Barn conversion with real wow factor. Well maintained and thoughtfully equipped to high standards. For a winter stay has comfortable sofas round a log burner and good central heating. Limited outside space, virtually all paved but securely fenced and could be good for small children with scooters etc. Outside the gates is a duck pond and village green. Martham is a large village with good facilities: 2 pubs, 3 takeaways, small supermarket, diy shop for firewood, independent butchers. Easy access by car to coast and broads.

Have been staying at Gables Barn for several years now mainly because the lovely Mary is always on hand, extremely helpful and friendly and keeps the property spotless. I award it a ten because of this and the personal touches she provides. On the negative this year the gates are becoming awkward to open and close, and although the spacious property is always well looked after, I feel both the interior and exterior could do with some attention/decoration to keep the excellent standard it has always shown. The village of Martham is a lovely welcoming place to stay and everything you need is within walking distance.

The property has a very large lounge but the lighting is very poor The 3rd bedroom is a very small twin with no wardrobe space The second bedroom has a zip bed but no room to use it this should be changed with the main bedroom this would give the property more flexibility The property was vey clean and has lots of parking The manager Mrs Shreeve is always on hand should ther be a problem

All in all Gables Barn is a lovely place to stay. The beds are a little firmer than we are used to but we managed for just a week. The village amenities were great as was the location for the sightseeing around much of Norfolk. The local pub served good pub food and the co-op is well stocked. The only complaint we had was the Barn didn't look to have been hoovered or swept in the kitchen and bathroom and the toilet off the kitchen hadn't been cleaned. The sofas in the lounge were very low and had my parents visited with us, would not have been comfortable at all.

The beds all squeaked and were as hard as concrete. The carpets were threadbare and overall, while a lovely building, everything was a bit tired and in need of a refurb.

Response on behalf of the owner: Thank you for your comments. At Gables Barn we pride ourselves in providing a Housekeeper who is on hand to see immediately to any issues that affect guests having an enjoyable stay. On this occasion the one issue that was notified, the squeaking, was due to a screw needed tigthening which was sorted immediately. No other issues were raised. We remind guests that to ensure an enjoyable stay all issues are raised during their stay so they can be dealt with.

This is beautiful place to stay, the cottage is very clean and large.plenty of room for 6 people. Four of us stayed for a week in July and we were blessed with great weather. Mary had kindly provided fresh milk and there were bits and bobs in the cupboard which we could use if needed. The lounge is huge with increadably comfy looking sofas, but were in fact too deep and were not comfy for our party, but this is the only negative thing we could say. Overall a lovely place to stay.

Really nice place and lovely lady looking after it but chairs were too low even with doubling the cushions up and 2nd shower bit too small for those of a larger build. Would still recommend to other people who don't have mobility issues as it was lovely
