Dating back to the 18th century, this elegant and spacious grade II listed farmhouse stands detached, with lawned gardens and exclusive use of an indoor heated swimming pool with an outdoor spa tub and indoor sauna. It offers a substantial venue for large families or groups wishing to holiday together. The house boasts a well-appointed kitchen with double Aga, spacious bedrooms and a games room kitted out for all ages including a table tennis table. It is set amongst rural countryside with a network of quiet lanes offering good walking and cycling from the door. The highly acclaimed Church Farm, Stow Bardolph Rare Breeds Centre, Denver Windmill, sailing club and pay-and-play golf course, Welney Wildfowl Trust, the award-winning Hare Arms pub and Downham Market with its Friday and Saturday markets, are all within easy reach. There is also easy access to the lovely sandy beaches, RSPB nature and bird reserves along the North Norfolk Coast.
The market town of Downham Market (6 miles) boasts a direct rail link to Ely, Cambridge and London (1hr 20mins). It has a supermarket, shops, restaurants, inns, post office and bank. The medieval town of Kings Lynn (8 miles), complete with handsome waterfront offers an array of good shops, inns, restaurants, theatre, cinema, bowling alley and a sports centre. Both west and north Norfolk have an expanse of sandy beaches and salt marshes along the coastline, as well as nature reserves to protect the birds and plants which thrive here. The coastal road passes through many pretty rural villages, with popular tea rooms serving wonderful local food.
For those who enjoy a visit to the beach whilst on holiday, the seaside resorts of Hunstanton and Heacham boast beaches and array of traditional seaside activities and attractions for all ages. Hunstanton (22 miles) has a pier with lively seasonal entertainment, Sea Life Centre and cliff-top golf course. Heacham (20 miles) is home to Norfolk Lavender and visitors may participate in guided tours of the expanse of lavender fields to observe the harvesting. Sandringham Estate - the Queens country residence, with its Jacobean-style house, museum, superb gardens and park are open to the public when the Royal Family is not in residence. To the south lies Ely Cathedral, ‘Ship of the Fens’, standing proudly in the small city of Ely. Ely has an excellent Saturday market and a good variety of gift shops, as well as a pretty water front and boat hire. The historic city of Cambridge is easily accessible for the day and well worth a visit. One of the nicest ways to explore the city is by punt, which meanders through the city and passes many of the stunning university grounds. There are also many shops, pubs, restaurants and theatres. Norwich, famous for its cathedral is also within easy reach, where a visit to the stunning cathedral is not to be missed, as is the famous mustard shop, with many new and old varieties can be purchased.     Fantastic house, full of character - rustic rather than luxurious but that was fine for us! Beautiful gardens with lovely swimming pool - nice and warm - and the added bonus of the hot tub. The games room was another hit. Kitchen was great - plenty of cooking space and equipment and nice big dining room for large group to sit together. Everyone had a brilliant time and we would definitely consider going back.

    We had a great long-weekend stay at Hall Farm, celebrating a 40th birthday. The house is big and fun, clean, and with most of the facilities that you would want. Plenty of dining room space and chairs, three cookers, and a good number of toilets and showers. We had a lot of fun playing ping pong in the house, and ball games on the massive lawn out the back. Sitting in the jacuzzi in crisp daylight of a February morning was idyllic. The swimming pool was warm, clean, and a good size. We enjoyed a walk to the nearby pub, who served us up an impressive meal for nearly 20 people. In the evening, it was fun to get the log fire going. All in all we would recommend this house for those looking to entertain a fairly big group of people at a place that has a good range of facilities for young and old to keep everyone entertained. A few small gripes: - many of the toilet rooms didn't have soap - the blow up toys for the pool often had holes in them - would be good to get a new net for the ping pong table - there was litter along the country roads in the local area. Of course, this has nothing to do with Hall Farm, but it's sad and disappointing to escape to the country and see plastic bottles, cans, crisp packets etc. everywhere. Maybe Hall Farm could use this review to contact the council and get them to improve their maintenance of the West Norfolk's country roads.

    Enjoyed the week stay, overall. Clean, well equipped. Pool, sauna and jacuzzi made the week as weather wasn't kind.

    A fantastic house for our joint 40th celebration. 10 adults 8 children and 2 infants had a wonderful week. The pool and hot tub were fantastic and the children loved the "secret passage" to the dining room. Even with 20 of us the house never felt crowded and its brilliant for hide and seek!

    We celebrated my husband's 50th Birthday at Hall Farm with 18 friends and family. We had the most amazing time enjoying the surroundings and facilities that Hall Farm offers. Every moment was special from the second we arrived to when we reluctantly packed our cars up and left for our journey home. We arrived at 3pm and were met by Wendy who gave us a tour and handed over the keys. There was plenty of areas for us all to socialize together and enough space to have some quiet time if you needed it. We made full use of the pool, spa and sauna. There is also a shower in the changing rooms in the pool, which was handy to shower before going back to the house. As it was January we took robes and flip flops to move between the spa and pool. We had great fun in the games room playing ping pong etc. The kitchen was very well stocked with plenty of plates, pans and serving dishes, there was even some condiments and spices in the cupboard that previous guests had left. The house was in keeping with a building of this age and oozed character. It was our first stay at Hall Farm and we can't wait to re-book soon.

    A brilliant family weekend (14 people, age 6months to over 70). We hardly felt any need to leave the house and garden (particularly the swimming pool.) It was frosty but bright which made the hot tub particularly good, the house was also maintained at a comfortable temperature. Pricey, but overall, appreciated, you get what you pay for.

    Fantastic weekend with friends - loads of indoor and outdoor space and the pool is perfect. We had children with us of a mix of ages (1 to 13 years old) & it was suitable for all ages. All bedrooms are a good size & there are enough bathrooms that all the bedrooms not being en suite didn't matter. Great for a relaxed, socialising weekend - we'll go back.

    We enjoyed our time together as a family. The house could be amazing but in need of TLC- very tired and tatty decor.. the gardens and exterior of house very well presented.

    The house was very spacious but badly in need of care. The flooring needly replacing urgently. The steps were poorly lit which resulted in several guests falling. The wallpaper was peeling off the walls. The pool and hot tub were fabulous but the lights didn't work outside so you were trying to get about in the dark. Finally both cookers didn't work properly which made cooking for a large group far more challenging then it needed to be. Overall it was adequate but definatley not worth the cost.

    Response on behalf of the owner. Thank you for your comments about Hall Farm, I appreciate that you have taken the time to write and I take all suggestions and worries seriously. I take on board your point about the flooring. The house is very old and has floor boards throughout with rugs, rather than fitted capers which would not be in keeping with such an old property. With regard to the “steps” I am assuming you mean the staircases within the house. All these have proper electric lights in the ceiling as in any other house and there are always a good selection of spare bulbs if one goes during your stay. I checked the lights outside the pool the day you posted your review and they were all in perfect working order. The 2 cookers are both working properly but can be difficult to set correctly which is why there is always a copy of the instructions in the kitchen. As well as the 2 electric ovens you also had the 3 oven Aga for cooking on. I hope this answers your queries.

    Had a lovely family weekend here with the swimming pool been the main feature. The owner baked us a cake as we were celebrating 3 couples wedding anniversaries (10th, 20th & 40th) which was a really lovely gesture (and delicious!). Would definitely recommend this house

    An amazing place!it has everything you could possibly need in a comfortable place to stay with a big family. The kids loved the swimming pool and the adults enjoyed the hot tub even on cool nights. Very spacious and good sleeping arrangements. Would love to visit again.
