Ideal for exploration, this property is set in 1¾ acres of mature gardens which lead down to the River Cocker.

In an idyllic secluded location with stunning, uninterrupted views over the fells to the Vale of Lorton, these two adjoining properties (refs LUU and LUV) have been created from a beautiful detached house, built in 1822 as a ‘painting house’ and studio for Joseph Sutton, a noted local artist. Woodlands House (ref LUU) is a spacious house which has been furnished with flair in a ‘country-house’ style. The living room has a Victorian fireplace and magnificent river views, whilst three of bedrooms on the first floor have Victoria, cast-iron beds and splendid views. The bunk bedroom has a coir fitted carpet and lovely views over the garden. The Spinney (ref LUV) is a cosy property which is attached to Woodlands House. They are set in 1¾ acres of mature wooded gardens (with grassed areas, ideal for ball games) which lead down to the River Cocker where fishing is available by local licence. This is an Area of Outstanding Natural Beauty, and a haven to an abundance of wildlife. Just a short drive away is the bustling Georgian market town of Cockermouth, 4 miles, the birthplace of William Wordsworth whose poetry helped make the Lake District so well known.
The property is situated in the hamlet of Rogerscale, just 8 miles (via the Whinlatter Pass) from Keswick, the Northern ’capital’ of the Lakes, making this an ideal base from which to explore both the northern Lakes and the west coast. The area offers stunning scenery, with Loweswater, Crummock Water and Buttermere within 15 minutes’ drive. Easily reached are Derwent Water (with steamers) and Bassenthwaite (with sailing and canoeing), while the Whinlatter Forest Centre offers extensive walking and cycling trails. Riding and golf 5 miles. Lorton 1 mile. Beach 12 miles. Shops 4½ miles, pub 1 mile.
Although completely self contained, these two properties can be interconnected via an internal door to provide accommodation for up to 11 people. Over the Xmas and New Year period LUU (Woodlands House) and LUV (The Spinney) must be booked together or LUU alone.

    Myself and my husband stayed there last week . The grounds are just perfect, peaceful and full of nature coming out for a peak of what you are doing, especially the squirrels and woodpeckers. The cottage was just perfect for the 2 of us. It was so lovely to sit anywhere in the gardens throughout the day with plenty of areas to sit and just take it all in and enjoy the surroundings. We loved it, we would definitely be booking again .

    Our family of three had a fantastic stay at The Spinney. It is set in a truly idyllic location and since leaving we have sorely missed the beautiful surroundings and the chorus of birdsong that greeted us in the mornings when stepping outside. The cottage was an ideal base for our walks around Buttermere, Loweswater and Cat Bells. It was also easy to reach Ullswater for a steamer trip, Derwentwater for canoeing, Keswick for shopping and Cockermouth for the large Sainsbury's. The cottage is part of a lovely old house which is cosy downstairs but had enough room for the three of us, with more space upstairs with some sloping ceilings (mind your head!) It adjoins a larger cottage which was occupied while we were there, but we did not feel disturbed by the other guests. We had extremely comfortable and restful night's sleep. Previous guests have noted that the sofas are uncomfortable and I can confirm that they are not that comfortable to sit on because the seat cushions are lacking support and one rather feels they have seen better days. There was no potato peeler and the plastic egg lifter was partially melted and not safe to use. I hope these will be replaced. We would love to return to The Spinney.

    Beautiful location and stunning gardens. House was tired and unclean, hairs in the shower (soap holder) oven unclean so had to eat out when we had food with us to cook. Sofa wasn’t inviting, looked old and dirty, didn’t even sit on it! Beds were comfortable and clean bedding. So much potential, would stay again if it had a re vamp!

    Very peaceful and beautiful location. Lots of birds, woodpeckers, treecreepers, dipper in the river at bottom of garden. It's an artists paradise!Loved the open fire in cottage.
