Swallows is a charming single storey barn conversion located within an area that simply caters to everyone with its local attractions.

Grove Cottages consists of two holiday properties, The Swallows (ref HRRA), a single-storey barn conversion, and Oak Tree Cottage (ref HMMY).

Nearby Instow is an unspoilt seaside village with a large sandy beach and dunes, fishermen’s cottages, village shops and a good selection of pubs and restaurants. A fabulous location that has something for everyone, the area is a must for water sports, sailing enthusiasts and fishermen. Walkers and cyclists can enjoy the famous Tarka Trail. North Devon has wonderful beaches and is well positioned for visits to Exmoor, Dartmoor and North Cornwall. At Croyde and Woolacombe, discover some of the best and cleanest surf beaches in the country, as well as many smaller coves and bays. Exmoor and the South West Coastal Path are located close by and there are NT properties at Arlington and Knighthayes. Shops ½ mile, pub, beach and restaurants approximately ¼ mile.

    Location was excellent but cleanliness was poor. Generally disappointed in accommodation, towels were threadbare, cobwebs and dead insects, ants in the bathroom. After a six and a half hour drive our welcome was a lecture on recycling, but only provided with a small pedal bin and two bin bags. Meant to be pet friendly but had to leave the premises crossing a fairly busy road before dog could relieve itself.

    Response on behalf of the Owner; We are sorry these guests weren’t happy, having being here for two weeks l would expect you could find a cobweb however feel a little surprised of their comments as they seemed happy, we hadn’t asked them to exercise their Dog outside of the premises? The guest asked me where they could take their dog… l feel a misunderstanding here as l felt they meant for a walk! Our towels are not thread bare and are offered in addition to the customers own. Recycling subject was a quick indication of where things go as we expected not to disturb them again, shame the guest felt they didn’t want to place items where they should.

    Perfect location, very peaceful, bed is so comfortable I can't sleep now I'm home!! Loved it, would definitely return Being dog friendly was the attraction for us

    The Swallows is much smaller than it looks in the online pictures which was disappointing. First impressions were that it needed thorough cleaning,unclean under beds plus under the sofa. There was dust and cobwebs in corners of rooms, and the rug in the lounge was filthy. The bedrooms need better quality bedding. The bed protected was appalling, black bobbles all over it, and they could be seen through the thin sheets. Not pleasant to sleep on. ,and the bathroom require superior quality towels , ours were thin and hard.and the extractor fan was not working, no windows so this function is essential. There needs to be more selection of basic kitchen equipment , a colander, coffee cafetière, more variety of glasses.. There is a dishwasher and that's great, however more crockery and cutlery is needed for when load is washing. Tea towels would be nice too. The seating outside was scruffy and it needs a parasol to place over the patio table. We would not return to The Swallows......maybe we have higher standards, but for the price we paid, we expected more.

The photographs are current and accurately represent the facilities and decor of the property. The property is thoroughly cleaned prior to each guest’s arrival however the odd cobweb can appear overnight, especially in a barn conversion such as The Swallows. The carpet l will inspect it more closely and take action where needed. Items the guest needed for the kitchen could have been provided had l known. The Swallows has all the basics but may not have the space for all the items we are used to at home. Towels and tea towels are provided. They may not be superior but they are of good quality as is the bedding however, we will take your comments on-board and look into replacing the one mattress protector The seating had been bought new, the parasol was damaged and we had not replaced this as most guests are out during the day and up until the heatwave it wasn’t needed there is plenty of shade on the deck if you want it from some trees otherwise you have sunny spots. I shall look at the description of The Swallows to see where l can inform more of what to expect but this is left to the agent as a rule. We can only do our best and this we endeavour.

    owner was restricted due to coststo supply toilet supplies and heating restricted although weather was cold and wet in summer rear drck was dangerous with mould

    Response on behalf of the owner; Thank you for your comments. We are sorry the supply of toilet tissue wasn’t enough for these clients and the heating which was on twice a day was not sufficient. The weather was typical for this time of year rain then sun, unfortunately typical of British summers! The Decking is power washed regularly however as with any decking care should be taken in wet weather.
