; This review is disappointing as the overall scoring does not seem to reflect the actual amenities, comfort, location etc. that the guests also benefited from. To address the issue that claims comments are not taken notice of, I have detailed improvements since the dates noted. During and since 2013 to date, a brief list of TLC has been carried out as below: Bathroom reconfigured to make shower over bath larger and on end wall. All tiles replaced with ‘shower wall’ system. New shower and taps. New bath panels. New towels. Redecoration as required. Twin bedroom inside front wall removed. Damp company undertook remedial works, installed damp membranes and new internal wall with treated plasterboard and plaster. At the same time the whole room was completely redecorated from top to bottom. Master bedroom, partial redecoration and new curtains. Full redecoration of front (main living) room, including new carpet and underlay, new curtains, new seat cushions, full re-paint of walls and ceilings. As well as all the above, replacement of garden furniture, regular furniture cover washing, re-dying due to sunlight bleaching, carpet shampooing, repairs and replacements to bins, chairs, kitchen items and sundry goods have also taken place. Unfortunately the ceiling in the front room was damaged by water ingress from the flat above after the redecoration. It was thought this was actually due to the main roof which was repaired. This was done just before the flat was fully booked so there was no opportunity to carry out a new repair and redecoration in the couple of hours at changeover. I booked out the first available week which is now. I have just returned having stripped the damaged paintwork back to the plaster and repaired and redecorated all round the coving. There was not opportunity to replace all the ceiling paper and the owner of the flat above is currently fixing his bay window so we need to ensure that all damp has fully dispersed from this before re-doing the entire ceiling. With regards to your other comments, unfortunately when bathroom sealant only gets a good clean once a week whilst being used by a few people daily, any marks or mould are much harder to remove. To put it in perspective the area is about 2 mm in size and in the bottom corner of the shower wall where it attaches to the bath. It is not mould just slight grey discoloration. I have just re-shampooed the carpets, having done them only a few weeks before. Again, one family managed to make the main carpet very dirty and by the weekend it was completely ingrained. No hope of the cleaner getting the marks out before the next guests but the property gets marked down for cleanliness Again, it is not possible to replace window panes during changeover whilst cleaning. I’m sure there would be complaints about paint and putty smell if these things were possible in the time. Both cracks are very small and not dangerous. You don’t specify what lets the outside areas down. The bushes out the front have been recently cut and I have asked my gardener to provide a quote to drastically reduce them, however I have not yet received this. The garden furniture has been re-oiled recently and done again last Saturday. The living room furniture is solid wood so I’m not sure why it needs replacing. The chairs have been replaced and recovered a few times. The sofa has been re-upholstered and the covers washed. There is nothing wrong with it. I have just been through all the leaflets again (I did this a few weeks ago) and found a couple of duplicates and about three out of date. As guests do like to keep bringing their own into the flat I don’t really see why this is an issue. We do have recycling facilities that can be used for any not required. The cleaner should have checked the light bulbs and I’m sorry there were some not working. There are bulbs left in the property (kitchen) for replacements but I don’t expect you to have to climb on furniture to change the main ones. If you had contacted me or the caretaker during your stay, he would have come and done it for you. I’m not sure how children’s clothes could get under the single beds as they are divans and only have the depth of the wheels for anything to get under. I have moved them to seal and redecorate the wall again and they were clean underneath. I have passed your comments onto the cleaner.
