This delightful barn dating from 1860 has a stormy history – in the great hurricane of 1987 it was totally demolished. Rebuilt two years later using many of the original beams, it was reborn into a luxurious and stylish property. For anyone wanting to enjoy a period property, with all the modern conveniences then Saunders Oast Barn is not to be missed.
The stylish entrance hall with oak beam framing, leads to the open plan living room with its cool, contemporary decoration. Comfortable sofas look out over the patio/garden from French doors, perfect for relaxing of an evening in front of the flat screen TV. While the full size snooker table is excellent for keeping everyone amused of an evening or on inclement days.
The large contemporary kitchen, in cool gleaming white, is well-equipped, with a dining table making it ideal for those lazy breakfasts. Or open the door to the patio/garden and enjoy an evening meal, while listening to the tranquil sounds of the countryside.
The bedrooms are all large and luxuriously furnished, with sumptuous linen, soft fluffy, duvets and pillows, and all with exposed oak beams and oak furniture. With a calm and peaceful atmosphere which tempts you to enjoy a lazy morning or early night.
On hot summer days enjoy the peace and quiet of the countryside from the patio, which looks out over rolling countryside. Or enjoy an alfresco meal or BBQ of an evening, while watching the evening sun sink in the sky.
If you can bear to leave this wonderful barn for a while, then historic Hastings with its castle ruins, and the coast are easily reached. While the medieval town of Rye with its impressive Norman church is nearby. Shop 3 miles, pub 1 mile.

    Ideal layout for our multi-generational family break. Well designed, well equipped and well placed for visiting the area. Safe garden play area for young children and convivial for adults, with gas barbecue, good sized table with sun-shade and plenty of upright seating, although no relaxing seating available such as loungers. Excellent kitchen with two fridges and plenty of equipment but the bluntest set of knives imaginable. Oodles of very!!! hot water - be careful. Downstairs room would be unsuitable for guests with mobility problems as the shower cubicle is small and suffers from a very narrow access (my 38 inch waist only just accommodated - had to breathe in on entry!) And, please replace the two pillows that masquerade as cement sacks! Good parking. Snooker table was an added bonus. Over all, a great property - highly recommendable.

    We were a party of 7 staying for one week, age range 78 to 21. We all enjoyed the barn. It was spacious and comfortable. The snooker table was in very good condition and there was plenty of space around the table. The barn was very well equipped there was nothing we needed that was not supplied. The bedrooms were comfortable and very clean as were the bathrooms and living areas. As the weather was fine we were able to use the outside seating in the mornings and late into the evening and enjoyed the views over the countryside. A short walk down the lane took you to a lovely little church and on to some really lovely woodland walks. We all had a very enjoyable holiday. The owners and previous guests had left details of some lovely old pubs where they served very good food just a short drive away. Thank you.

    This is a beautiful house. Very well furnished for our party of six adults. The kitchen was equipped with plenty of crocks glasses, and everything you would need. The bedrooms were very spacious all with a nice outlook. Good size bathrooms very clean, and with plenty of hot water. We were able to put on heating independently from central heating, which was very welcome as the weather turned quite cold on one night. The outside space was good, with table and chairs fenced lawn with lovely views over the countryside. There was plenty of parking space at the front of the house. It was very quiet and peaceful. The hens and ducks were quite entertaining. All the usual tourist spots were close by, we visited some lovely gardens and National Trust properties. The only negatives for us was the fact that we only had 1 towel each provided, I think 2 larger towels and of better quality would more acceptable. Also the mattresses on the king size beds needed replacing, they had gone quite thin and sagged in the middle which didn't make for a good nights sleep. I did put these comments in the book in the house. It wasn't a complaint as such, just an observation, we have all stayed in similar properties before and had better quality towels and bed linen. However, we all had a really good time, and of course the men appreciated the snooker table.

    A really beautiful barn. We enjoyed every minute of our stay. A more than adequately equipped kitchen, the only thing we couldn't find was a funnel lol.The surrounding countryside is breath taking. The grandchildren loved the visiting chickens and geese.Can't wait to visit again.

    We had a wonderful time exploring the area. Saunders Oast Barn was well equipped and very comfortable. Gill and Vernon were welcoming and helpful. Would love to visit again sometime.

    Great place - very comfortable and good for a family week-end. It's near castles, beaches and good places to walk nearby. The only further thing would be to have a small amount of tea / coffee or arrival - essential if forgotten!

    Excellent property. Well equipped, modern kitchen. Comfy living room plus good quality snooker/pool table. Peaceful location ideal for country walks. Friendly geese and wild rabbits in the grounds!
